The lowest active unit we found is a 32 sqm studio at THB 1.1M, and it is the one currently marked Foreign Quota. That combination can be attractive to a foreign buyer, but the quota status should be confirmed by the condominium juristic person before a deposit because a portal label is not the transfer document.

The unit comes first

This is a completed resale building, so two homes under the same project name can differ materially in renovation quality, outlook, floor and immediate repair needs. The project profile is only the frame; the purchase case has to be built around the exact unit and its documents.

Lean, confirmed amenities

Security, CCTV and parking are consistently supported by the main profiles. We have not added a swimming pool or a resort-style amenity list from older agency advertisements. That matters because buyers should value what is verifiably present today, not features that may belong to another Ruamchok building or a legacy listing.

Quota is unit-specific

Current listings carry different ownership labels: one studio is Foreign Quota, while other units are Thai ownership or Thai quota. The useful question is therefore not whether foreigners can buy in the project in theory, but whether the particular resale unit can be transferred to the buyer in the intended form on the transaction date.

The original developer could not be verified, but the building has an operating condominium structure today. For a resale purchase, that makes the current title, juristic-person records, unpaid common charges, foreign-quota letter, maintenance history and any approved major works more decision-relevant than an unverified developer name.

The stronger project databases broadly agree on a 10-storey building completed in January 2010. That changes the due-diligence process in a useful way: a buyer can inspect the actual unit, common areas, lift operation, noise, views and day-to-day management before committing. The trade-off is that an older resale building needs more attention to maintenance history and the condominium juristic person's finances. There is no complete official project archive online, so reserve-fund strength, major past repairs and any planned capital works should not be assumed simply because the building has been occupied for years.

The location is better documented than the project's original development history. Hipflat gives the address as 448/245 Phratamnak 6, Pattaya Tai, Pattaya, Chon Buri 20150, while Gecko Properties places the development between Pratumnak Soi 5 and 6. FazWaz identifies it in Nong Prue, Pattaya and puts Pratumnak Beach at roughly 0.4 km. For a buyer specifically targeting Pratumnak, that is a straightforward proposition: the building sits inside an established residential neighbourhood rather than a newly created compound. The beach proximity is real, but it should not be confused with a guaranteed sea view. Current listings show very different outlooks, including partial sea, mountain and ordinary neighbourhood views, so orientation and floor matter at the unit level.

The live resale market also shows why the exact unit matters more than the project headline. A 32 sqm studio on FazWaz is offered at THB 1.1M, on the third floor, and marked Foreign Quota; its listing also shows a THB 1,250 monthly common-area charge for that unit. Gecko Properties listed another 33 sqm studio on 2 September 2026 at THB 1.2M, but that unit is Thai ownership. A 62 sqm one-bedroom on the seventh floor is offered at THB 2.45M and marked Thai quota. These are not interchangeable products. A foreign buyer can find a low entry price here, but the legal ownership label attached to the selected resale unit can change whether that apparent bargain is actually purchasable in the intended form.

The confirmed communal package is lean. FazWaz lists 24-hour security, CCTV and car parking, and the same core features are repeated by Thailand-Property, Dot Property and Gecko Properties. That is enough to describe the building honestly without importing amenities from old advertisements. Some older agency pages mention a swimming pool, but the main current project profiles do not, and several legacy pages appear to mix Ruamchok Condo View 5 with other Ruamchok buildings. We have therefore left a pool out of the structured facilities. If a pool is important to the purchase, it is something to verify during an on-site viewing rather than treat as a reliable project fact from legacy marketing.

Project identity needs particular care because the area contains several similarly named Ruamchok Condo View buildings. Hipflat has a separate profile for Ruamchok Condo View without the number 5 at a different address, 447/41 on Pratumnak Soi 5. Against that background, a BahtSold advertisement labelled Ruamchok Condo View 5 but describing a 1995, eight-storey, 77-unit building is very likely carrying data from another Ruamchok property. Those figures are not used here. For this dossier, the stable identity is the 448/245 address, 10 floors and January 2010 completion date, because that combination repeats across major project databases and unit-level listings.

The original developer is not reliably established. The queue master already left the developer field blank after a separate search, and the additional pass did not produce a defensible legal entity. FazWaz explicitly shows the developer as N/A, and a Japanese project profile also leaves it blank. One older Pattaya agency page labels the developer simply as Ruamchok, but it does not identify a company, registration number or primary document connecting that name to the construction of this specific building. For a resale buyer, the missing developer history does not automatically make the unit unbuyable; it shifts the emphasis to the current title, foreign-quota confirmation, juristic-person records, outstanding common fees and the building's actual maintenance position.

Purchase price is only one part of the cost in a completed older condominium. The listings show different sizes, furnishing levels and ownership statuses, while none of the project profiles provides a reliable standard for renovation condition. Air-conditioning, electrical systems, plumbing, balcony and bathroom waterproofing, windows and signs of water ingress are therefore unit-level inspection items, not details that can be inferred from the project name. Common fees also need to be checked against the selected unit and the juristic person's current schedule. The THB 1,250 monthly figure on the 32 sqm FazWaz studio is useful evidence for that listing, but it should not be treated as the building-wide rate or extrapolated to larger units.

Ruamchok Condo View 5 therefore makes most sense as an affordable resale option in an established part of Pratumnak, not as a feature-heavy new-build proposition. Its main advantage is tangibility: the buyer can see the exact home and the building before purchase. Its main limitation is data transparency, especially around the original developer, total unit count and some communal facilities. A sensible comparison is not simply THB 1.1M versus a higher headline price in a newer building. It is the total cost and legal position of the chosen unit after inspection, quota confirmation, common-fee checks and any immediate refurbishment needs. That is where the low entry price either remains attractive or stops being cheap.

The 32 sqm FazWaz studio is currently marked Foreign Quota, while other live units we could verify are marked Thai ownership or Thai quota.
