Why this project is worth a look

A building you can inspect

The project is complete, so the decision can be based on the actual apartment, common areas and operating records rather than a construction promise. The trade-off is that technical condition, reserve funding and planned major works deserve more attention than they would in a new launch.

Real resale evidence

Recent listings establish at least a 43 sqm studio and an 86 sqm two-bedroom apartment, both on the sixth floor. Those examples are more useful than a reconstructed brochure, although they should not be mistaken for a complete original unit schedule.

Street-level location

Multiple sources place Holiday Condo View on Soi Phra Tamnak 6. Published beach distances vary, so a buyer can use the confirmed address and test the actual walking or driving route instead of relying on whichever marketing number is shortest.

Known unknowns

The developer is not verified and legacy databases disagree on the completion year, floor count and number of units. That uncertainty is manageable because the missing answers can be checked against the condominium registration and juristic-person records before transfer.

About the project

Holiday Condo View is an established resale condominium on Pratumnak rather than a new launch. The strongest cluster of project databases describes it as a 60-unit, six-storey building completed in June 2008. For a buyer, that changes the due-diligence priorities. There is no construction-delivery question to solve; the important issues are the physical condition of the chosen unit, the state of the common property, the condominium juristic person's records and the exact title that can be transferred. There is a meaningful data conflict in the public record, with Cornerstone showing a much older and smaller version of the project, so the 2008 / 6 floors / 60 units profile should be treated as the best-supported public record rather than a substitute for the condominium registration documents.

The building is associated consistently with Soi Phra Tamnak 6, Nong Prue, Bang Lamung, Chon Buri. FazWaz places Pratumnak Beach roughly 0.5 km away, while agency pages publish distances ranging from a few hundred metres to around 650 metres. Those numbers are not necessarily contradictory: different entrances, beach access points and routing methods can produce different results. The useful fact is the street-level location. Pratumnak sits between central Pattaya and Jomtien, so owners can reach both sides of the city without living in the central core, but actual journey times should be checked for the buyer's own routine rather than copied from sales copy.

The confirmed amenity list is straightforward: a communal pool, parking, 24-hour security and CCTV appear repeatedly across project databases and resale listings. A published common-area fee of THB 25 per square metre per month also recurs, and the monthly fees shown on the 43 sqm and 86 sqm listings are consistent with that rate. A simple amenity package can suit an owner who does not need a resort-style club, but the number of amenities says nothing about maintenance quality. In a building of this age, recent financial statements, reserve funding, major-repair history and the current condition of shared systems matter more than a long facilities checklist.

Resale evidence gives a clearer picture of the apartments than any surviving project brochure. A studio of 43 sqm on the sixth floor was listed on Dot Property in August 2026 at THB 2.0M, while an 86 sqm two-bedroom unit on the same floor was listed at THB 4.0M. Other broker records show a larger studio around 52 sqm, and PropertyHub has carried additional rental examples. These are real resale configurations, not a complete original unit schedule. We did not find a reliable developer-era floor-plan archive that establishes every original type and size, so the unit cards on this page deliberately show verified examples rather than pretending to reconstruct the entire building.

Foreign ownership needs to be checked at unit level. Thailand's condominium framework still limits foreign freehold ownership to 49% of the total unit area in the building, and the condominium juristic person must certify the foreign proportion for the transfer. Current Holiday Condo View listings include units marked Foreign Quota, and older broker records refer to ownership in a foreign name. That supports the existence of foreign-freehold resales in the building, but it does not guarantee that every unit can be transferred that way today. The quota position, existing title and required transfer documents have to be confirmed for the exact apartment before the buyer commits funds.

The developer is the largest unresolved identity field. We did not find a credible primary-source developer page for Holiday Condo View, and several of the better-known project databases leave the developer blank. One portal associates the project with 124 Privacy Condominium, but that attribution is not independently corroborated and appears in a broader portal data context that is too weak to treat as verified developer history. We therefore omit a developer name rather than turn uncertain metadata into a fact. The building itself is clearly identifiable through its address, project listings and repeated core specifications; what remains uncertain is the company history behind its original development.

