Project sources place Pratumnak Beach roughly 400–500 metres away. That is close enough for the beach to be part of everyday use, while the villa remains inside the established Pratumnak neighbourhood rather than on an isolated resort strip. It is not a beachfront project, so the actual walking route, noise and outlook should still be checked from the specific house.
Boutique scale
Most sources describe about 12 villas, making Baan Chai Haad a genuinely small compound. The trade-off is straightforward: more privacy and less of a resort-complex feel, but fewer shared facilities and a very small pool of comparable sales. One separate source gives 10 villas, so the exact original count remains a minor documentation point.
Private amenities matter more
The recurring product features are the individual pool and rooftop jacuzzi rather than a large communal amenity deck. For an owner, that makes the villa itself the centre of the lifestyle proposition. It also means the condition of waterproofing, pool equipment and outdoor systems deserves the same attention as the kitchen, bedrooms and furnishings.

One separate industry profile tied to the developer refers to 10 villas, so the 12-unit figure is credible but not perfectly clean. That distinction matters because this is a mature, low-density property where the project name tells only part of the story. After roughly fifteen years of individual ownership, renovation and maintenance, two villas behind the same gate can now have very different levels of finish, mechanical condition and documentation. A buyer should therefore evaluate the compound and the specific house as two separate layers of the decision.
The micro-location is one of the easier parts of the file to verify. Hipflat places the project at 352/228 Soi Phra Tamnak 6, Nong Prue, Bang Lamung, Chon Buri 20150, while the FazWaz project map points to 12.910451, 100.86219. Project pages place Pratumnak Beach at roughly 500 metres, and another local directory describes Baan Chai Haad as sitting between Pratumnak Soi 5 and Soi 6, around 400–500 metres from the beach. This is not beachfront real estate and should not be sold as such. Its practical appeal is that a private villa product sits inside an established urban resort neighbourhood rather than in an outlying gated estate: beach access, restaurants and daily services are close enough to form part of normal life, while central Pattaya and Jomtien remain part of the same wider urban area.

The compound’s scale creates a different ownership experience from a large Pattaya condominium or master-planned villa estate. With about a dozen homes, there is little reason to expect a long menu of shared leisure facilities. The recurring project-level amenity is security; the lifestyle features are mainly private to each villa. Multiple sources describe individual swimming pools and rooftop jacuzzis or upper-terrace hot tubs as a defining part of the original product. For an owner who wants privacy, that can be more valuable than a communal pool or clubhouse. It also shifts maintenance responsibility toward the house itself. Pool equipment, outdoor finishes, terrace waterproofing and private mechanical systems matter more because they are not diluted into a large common-property budget. The quality of a single villa’s upkeep can therefore have a bigger effect on ownership cost and enjoyment than the compound’s overall presentation.
There is no reliable original unit schedule available in the sources we found, so the most useful picture of layouts comes from live and recent resale or rental stock. A current FazWaz rental is a two-bedroom, three-bathroom villa with 120 sq m of indoor area on a 280 sq m plot. Pattaya Prestige has marketed another two-bedroom, three-bathroom house in Baan Chai Haad at 185 sq m on 226 sq m of land. Hipflat’s broader project feed has shown two- to three-bedroom villas around 120–200 sq m, while a DDproperty sale result checked in September 2026 describes a three-bedroom-plus-extra-room villa with three bathrooms and 280 sq m of floor area. These numbers should not be merged into a single official floor-plan range. Portals often use different area definitions, and older villas may have been altered. The unit cards below are evidence of formats that exist, not a developer specification sheet.
The same caution applies to the number of levels. One active FazWaz villa listing calls the house two storeys, while Pattaya Condos & Homes describes the project as three floors. That discrepancy is plausible in a scheme where the rooftop is an occupied amenity space: one source may count only enclosed residential storeys and another may count the roof level. It is still a discrepancy, not a fact to smooth over. The rooftop jacuzzi is part of what makes these villas distinctive, but it also makes an on-site inspection more important. A buyer should look beyond the view and seating area and check drainage, waterproofing, surface movement, plumbing routes and any evidence of water ingress below. On a tropical coastal property, an attractive roof terrace can be both a strong lifestyle feature and a meaningful maintenance item.
