A THB 7.9 million house and a THB 10.5 million house can differ materially in land, floor area, private pool, renovation, furnishing, title position and seller circumstances. Headline price is only the start of the comparison.
Lot-level legal review
For a foreign buyer, the house and land have to be analysed separately. Individual titled plots exist within the estate, but that does not create one universal ownership structure for every resale. The selected title, seller’s rights and the buyer’s actual land-and-building position need to be clear before a deposit is paid.

Roof condition, plumbing and electrical systems, moisture, pool equipment where a house has a private pool, quality of renovations, registered extensions and the state of shared areas now matter more than the original sales story. Two homes delivered at the same time can have had very different maintenance histories. The useful way to approach Baan Piam Mongkhon 3 is therefore as an address containing individual resale assets, not as one standardised villa product.
The residential format is the main reason to look at the estate. Current and recent inventory includes three- and four-bedroom homes on their own plots, with substantial internal space and, in some cases, private swimming pools. A live Baan Piam Mongkhon 3 resale seen in the September 2026 search offered three bedrooms, four bathrooms, about 331 sqm of internal area and roughly 287 sqm of land for THB 7.9 million. Another recurring project listing shows a four-bedroom, four-bathroom home of about 287.5 sqm at THB 10.5 million. These are resale examples, not verified original floor plans. That distinction is important: plot size, physical condition, renovations and private facilities can explain more of the price gap than the project name itself. Like-for-like comparison matters more here than a single estate-wide average.

The physical location is better documented than some of the project’s historic marketing data. Hipflat gives the address as 35/21 Thetsaban 1 Soi 12, Huai Yai, Bang Lamung, Chon Buri 20150, while Longdo separately identifies Piam Mongkhon Village 3 on Soi 12, Thet Sa Ban 1 Road. A Krungsri bank-owned property inside the estate is recorded at 35/34 on the same road. Together, those records are useful identity checks and help separate Phase 3 from other similarly named Piam Mongkhon housing in Huai Yai. This is an inland residential setting. It is more natural for a household using a car or motorbike than for a buyer who wants to walk between the beach, shopping centres and Pattaya’s tourist core. Major project portals place South Na Jomtien Beach at roughly 3.2 km.
For long-term living, that suburban pattern can be a positive rather than a drawback. Local convenience shops, restaurants and schools sit around the Huai Yai road network, while Jomtien and other parts of Pattaya remain accessible by road without living in the densest tourist zone. Dot Property’s mapped surroundings place a 7-Eleven about 690 metres away and Ban Thung Kha School about 750 metres away; U-Tapao airport is shown at roughly 33 km by road. Those figures are mapping-platform estimates rather than guaranteed travel times. The practical point is simpler: this location trades beach walkability for a ground-oriented home, private land and a quieter daily environment.
Shared facilities are less consistent across public databases, so the record needs to be conservative. FazWaz, Dot Property and Thaiger Property repeatedly list 24-hour security, CCTV, parking, landscaped common areas and a barbecue area. PropertyScout additionally lists a swimming pool, while some resale descriptions refer to private pools attached to individual houses. One local project page, however, says there is no security at all. For that reason, the registry keeps the repeatedly confirmed core facilities and does not treat a communal swimming pool as universally verified. In an estate completed in 2011, the current operating condition of shared facilities and the actual service arrangement matter more than the longest amenity list found online.
Developer attribution became clearer after checking the Thai Department of Lands land-allocation database. The official register contains Piam Mongkhon Co., Ltd. as the land allocator for a project named Piam Mongkhon in Huai Yai, Bang Lamung, Chon Buri. A separate local property database also names the same company as the developer of Baan Piam Mongkhon. That is materially stronger evidence than an agency label and supports linking the wider project series to a specific legal entity. The limitation is that the Department of Lands entry does not include the number “3”, so a phase-specific document tying that legal entity directly to Baan Piam Mongkhon 3 was not found. The registry uses Piam Mongkhon Co., Ltd. as the best-supported developer name while preserving that gap explicitly.
There is also a genuine identity conflict in the public record. FazWaz, Dot Property, PropertyScout, Hipflat and several syndicated project pages converge on 51 homes completed in January 2011. One local agency page describes the same-named estate as only 15 two-storey houses completed in 2015 and says there is no security. Yet that page also carries the same four-bedroom, roughly 287 sqm, THB 10.5 million resale seen elsewhere under Baan Piam Mongkhon 3. That looks more like a database or sub-cluster mix-up than a separate project, but the public evidence is not strong enough to reconstruct exactly how the error arose. The main record therefore uses the widely corroborated 51-home, January 2011 data and leaves the conflicting description outside the core facts.
Pricing needs the same discipline. This is not a new launch with one official price sheet. When checked on 15 September 2026, a resale explicitly attached to Baan Piam Mongkhon 3 was marketed at THB 7.9 million, while the recurring four-bedroom listing was around THB 10.5 million. Lower-priced homes can be found under the broader Baan Piam Mongkhon name, but they should not automatically be imported into the Phase 3 price range simply because the branding is similar. For this page, the lower anchor comes from a listing explicitly labelled Baan Piam Mongkhon 3. A buyer should still compare land area, house condition, pool, furniture and documentation before deciding whether the lower headline price represents better value.
Foreign ownership is more important here than the “freehold” label sometimes shown by property portals. Baan Piam Mongkhon 3 consists of houses on land; it is not a condominium where a foreign quota provides a straightforward statutory ownership route. Thailand’s Department of Lands separately regulates land acquisition by foreigners, and direct residential land ownership is not the normal route for a foreign buyer. Section 96 bis of the Land Code contains a narrow exception involving, among other conditions, at least THB 40 million of qualifying investment and government approval, but that is not the standard mechanism for buying a resale home in this estate. Some current listings are held through Thai companies, but that describes the seller’s structure, not a project-wide ownership solution and not a reason to treat nominee arrangements as acceptable.
A Krungsri bank-owned property inside Baan Piam Mongkhon 3 illustrates why title review must be lot-specific. The bank publishes Chanote title number 195791 for a house at 35/34 Soi 12. That is useful evidence that at least some plots in the estate have individual title documentation, but it does not establish the title number, encumbrances or ownership history of any neighbouring property. For the selected house, the buyer needs the actual land title, the registered owner, any mortgages or other encumbrances, plot boundaries, building rights and evidence for material alterations. If a land lease is proposed, its term, registration and termination provisions need review; if a company-share transaction is proposed, the company itself and the economic substance of the structure need proper due diligence.
The project makes the most sense as a practical completed-home option for someone who wants land and residential space in Huai Yai rather than a newly launched villa product. Its advantage is tangible: the buyer can inspect the street, neighbours, house, garden and access before negotiating. The limitation is equally tangible. The estate is more than a decade old, original project documentation is not well represented online, and several portal fields conflict with one another. The decision therefore has to be built from the specific house upward: verify the asset and its legal documents first, then judge the estate, price and location. That approach can work well for owner-occupation. An investment case requires an additional layer—documented rental demand, realistic operating costs and a credible resale route for the exact house type.
