The more useful fact for a buyer is that this is a traceable, operating location: the address is 18/8 Thetsaban 1 Soi 12, Huai Yai, Bang Lamung, Chon Buri 20150, and in 2026 there are both sale and rental listings tied to the same project. That gives a buyer real-market evidence beyond launch marketing.

The development is small by Pattaya standards. FazWaz, HomesThailand, KaiBaanThai and Renthai describe 11 villas, while DDproperty lists 14 units in its project summary. We use 11 as the main figure because it is repeated across several project profiles, but the disagreement matters and should not be hidden. A community of this size can feel more private than a large estate, yet fewer homes do not automatically mean a quiet owner-occupier environment. Several Aqua Pool Villa houses are currently offered for long-term rent, and individual villas are also marketed for short stays. A buyer should therefore look at the neighbours around the exact plot and understand how much rental turnover takes place nearby.

The completion status is more nuanced than a single marketplace label suggests. Current DDproperty listings in 2026 state that villas were completed in 2024, Renthai also reports 2024 completion, and Booking has active accommodation listings whose addresses explicitly place them inside Aqua Pool Villa by VINYX Pattaya. At the same time, FazWaz and related project pages still classify the project as off-plan. The sensible reading is that completed villas clearly exist, while some project databases may still carry old launch data or may be reflecting remaining developer stock. Before purchase, the status of the chosen house should be checked directly through its registration, possession and transfer documents rather than inferred from the development-level badge.

Public inventory is unusually broad for a small villa community. Marketplaces show four-, five-, six- and seven-bedroom houses. FazWaz listings include a four-bedroom, five-bathroom villa with 360 sqm of indoor area; a five-bedroom, five-bathroom option at 250 sqm; a six-bedroom villa at 250 sqm; and a seven-bedroom, eight-bathroom villa at 500 sqm. Other five-bedroom listings have different floor areas, so these should not be treated as four fixed developer house types. They are better understood as examples of the actual homes and listings circulating within the project. That distinction matters because price comparisons need to include plot, condition, furnishing and seller terms rather than bedrooms alone.

The lowest public sale anchor found at the time of review is THB 11.9 million. That figure remains visible in FazWaz/HomesThailand project inventory and in five-bedroom sale listings. Larger villas are offered at materially higher prices: public listings include roughly THB 19.9–20.9 million for selected four- and five-bedroom houses, THB 22.9 million for a six-bedroom villa and THB 26.9 million for a seven-bedroom villa. DDproperty also showed differently priced resale stock in August 2026, including a six-bedroom house around THB 12.9 million. This is why the “from” price should be read as a market entry point, not a developer price list. Stock, land size, furnishing, legal structure and seller type vary from one house to another.

The sale listings most consistently describe two-storey villas with private pools and parking; at least some units specify two parking spaces. At community level, several project databases agree on 24-hour security and CCTV. DDproperty also lists car parking and a small fitness corner, but we did not find a primary brochure or official facilities schedule confirming the complete shared-amenity package. The main lifestyle value is therefore inside each house rather than in a large clubhouse programme: private indoor space, a private pool, outdoor areas and enough bedrooms for a large family or a group of guests. Buyers who want hotel-style common facilities should verify what is actually maintained and shared today.

This is a Huai Yai location rather than beachfront Jomtien. The street address points to Thetsaban 1 Soi 12, and FazWaz identifies Mimosa Market as a nearby landmark. Dot Property gives a route of about 2.7 km to Tesco Lotus Express Huai Yai and roughly 32.3 km to U-Tapao–Rayong–Pattaya International Airport; the Thai FazWaz listing shows the nearest beach at about 4.42 km. Those distances are reproduced from the marketplaces and were not recalculated. In practical terms, this is a car-oriented setting. Buyers trade immediate walkability to the beach and central dining for a lower-density villa environment and significantly more private space.

Ownership needs more attention here than it would for a foreign-quota condominium. Aqua Pool Villa is landed property, and foreign nationals generally cannot register Thai land directly in their own names except in narrow statutory circumstances. A foreign buyer may be able to own the building separately while securing land use through a properly registered long lease or another lawful structure, depending on the specific transaction. Public sale listings use terms such as freehold and company ownership, but those labels are not enough to establish what a foreign purchaser would actually receive. We did not find a verified land-title type for the project, including a confirmed Chanote reference. The land title, registered owner and transaction structure should therefore be reviewed for the exact villa before any reservation is paid.

The developer-style payment schedule displayed by FazWaz and HomesThailand is straightforward on paper: THB 200,000 reservation, 30% at the sale and purchase agreement, a further 40% down-payment stage, and 30% on transfer of ownership. The public pages do not explain whether the reservation is credited against one of those percentages, and no primary contract was available in our research. That makes the schedule useful as a commercial guide, not a final contractual commitment. Resale transactions can follow a completely different timetable. Buyers should request the current payment sheet for the exact villa, including due dates, reservation-refund conditions, transfer requirements and any amounts already paid by the seller.

The project is also useful to assess because there is evidence of real rental use rather than only projected yield claims. In 2026, DDproperty carries long-term rental listings inside Aqua Pool Villa, while Booking shows individual villas operating as short-stay accommodation. This demonstrates that the large pool-villa format is actively used by tenants and guests, but it does not establish any guaranteed occupancy or return. Revenue depends on the exact house, seasonality, management, pool and garden maintenance, cleaning, utilities and wear. An investor should ask for the selected villa’s actual rental history and expenses, and separately confirm that the intended rental model complies with the applicable rules.

Taken as a whole, Aqua Pool Villa by Vinyx Pattaya is best viewed as a functioning cluster of large private-pool houses in Huai Yai with a mixed resale and remaining-sales market.