Because this is an older completed condominium, inspection quality matters more than glossy specifications. A sensible review should cover the chosen unit and the common property separately: visible water ingress, balcony and window condition, electrical and plumbing work inside the apartment, lift and pool maintenance, façade and roof work, and any major projects planned by the juristic person. None of those points is an allegation that Holiday Condo View has defects. Public sources simply do not provide reliable building-condition evidence. The advantage of resale is that a buyer can inspect what already exists and can ask for records that show how the building has actually been managed.

The current resale price picture is also unit-specific. The clearest recent active examples sit at THB 2.0M for a 43 sqm studio and THB 4.0M for an 86 sqm two-bedroom apartment. Lower figures can still be found online in sold or older advertisements, but using a historical asking price as the project's current entry price would be misleading. In an established building, renovation standard, outlook, floor, furniture, title status and the condition of the unit can create a wide spread between apartments in the same condominium. A buyer will usually learn more by comparing two or three available units side by side than by relying on one building-wide average.

Holiday Condo View therefore makes the most sense as a specific-unit resale decision, not as a developer-brand purchase. The public record is strong enough to identify the building, its location, the best-supported core specifications, its basic facilities and real examples of units on the market. It is weaker on the original developer and contains conflicting legacy data about the building's age and scale. Those gaps should remain visible. Before transfer, the open questions can be resolved with the condominium registration record, the juristic person's foreign-quota letter and debt-free certificate, recent financial and reserve information, and a physical inspection of the exact apartment.

Ownership format

A foreign buyer can take freehold title if the selected unit is transferable within the foreign quota and foreign ownership in the building remains within 49% of the total unit area. Holiday Condo View resale listings do show Foreign Quota units, but the condominium juristic person's current quota confirmation is still required for the specific unit before transfer.

A verified August 2026 resale listing on the sixth floor, furnished and marked Foreign Quota. This is an observed market unit rather than a brochure specification.

THB 2.0M

A larger studio format is confirmed by a separate Cornerstone listing on the fifth floor, shown in foreign name with a pool view. It is useful as layout evidence, not as the current project entry price.

86 sqm

An August 2026 resale listing on the sixth floor, furnished. It confirms a materially larger apartment format within the building without implying that every other layout type exists.

These cards are based on verified resale listings. No reliable original developer unit schedule was found, so they are confirmed examples rather than a complete catalogue of every layout and size in the building. Price & purchase terms

  • Current price: From THB 1.8M on the current resale project page checked on 10 September 2026; a comparable studio in a dated August 2026 listing is offered at THB 2.0M. This is a lower market anchor rather than a project price list, so availability, condition, ownership status and final price need to be confirmed for the selected unit.
  • Completed: 2008-06

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers who prefer a completed resale property and want to inspect the actual building before committing rather than taking construction-delivery risk.; People who want Pratumnak and value a choice between compact studios and materially larger apartments, both of which are evidenced in the resale market.; Foreign buyers prepared to verify the quota for the selected unit; foreign-quota and foreign-name resales are documented in this building.; Owners who are comfortable with a straightforward amenity package and place more weight on the apartment and building condition than on resort-style facilities.; may not suit: A buyer who specifically wants a new building, current developer warranties and a fully documented modern specification.; Someone unwilling to resolve conflicting legacy database records through the condominium registration and juristic-person documents.; A buyer for whom developer track record is a decisive filter, because Holiday Condo View's original developer is not reliably established in the public sources reviewed..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on
  • which amenities are fixed in the SPA annexes

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The original developer is not verified. Most stronger project profiles leave it blank; a 124 Privacy Condominium attribution appearing on one portal is not independently corroborated, so it is not treated as an established fact.
  • Legacy project data conflict materially. FazWaz, Dot Property, PropertyHub and other sources support June 2008, six floors and 60 units; Cornerstone shows 1999, five floors and 40 units, while ZmyHome presents another older profile. The condominium registration should settle this before a transaction.
  • Published beach distances vary from a few hundred metres to roughly 650 metres. This record relies on the Soi Phra Tamnak 6 address and FazWaz's roughly 0.5 km landmark distance rather than selecting the shortest marketing figure.
