The trade-off is that there is no clear public developer pack for Ban Panalee itself, so the legal and physical history of the specific villa matters more than the headline project description.

Project identity needs special care. The Ban Panalee and Panalee Village profiles are maintained as separate developments on the same property-network sites, yet their map points are effectively identical. The Thai-language Ban Panalee page also uses the name “หมู่บ้านปณาลี”, which simply means Panalee village. At the same time, Panalee Village is expressly attributed to T-balance Property and shown as a 40-home development, while older Panalee Banna and Panalee 1 records are also tied to T-balance Property and to larger 2014-era schemes. Ban Panalee itself has no developer named on the current project pages. We therefore do not transfer the T-balance attribution to this record. For a buyer, the practical conclusion is that the project name is useful for searching listings, but the exact estate, phase and legal parcel of the selected home must be established from its own documents rather than from an aggregator label.

The clearest current data comes from the active resale villa. It is listed at THB 10.5M with three bedrooms, two bathrooms, 256 sqm of indoor area and a 470 sqm plot. The home is single-storey, fully furnished and advertised with a private pool, garden and two parking spaces. The listing also shows a THB 2,000 monthly common-area fee and a Chanote land title. Those are meaningful buying facts, but they should not be treated as a standard project specification. The marketing copy inside the same listing describes two bedrooms plus a separate office, while the structured fields state three bedrooms. That internal mismatch is exactly why a resale purchase should be based on the actual floor plan, title documents and inspection of the selected house, not on assumptions about a uniform Ban Panalee house type.

The completion history is also inconsistent across the live data. Project pages label Ban Panalee as completed in January 2024, while one recent rental listing assigned to the same project reports a 2010 build year. Other current listings again use 2024. That could reflect data contamination between nearby Panalee records, a renovation being treated as a new completion date, or simply an incorrect platform classification. Without a primary project document, we do not force one date into the record. A serious buyer should establish the actual age of the selected villa through permit and registration records, renovation evidence and a technical inspection of roofing, electrical systems, plumbing, pool equipment and drainage.

The location is Huai Yai in Bang Lamung, Chon Buri. The project map resolves to roughly 12.85955, 100.92400, almost the same point used for Panalee Village. Platform data identifies Na Jomtien as the nearest beach, while daily shopping and Pattaya’s larger commercial areas are realistically car-based. This is not a walk-to-the-beach proposition. The value proposition is more residential: a detached house, a meaningful plot and the possibility of a private pool in a quieter, lower-density part of the Pattaya market. Buyers who want space and privacy may prefer that trade-off; buyers who expect central Pattaya convenience without driving are likely to find it inconvenient.

Ownership format

The current resale listing shows a Chanote land title and company-held ownership. That is not an automatic or recommended structure for a foreign buyer: foreigners generally cannot own Thai land directly. The land owner, building ownership, company documents, liabilities and the legally available acquisition structure must be reviewed for the selected home; a registered land lease is one of the conventional lawful routes where direct land ownership is unavailable.
