Siam Oriental Beach is a new low-rise condominium on Pratamnak Hill, positioned on Romanasia Soi 9 between Pratamnak Soi 5 and Soi 6. The scheme has one eight-storey building and 175 residential units. In Pattaya terms, that is a relatively compact development rather than a multi-building resort compound with hundreds or thousands of apartments. The practical trade-off is simple: buyers are relying more on the established neighbourhood around the building and less on a large private estate. Project materials consistently place the beach at roughly 400 metres. That distance is genuinely walkable for many people, but Pratamnak is hilly, so anyone buying for everyday use should still walk the route and judge the slope, crossings and access for themselves.

The developer is Siam Oriental, legally The Siam Oriental Trading Co., Ltd. The company says it has been active in Pattaya since 2004 and its portfolio is unusually concentrated on Pratamnak Hill. That local concentration is more useful to a buyer than a generic claim about experience: several earlier Siam Oriental buildings can be inspected in the same district, allowing a direct look at ageing, common-area upkeep and management standards. Siam Oriental Beach is presented as the group's 13th project. It is not a phase of Siam Oriental Oasis and should not be mixed with Dream, Star, Plaza, Garden or Elegance developments; Beach has its own site, floor plans, pricing and construction schedule.

The project is still a future delivery rather than a completed home. Current sources place the construction start in 2027 and target completion in the first quarter of 2029. That changes the buying process substantially. A purchaser cannot inspect the finished unit before committing most of the price, so the sale and purchase agreement matters more than a rendered image: payment milestones, tolerances for final area, specification, handover date, delay provisions and reservation-refund rules all need to be clear. Some live listings still show late 2028 instead of Q1 2029. The sensible reference point is therefore the date written into the developer's contract for the selected unit, not a broker's summary page.

The unit range starts with small studios from about 22.78 sqm. One-bedroom layouts are published across roughly 26.40–44.71 sqm and two-bedroom homes across about 50.34–58.96 sqm, while the largest layouts reach 113.91 sqm. The official project page now includes room types up to four bedrooms, although several launch presentations describe the core mix only as studios plus one-, two- and three-bedroom apartments. That is a useful warning against treating bedroom labels as perfectly standardised. For a larger unit, buyers should work from the actual plan and unit number, because some upper-floor or reconfigured layouts are marketed with different bedroom counts across current listings.

The amenity concept is concentrated around the roof. The developer's own page confirms a rooftop pool, Finnish sauna, fitness centre, co-working space and an outdoor cinema. Underground parking, two passenger lifts, CCTV and 24-hour security are also confirmed, while more detailed broker material adds key-card access and solar power for common areas. Putting most leisure functions on the roof preserves more of the ground level for access and the building itself, but it creates another question for top-floor buyers: what sits directly above the chosen apartment? Anyone considering floor eight should check the roof plan, plant rooms, operating hours and acoustic separation rather than assuming that a high floor is automatically the quietest.

The official project page links directly to Siam Oriental's live public price list. As checked on 16 August 2026, the lowest available entries in that sheet are THB 1.66M for 22.81 sqm units on floor six, and the published stock is marked TQ (Thai quota). Third-party portals still carry older THB 1.42M advertisements and other entry prices around THB 1.71M. These should not be treated as three equivalent current starting prices; they are a reminder that broker databases update at different times. For a foreign buyer, the Thai-quota minimum does not answer the main question, because a live list of foreign-quota units is required. The official sheet also states charges excluded from the unit price: a THB 700 per sqm one-off sinking fund, THB 57 per sqm monthly maintenance, THB 2,500 internet installation and THB 550 per month per unit for internet, with transfer fees and taxes also excluded.

Pratamnak sits between central Pattaya and Jomtien. Its everyday advantage is not that every destination can be reached on foot, but that beach access, convenience retail, cafés and local services are close while larger shopping and entertainment areas remain a short drive away. Siam Oriental Beach is within the established street grid rather than on an isolated site, and Pratamnak Night Market is nearby. The project is not beachfront, though, and a sea view should never be assumed from the project name. For any specific apartment, floor, orientation, the existing buildings opposite and possible future construction matter much more than a rooftop rendering.

As a product, Siam Oriental Beach reads more like a residential Pattaya condominium for personal use, seasonal stays or conventional long-term letting than a hotel-led investment scheme. No mandatory rental programme or guaranteed return has been verified. That makes the economics easier to assess on normal terms: purchase price, common charges, fit-out, vacancy and realistic rent. Owner-occupiers are likely to care more about the compact scale, beach proximity, rooftop facilities and the familiarity of Pratamnak. Investors should focus on foreign-quota pricing, competition from completed Siam Oriental stock and other Pratamnak buildings, and the fact that capital remains tied to an off-plan delivery cycle through 2029.
