The original scheme was designed as a low-density residential estate rather than an urban housing compound. A Thai project database records roughly 33 rai of project land, plot sizes of about 90–150 square wah and house areas spanning 177–404 sqm. Historical material shows two- and three-bedroom homes and specifically names Balina 120 and Balina 150 house types. Those figures are useful for understanding the original product, but they should not be mistaken for a current catalogue. More than a decade after completion, resale homes vary materially because owners have extended, renovated and reconfigured properties, added pools or service rooms, changed landscaping and furnished them to very different standards.

OpenStreetMap-based mapping identifies Baan Balina 4 as its own residential area at the same location. This is suburban Pattaya living: a car is far more relevant than walkability. A current resale listing describes Sukhumvit Road as roughly a two-minute drive away and central Pattaya as around 10–15 minutes by car in normal conditions, which captures the basic trade-off — more land and privacy in exchange for daily reliance on driving.
The current entry price is a resale marker, not an original developer price. As of 14 September 2026, a live two-bedroom house was advertised at THB 8.9M with about 150 sqm of living space, a plot of roughly 540 sqm, two bathrooms, furniture and an existing tenancy running into January 2027. Another recent two-bedroom listing was offered at THB 9.5M with 200 sqm of stated internal area on a 540 sqm plot. Larger or more extensively upgraded houses are simultaneously marketed above THB 13M and up to the high teens. In a mature villa estate that spread is normal: plot size, private pool, renovation quality, furniture, ancillary rooms, garden condition and legal structure can matter as much as the original house model.
Developer attribution needs a small but important qualification. The Baan Balina series is widely associated with the Baan Pattaya group, and most major project databases name 109 Real Estate (2555) Co., Ltd. as the developer of Baan Balina 4. A Thai housing profile, however, lists Baan Pattaya Co., Ltd. as the project owner. We did not find a primary project registration or corporate filing that resolves that legal-name difference beyond doubt. The identity of Baan Balina 4 itself is clear, but the exact historic development entity should therefore be treated as a due-diligence item rather than a marketing fact.
Foreign ownership also needs house-level legal work. This is landed property, not a condominium where a foreign freehold quota provides a familiar route. As a general rule, foreigners cannot simply register Thai land in their own name, apart from narrow statutory exceptions that are not the normal way to buy a house in an estate like this. One of the current lower-priced listings explicitly describes the land as Thai-owned. A foreign buyer therefore needs to review the land title, the building ownership documents, the registered owner, encumbrances and the lawful land-use arrangement that will apply to the selected property. A registered long lease can be relevant, but the exact structure must be confirmed rather than assumed from the project name.
Baan Balina 4 therefore makes the most sense for buyers who deliberately want space, privacy and an established compound rather than central Pattaya convenience. Construction risk is largely behind it, the shared facilities physically exist, and the resale market offers several completed houses that can be inspected and compared. The compromise is that the estate is no longer a uniform product. Two homes a few doors apart may differ sharply in maintenance, extensions, pool condition, furniture, electrical and plumbing work, garden upkeep and paperwork. The practical decision is not whether Baan Balina 4 is 'good' in the abstract; it is whether a specific house inside the estate is technically sound, fairly priced and legally structured in a way that works for the buyer.

These are landed houses. As a rule, a foreign buyer cannot take ordinary direct ownership of Thai land in their own name; narrow statutory exceptions are not the standard route for a purchase here.
