Why this project is worth a look
A completed community
The estate is built and occupied, so a buyer can inspect the real street environment, neighbouring homes and the condition of the selected property instead of relying on launch material. Construction uncertainty is lower, but resale due diligence becomes more important.
Single-storey living
The confirmed house types are predominantly detached single-storey homes. This suits buyers who want to avoid stairs and value a direct connection between living areas, parking and the garden, while putting more emphasis on plot upkeep and external maintenance.
Quieter than central Pattaya
Huai Yai is more residential and less tourist-heavy than central Pattaya. The trade-off is transport: beach zones, major retail and entertainment are reached by road rather than by a fully walkable neighbourhood pattern.
Resale choice exists
Current 2026 listings include two- and three-bedroom homes across a broad price range. That gives buyers room to compare plot size, private-pool additions, furniture and condition rather than being tied to one standard new-build package.
Land rights need care
For a foreign buyer, land is the central legal question. A freehold label in a listing is not enough; the land title, registered owner and the buyer's lawful right to use the land must be checked for the specific house.
About the project
The Maple Pattaya is a completed low-rise residential estate in Huai Yai, south of central Pattaya. It is not a condominium development: the project is made up of detached single-storey houses on individual plots within a managed compound. That immediately changes the buying logic. You get private outdoor space, parking at the house and a more residential setting, but you also become more car-dependent and the land-right structure matters far more than it would in a standard foreign-quota condominium purchase. For a foreign buyer, title and land-use rights should therefore be checked before furniture, pool specifications or headline price become the focus.
The address is 45 Moo 2, Khaomakok Soi 12/1, Huai Yai, Bang Lamung, Chon Buri 20150. Published address and coordinate data consistently place it in the same Huai Yai pocket. This is neither central Pattaya nor beachfront Jomtien. The setting is more suburban and residential, with road access toward Sukhumvit and onward to Jomtien, Na Jomtien and the wider eastern seaboard. That can work well for long stays and permanent living, but it is not a walk-everywhere location. A car or regular taxi use should be treated as part of the lifestyle rather than an occasional convenience.

The original product mix was based on single-storey homes in several sizes. The clearest confirmed smaller layout is a two-bedroom, two-bathroom house with two parking spaces, high ceilings reaching about 5.3 metres and roughly 125 sqm of usable area. Historical project material also records larger layouts, including a four-bedroom house of 267 sqm. The 2026 resale market adds another useful reference point: three-bedroom houses around 157 sqm appear in current listings. These figures are better understood as evidence of the homes that exist in the finished estate, not as a clean current developer catalogue. Individual owners may have added pools, furniture, extensions or other improvements since handover.
The completion history is relatively consistent. Multiple independent project profiles place completion in December 2020, and by 2021 the estate was already being described as ready to move into. The buyer is therefore assessing a functioning completed community, not construction risk. Due diligence shifts accordingly: the condition of the selected house, the quality of any post-handover works, maintenance history, common-fee arrears, land and building documentation, and the seller's ability to transfer the agreed rights matter more than launch promises or future construction milestones.
The published unit count is not perfectly consistent. Published figures are inconsistent: one current figure is 103 units, the most common alternative is 104, and an older project data table shows 93. The registry uses 103 because it is the figure on the current project website, but the discrepancy should remain visible rather than being silently averaged away. For most buyers the difference between 103 and 104 homes will not make or break the decision, yet it is a useful reminder to rely on the current site plan and management records when an estate-wide number matters.
Shared facilities are well supported across sources. The estate has a communal pool, fitness room, garden areas, 24-hour security, CCTV and controlled access. The official site also shows a garden jogging path and key-card access. That gives residents more than a simple ungated housing street, but this is still a residential estate rather than a serviced resort. There is no reason to assume hotel-style management, on-site hospitality or a full rental operation. Daily life is centred on the private house and plot, with the common areas serving basic recreation and security needs.
As of 9 September 2026, the lowest visible asking-price anchor is about THB 4.7M. Both DDproperty and Dot Property show stock from roughly that level, while larger or better-equipped houses are listed materially higher. Price differences inside the project can be explained by plot size, usable area, furniture, corner position, private-pool additions and the condition of a house after several years of occupation. A buyer should therefore avoid treating the cheapest asking price as the price of a standardised product. A slightly higher-priced house may be the stronger purchase if it includes a larger plot, completed pool and costly upgrades that would otherwise have to be funded after transfer.
Foreign ownership is the part that deserves the most care. Some listings use the word freehold, but that label does not establish that a foreign individual can directly own the underlying land. Thailand's general rules on foreign land ownership still apply, and the project does not publish a single foreign-buyer structure that can safely be assumed for every resale house. The practical questions are specific: who is registered as landowner, what land title exists, who owns the building, whether a land lease is registered, how much term remains, and whether those rights can be transferred or re-registered as expected when the house is sold. Until those points are clear, the legal structure matters more than the marketing category attached to the property.
The estate appears better suited to owner-occupation and longer residential stays than to buyers whose main goal is short-term tourist letting. Single-storey houses, private plots, parking and a quieter Huai Yai setting make sense for couples, families and buyers who value space over centrality. The trade-off is straightforward: restaurants, larger shops, beach areas and central Pattaya are reached by road rather than on foot. That is not inherently negative, but it should be a conscious part of the purchase decision, especially for anyone imagining a dense urban or beachfront lifestyle.
For a resale purchase, the selected house should drive the due-diligence process. Confirm the actual plot size, internal area, number of bedrooms and bathrooms, roof and systems condition, pool history if applicable, common-area charges and any outstanding fees. As of the review date, the published common fee is THB 25 per square wah of land per month, while older material quoted THB 20. This is a good example of a project cost that can change over time and should be confirmed in writing for the specific plot before transfer. The same principle applies to furniture, appliances and any owner-added improvements: they are part of the individual transaction, not guaranteed project-wide specifications.

Ownership format
Listings commonly describe the houses as freehold, but that does not establish direct foreign ownership of the underlying land. A foreign buyer should verify the land title, registered landowner, ownership of the building and the lawful land-use structure for the selected house; a registered long-term land lease is a common route for foreign buyers.
Home types & sizes
The smaller confirmed configuration is a single-storey two-bedroom, two-bathroom home with two parking spaces. It is the clearest reference for the smaller end of the estate, although individual resale houses can differ in plot size, furniture and whether a private pool has been added.
This layout is evidenced by current 2026 resale listings. It should not be treated as a standard estate-wide package: each house is an individual resale with its own plot, furniture specification and condition.
A large original house type is documented in historical project material. It included four bedrooms, four bathrooms, a maid's room and three parking spaces. Current resale availability of this exact configuration needs to be checked separately.
The original house catalogue and the current resale stock do not map one-to-one. Two-bedroom homes are reported with several nearby but different areas: current specifications give about 125 sqm, one original model is published at 126.31 sqm, and sources disagree between 163.18 and 168.18 sqm for a larger two-bedroom type. The exact area should therefore come from the selected property's documents rather than a generic project profile.
