Space is the point

Royal Cliff Garden is most compelling when the buyer actually wants a large home. Current resale stock is dominated by substantial apartments, while the historic project mix starts at 60 sqm and reaches well above 300 sqm. Layout quality and renovation condition matter more here than squeezing the lowest possible entry ticket.

Four towers, four contexts

This is an estate rather than a single uniform building. View lines, floor position, common-area condition and unit configuration can vary by tower, so project-level averages are less useful than a careful comparison of the exact apartment and building.

A settled coastal setting

The Pratumnak location offers a quieter residential pocket close to South Pattaya and the Royal Cliff resort area. It works particularly well for a second-home or long-stay buyer who values the coast and privacy more than immediate access to a mass-transit station.

Amenities with real utility

Pool, gym, sauna, tennis, squash, parking and 24-hour security give the estate more day-to-day depth than a basic condo tower. Because the property is mature, the due-diligence question is not whether those facilities are listed, but how well they are maintained and what major capital works may be ahead.

Resale condition drives value

There is no single 'developer condition' left to compare. Renovation quality, mechanical systems, moisture history, windows, bathrooms, kitchens and furniture can create a major value gap between two nominally similar units. A physical inspection is central to the buying decision.

About the project

Royal Cliff Garden belongs to a different generation of Pattaya condominium development. The property is a four-tower residential estate on the seaward side of Pratumnak rather than a compact high-density tower built around small investment units. That difference still shows in the resale market: current stock includes apartments around 189, 192, 250, 253, 266, 334 and 378 square metres. Buyers are therefore usually comparing substantial homes, second residences and long-stay apartments rather than studios designed primarily around a low entry price.

The developer identity is unusually clear once the primary source is checked. City Realty Co., Ltd. lists Royal Cliff Garden in its current residential portfolio, and independent company profiles also place the Pattaya development among City Realty projects. This matters because several large property portals leave the developer field blank. The project should not be treated as a developer-unknown resale simply because an aggregator has an empty database cell; the corporate portfolio provides a direct link to City Realty.

There is, however, a material record discrepancy that a buyer should know about before treating any project summary as definitive. City Realty's current portfolio describes four 18-storey residential towers completed in 1991. FazWaz, DDproperty, Dot Property, Hipflat and other market databases usually describe 20 floors and completion in 1997, while a few older listings even refer to 2000. We use the developer's 1991 and 18-storey description in the core fields rather than averaging conflicting numbers. For a transaction, the registered condominium documents, juristic-person records and the specific tower data should settle the question.

The resale market is dominated by large layouts, but bedroom count alone is a poor comparison tool here. Project profiles list an original mix from a 60 sqm one-bedroom through 115 sqm two-bedroom, 250 sqm three-bedroom and 334 sqm four-bedroom formats. Current listings show that real secondary-market units can differ materially from those headline types, including large two-bedroom apartments and three-bedroom homes at several very different sizes. Renovations, combinations, historic layout changes and simple database inconsistency can all affect how a unit is marketed, so the title deed and actual plan matter more than the portal label.

The amenity package is substantial for an established residential estate. Across the main project databases, Royal Cliff Garden is associated with a communal pool, gym, sauna, tennis, squash, parking, passenger lifts, CCTV and 24-hour security; local Pattaya agencies also describe extensive landscaped grounds and multiple sports areas. The practical point is not that the project has a long facilities list, but that an owner may genuinely use the estate as a place to live. The counterpoint is equally important: on an older property, the physical condition and maintenance history of those facilities deserve an on-site inspection.

Pricing is unit-driven rather than developer-driven. The active FazWaz resale page checked on 15 Sep 2026 showed a lower asking-price anchor of THB 19 million, with other current listings in the same project extending to THB 35.5 million for a 378 sqm penthouse. Other portals display additional stock and sometimes lower or higher asking prices. A buyer should therefore resist treating a single project-level 'from' price as a valuation. In Royal Cliff Garden, tower position, sea exposure, floor, renovation standard, furniture, title status and the seller's urgency can create large differences between apartments that appear similar in a search filter.

For foreign buyers, the condominium structure is workable but the quota must be checked at unit level. Thai condominium rules allow foreign freehold ownership within the statutory 49% foreign ownership quota, and current Royal Cliff Garden listings explicitly mark some units as Foreign Quota. That is useful evidence that foreign-freehold transactions occur in the project, but it is not a blanket promise for every apartment. Before paying a reservation or deposit, the buyer should obtain the juristic-person confirmation for the selected unit, verify the title and seller, check outstanding common charges and prepare the required banking evidence for transfer.

Ownership format

A foreign buyer may hold condominium freehold within the statutory 49% foreign ownership quota of the registered condominium. Current Royal Cliff Garden listings explicitly advertise some units as Foreign Quota, but the quota position and the condominium juristic-person confirmation must be checked for the selected unit before transfer.
