Why this project is worth a look
Central, not beachfront
The project sits inside central Pattaya's street network rather than on the seafront. That gives it a practical daily-use profile: several routes toward Third Road and South Pattaya, everyday services nearby and less dependence on the tourist-heavy beach corridor. It should be compared with other mature central-city condominiums, not with new beachfront towers whose pricing reflects a different location product.
Manageable building scale
One building, eight floors and 146 units make the property relatively easy to inspect and understand. A buyer can walk the common areas, compare floors and see how the building is actually maintained. The main physical constraint is parking, which launch-era research put at roughly 24–30% of the unit count depending on tandem spaces.
Visible resale liquidity
Multiple portals carry live or recently refreshed resale stock, especially studios and one-bedroom units. That creates genuine choice, but it also means the headline 'starting price' is only a screening tool. Floor, condition, tenant status, view and foreign-quota eligibility can easily explain a large gap between two apartments that look similar on paper.
Completed-building diligence
Delivery risk is no longer the issue. The buyer can inspect what exists: the apartment, the pools, lifts, rooftop, parking and security systems, then request current juristic-person information. The key risks are operational and legal rather than construction-stage promises, and most of them can be investigated before transfer.
About the project
The Urban Attitude is a completed low-rise condominium in central Pattaya, in Nong Prue, close to the South Pattaya and Pattaya Third Road area. Its value proposition is urban rather than beachfront. The building sits on Soi Chalerm Prakiat 18, with local connections toward Third Road, South Pattaya Road and, farther east, Sukhumvit Road. That matters for buyers who expect to use Pattaya as a city instead of treating the property as a resort room. You trade direct beach access for a more internal city location, multiple road approaches and, in many cases, a lower purchase budget than newer or seafront stock.
The project is compact without being tiny: one eight-storey building with 146 units. That figure is repeated across launch-era Thai research and several current property databases, making it the strongest count despite a few agency pages publishing different numbers. A 2015 technical review reported a maximum of 21 units on the busier residential floors. In practical terms, the building is much easier to understand than Pattaya's large multi-building compounds, but it still has enough residents to require active condominium management, lifts, parking rules, security and properly funded common areas.

The original unit mix is straightforward. Studios run roughly 25–28.5 sqm, one-bedroom units 31–44 sqm, and two-bedroom layouts about 58–58.5 sqm. Those ranges appear consistently in early project material and later database profiles. Buyers should treat them as a map of the building, not as a description of every resale unit currently on the market. The property is now firmly a secondary-market project, so the specific title deed area, floor, view, furnishing, renovation history and ownership quota of the chosen unit matter more than the launch brochure. A well-kept 2016 apartment can be a very different purchase from an untouched unit of the same plan.
There is a genuine discrepancy around the completion year. FazWaz records completion in December 2016 and PropertyScout also uses 2016. DDproperty labels the project as 2017, while PropertyHub shows 2015; a detailed review written during construction expected completion in early 2017. We use 2016 because it has the strongest cross-source support and the most specific completion month, but the conflict stays visible. For a buyer in 2026, the larger point is that this is not a construction-risk purchase. The building has a long operating history, so due diligence should shift toward present maintenance, juristic-person finances, common-area condition and the individual unit rather than projected delivery dates.
Amenities are practical and more extensive than the simple exterior suggests. FazWaz currently identifies a pool on the second floor, another pool and garden area on the rooftop, a gym on the second floor, steam room, lobby, conventional parking, backup generators, 24-hour security, CCTV and key-card access. The building has two passenger lifts. Parking deserves special attention: launch-era technical research counted about 35 standard car spaces, around 24% of the unit count, rising to roughly 30% when tandem parking was included. If you plan to own a car, the current allocation system and actual evening occupancy are worth checking in person before you commit.
Common-area fees are reported at THB 45 per sqm per month across FazWaz and Thai project reviews, which gives a useful operating-cost reference. The original sinking-fund figure is less clear: one detailed review and FazWaz state THB 350 per sqm, while another Thai database states THB 450 per sqm. For a resale buyer, the historic one-off sinking fund is less important than the condominium's current cash position, any special assessments and whether the seller is clear of outstanding charges. The discrepancy is still useful because it is a reminder not to rely on a decade-old brochure for today's closing costs.
Resale pricing is now the relevant price signal. As of 3 September 2026, DDproperty shows a lower asking-price anchor around THB 1.59 million for a 28 sqm studio. Other current portals start closer to THB 2 million, while one-bedroom offers commonly sit above THB 2.1 million. These are asking prices, not achieved transaction prices, and they are not interchangeable. A low-priced unit may have Thai quota rather than foreign quota, an existing tenant, older furniture, a less desirable outlook or a seller who prioritises speed. The right comparison is between units with similar size, floor, condition and legal ownership status, not between the cheapest headline numbers.
Foreign ownership needs to be checked unit by unit. The project is described by major databases as a freehold condominium, but Thailand's condominium rules cap foreign ownership at 49% of the total saleable area of the building. A foreign buyer needs the condominium juristic person's certificate confirming quota availability for the transfer. Current resale listings at The Urban Attitude include both foreign-quota and Thai-quota units, which is exactly why a generic 'freehold' label is not enough. The title deed, quota status and transfer eligibility of the selected apartment should be confirmed before a material deposit is paid.
The location works best for someone who wants central Pattaya access without making the beach the organising principle of daily life. Soi Chalerm Prakiat 18 is a short internal street connection to the wider Third Road and South Pattaya network, and the project can also be approached toward Sukhumvit through local streets. The immediate setting is ordinary urban Pattaya: restaurants, small businesses, local services and residential buildings rather than a landscaped resort strip. That can be a positive for longer stays and everyday errands, but it will not satisfy a buyer whose priority is stepping out of the lobby onto Beach Road or having an open sea view protected by distance from neighbouring development.
Because the building has been occupied for years, inspection quality matters more than marketing history. Check the unit for moisture, air-conditioning performance, plumbing, windows, built-in furniture and any renovation work. Then inspect the building: lifts, corridors, pool areas, rooftop surfaces, parking pressure, security access and visible maintenance. Ask the juristic office for current common-fee information, the seller's debt-free certificate, building rules and any known special assessments. In a mature condominium, these practical records tell you far more about the next five years of ownership than a launch-stage promise made in 2015.

Ownership format
Freehold condominium. A foreign buyer can register a unit in freehold only within the 49% foreign-ownership quota of the building's total saleable area; quota availability and title must be confirmed for the specific resale unit before transfer.
Unit types & sizes
The smallest format in the building, best suited to one occupant, shorter stays or a rental-led purchase where compact storage and kitchen space are acceptable. On the resale market, furnishing and renovation quality have an outsized effect on a studio this size, so photographs alone are not enough; inspect the actual unit.
The most flexible layout for a single resident or a couple because the bedroom is separated from the living area. The 31–44 sqm range is wide enough that two one-bedroom units can feel materially different. Current listings also show meaningful variation in floor, outlook, furnishing and ownership quota, so compare like with like.
The largest original layout family and a less common resale option. It is more suitable for a small family, two occupants who need separate rooms, or a buyer who wants a dedicated work room. Two-bedroom stock appears much less frequently in current portal samples, so availability and pricing need to be checked case by case rather than inferred from old launch material.
The size ranges describe the project's original unit mix and are repeated across multiple sources. Sales are now secondary-market transactions, so the exact title-deed area, furnishing, condition, floor and ownership quota depend on the selected unit and must be checked against that property's documents.
