The project's best-supported product is a two-storey five-bedroom, five-bathroom villa with 378 sqm of usable area. Multiple listings quote land from about 82.5 to 108.2 square wah, so plot size varies by house even where the building specification is similar. The recurring package includes a European-style kitchen, a large living hall, two-car parking, a private saltwater pool, a separate children's pool and a Jacuzzi. Some sales listings also bundle built-in furniture, air-conditioning, curtains, appliances, an automatic gate, a water pump, digital entry and landscaping. Those inclusions are useful because they materially affect move-in cost, but they should be treated as listing-specific until the selected villa's sale contract and inventory schedule confirm exactly what stays with the property.

Pricing is clearest around that five-bedroom format. As of 14 September 2026, several active sources place comparable 378 sqm villas at roughly THB 14.9M to THB 15.9M, with some offers above that range. A headline price should therefore be read together with plot size, completion state, furnishing, title information and the scope of the included package. DDproperty also carries two three-bedroom advertisements attached to the same project, including a 130 sqm villa at THB 7.49M and a 270 sqm listing at THB 34.9M. Those advertisements do not match the five-bedroom floor-plan identity repeated across the broader project corpus. We have not used THB 7.49M as the project's entry price because the attachment of that listing to one of the six My Room villas has not been independently established.

Construction status is the largest project-level factual conflict. DDproperty describes the development as completed in 2025, and its fresh individual listings also label several villas as built in 2025. Global Property Pattaya likewise calls the project completed. FazWaz, however, still labels the project off-plan, while an updated Dot Property listing states that the project is under construction. The most plausible real-world explanation is that completed houses coexist with remaining build-to-order or unfinished stock, but no primary developer document confirms that interpretation. For the registry we therefore retain the more cautious under-construction status. A buyer should not rely on any project-wide label: the relevant question is whether the selected house physically exists, has been completed to the agreed specification and has the permits and transfer documents required for that particular transaction.

Shared amenities are deliberately modest. Project directories consistently mention 24-hour security, CCTV, a controlled or main entrance and parking. Most of the lifestyle value sits within the villa itself rather than in a clubhouse or a long list of communal facilities. That can suit owners who prefer private space, but it changes the due-diligence questions. Buyers should establish who maintains the internal access road and security service, whether there is a compulsory common charge, which areas are legally common, how service decisions are made and whether each owner is separately responsible for pool and garden maintenance. We did not find a primary estate-management document or a published common-fee schedule, so those costs should not be inferred from another villa project in Huai Yai.

Huai Yai is a car-oriented residential location within the wider Pattaya market rather than a central, walk-to-the-beach address. Local marketing pages point to road access toward the motorway network and the Na Jomtien side, while the exact project address sits inland in Bang Lamung. That setting can make sense for a household that values a large home, private pool and parking more than immediate access to the tourist strip. It is a weaker fit for someone whose version of Pattaya living means walking to the beach, restaurants and nightlife every day. The name contains Pattaya because that is the relevant property market, but the actual purchase proposition is suburban villa living. Drive times should be checked from the exact house at the times that matter to the buyer rather than copied from brochure claims.

My Room Pool Villa Pattaya received the Best Luxury Villa Resort Design Eastern Seaboard title at the Dot Property Thailand Awards 2025. That is legitimate third-party recognition of the project's design positioning, and it helps distinguish the scheme from an anonymous single-house listing. It should not be stretched into a broader quality guarantee. An award does not verify land ownership, building permits, structural condition, construction warranties, seller authority or the financial health of any entity behind the project. It is reasonable to mention the award; it is not reasonable to use it as a substitute for the document pack that should accompany a THB 14.9M-plus property purchase.

The developer identity remains unresolved. DDproperty explicitly lists the developer as unavailable. FazWaz, Dot Property and Hipflat populate the developer field with the project name itself, My Room Pool Villa - Pattaya, which confirms a market-facing brand but does not establish the Thai legal entity responsible for development or sale. We found no primary corporate website or official project document that reliably names that entity. The dossier therefore omits developer_brand_name rather than converting a project label into a company. Before any reservation payment, the buyer should obtain the seller or developer's full registered name, company affidavit and authorised signatory information, then match that entity to the land, building rights, contract and receiving bank account.

Foreign ownership needs the same separation between marketing language and legal rights. Several portal listings call the villas freehold. That can describe the seller's tenure or the way a Thai buyer may acquire the asset; it does not mean a foreign individual can automatically take freehold title to the land. Thailand's government information service states that direct foreign land ownership is generally restricted, with only narrow statutory exceptions involving substantial qualifying investment and official permission. That demonstrates a rental market, not an investment return.