Current asking prices suggest a thin rather than a deep resale market. A DDproperty result checked on 10 September 2026 showed a Baan Chai Haad villa at THB 16 million; Hipflat was showing another sale listing at THB 16.5 million. The lower THB 16 million figure is therefore a useful starting anchor, but it is not a project-wide price and should not be treated like a developer’s remaining-inventory list. With only a small number of villas in the compound, one seller can materially change the visible market at any given moment. Rental evidence is also present: FazWaz currently shows a two-bedroom villa around THB 65,000 per month. That tells us the product still circulates in the rental market, but it does not support a net-yield claim. Reliable yield work would require occupancy history, management costs, pool and garden maintenance, repairs, taxes and the actual acquisition price of the chosen property.
Physical due diligence is central to the value case because the project was completed in 2011. A fifteen-year-old pool villa in Pattaya can be excellent if it has been systematically maintained, yet expensive defects can sit behind a cosmetic renovation. The inspection should therefore cover roof and terrace waterproofing, pool shell and filtration equipment, pumps, drainage, electrical distribution, air-conditioning, plumbing pressure, water storage, exterior cracking, doors and windows, and signs of previous leaks or moisture. It is also worth separating owner upgrades from original project specifications. New kitchens, rebuilt bathrooms, enclosed terraces or additional rooms can improve a house, but they can also explain why portal measurements no longer match one another. In this type of resale property, condition is not a footnote to the price; it is one of the main reasons two apparently similar villas may deserve very different valuations.
For a foreign buyer, the ownership structure is the biggest legal point that cannot be inferred from a portal label. Thailand does not normally allow a foreign individual to own villa land directly. Government guidance identifies registered long-term leasing, generally up to 30 years for the initial term, as one lawful route used in property structures. A DDproperty listing may describe a Baan Chai Haad villa as freehold, but that wording does not establish foreign freehold ownership of the land. It may refer to the current Thai owner’s title or to how the property is offered in the domestic market. Before paying a reservation or deposit, the buyer needs the land title, confirmation of the registered owner, evidence of rights to the building, details of any mortgage or encumbrance, and the exact contract structure proposed to the foreign purchaser. The legal product must be read from those documents, not from the listing badge.
Developer attribution is unusually clear for an older boutique compound. Jantarapa’s own corporate material names Baan Chai Hadd Village among the projects it developed around Pattaya. Open-data company profiles identify JANTARAPA COMPANY LIMITED under Thai registration number 0205547024757 and show the company as operating. That gives the project a traceable origin and is more useful than relying on an agent’s unsupported developer field. It does not, however, solve title due diligence for a resale villa. The relevant transaction today is between the current owner and the next buyer, potentially after several transfers since completion. A serious legal review should therefore follow the chain from the current title and building rights backward as needed, rather than assuming the developer’s present corporate status guarantees the condition of a 2011 resale file.
The buyer profile is consequently quite specific. Baan Chai Haad can make sense for someone who wants the privacy of a house, a private pool and a rooftop leisure area while remaining close to Pratumnak Beach and the established Pattaya/Jomtien urban fabric. It can also suit a buyer who prefers a small compound over a large gated community and is comfortable treating renovation quality as part of the purchase decision. It is less natural for someone seeking brand-new construction, extensive shared amenities, standardized floor plans or a simple foreign-freehold land proposition. The project itself is easy to understand; the individual villa is where the real work begins. If the inspection, title review and ownership structure are strong, the location and low-density format become meaningful advantages. If those checks are weak, neither the beach distance nor the private pool should be allowed to compensate for them.
Ownership format
A foreign buyer cannot normally own the land under a villa directly. A purchase can therefore require separate rights to the building and a registered land lease of up to 30 years; the exact structure, land title and lessor must be verified for the specific villa.
Home types & sizes
A current FazWaz rental shows a two-storey villa on a 280 sqm plot with a private pool and garden. Another agent has marketed a two-bedroom home in the same compound at 185 sqm on 226 sqm of land, so 120 sqm should not be treated as the standard size for every villa.
A DDproperty sale result checked on 10 September 2026 lists 45 sq wah of land and an asking price of THB 16 million. These are resale-villa details, not a verified original developer floor plan.
No original developer unit schedule was found. Public listings confirm at least two- and three-bedroom formats but report inconsistent areas, likely because portals use different measurement conventions and some homes may have changed since completion. The selected villa needs its own measured layout before price comparisons are meaningful.
