Why this project is worth a look

Genuinely large apartments

Resale listings repeatedly show two- and three-bedroom units around 242–253 sqm. This is not simply one oversized penthouse sitting above a compact project; large floor plates are part of the building's normal resale profile, so the right comparison set is other substantial beachfront residences rather than Pattaya's typical 30–80 sqm condominiums.

Direct beach access

Several independent project records confirm a direct route to the beach and place the building on the beachfront. For an owner-occupier, that is materially different from being merely 'near the sea' because daily beach access does not depend on a car, although the exact access route and current rules should still be checked during a viewing.

No construction wait

The building was completed in September 2009 and has a long operating history. A buyer can inspect the actual apartment, views, noise, common areas and lift operation before signing. The trade-off is that completion risk is replaced by building-age risk, including potential capital expenditure that needs to be understood through budgets and co-owner records.

Foreign-owned stock exists

Current resale inventory includes units explicitly offered with foreign ownership, including the THB 23M market-low example used in this dossier. That makes the project practical for foreign buyers, but one unit's status does not prove building-wide availability; the juristic person's 49% quota confirmation is still required for the selected apartment.

Recent inspection trail

Pattaya's municipal register shows pass entries for the building in March 2026 after an earlier objection/non-pass record in October 2025. That does not guarantee perfect technical condition, but it gives the buyer a concrete inspection trail to request, review and compare with what is visible on site.

About the project

Baan Haad U Thong is an established residential condominium on Pratumnak rather than a new-build purchase with construction risk. Most project records agree on a single 28-storey tower completed in September 2009. That changes the buyer's due-diligence priorities: completion risk is no longer the issue, but the physical condition of the selected apartment, the common property, building systems and the condominium juristic person's records become central.

The most distinctive feature is unit size. Current resale stock includes two- and three-bedroom homes in roughly the 242–253 sqm range, while project directories also identify four-bedroom layouts. This is a very different proposition from many newer Pattaya developments built around compact one- and two-bedroom stock. Baan Haad U Thong is more relevant to a buyer who values genuine internal space, broad living areas and a seafront setting than to someone primarily shopping for a newly delivered interior or a resort-style amenity package.

Across multiple project profiles, the shared facilities are consistently described as a swimming pool, gym, garden, parking, passenger lifts, 24-hour security, CCTV and direct beach access. That consistency makes the core amenity profile reasonably reliable. The more important question in a 2009 high-rise, however, is not whether a pool or gym exists. A buyer still needs to understand the present condition of lifts, façade elements, waterproofing, plumbing stacks, electrical systems, pumps and other common infrastructure that can create significant future costs in an older coastal building.

There is useful municipal evidence that the condominium remains within Pattaya's building-inspection system. The Pattaya Public Works register shows Baan Haad U Thong-Pattaya with pass entries dated 5 and 31 March 2026. An earlier entry dated 28 October 2025 for a previous inspection cycle was marked as not passed/objection. Those status lines should not be treated as a substitute for a technical survey, but they provide a practical document trail: before purchase, the buyer can ask the juristic person for the latest inspection certificate, the items raised in the earlier cycle and evidence of the remedial work that led to the later pass records.

Resale pricing is active but unit-specific. During the 7 September 2026 check, the lowest live market anchor found was THB 23M for a 252 sqm three-bedroom apartment. Other two- and three-bedroom listings were broadly in the THB 25M–42M range, depending on floor, sea view, fit-out and ownership status. This is not developer inventory with a single price list. Each apartment needs to be assessed as an individual resale asset because renovation quality, balcony exposure, title status and seller motivation can matter as much as nominal floor area.

Foreign ownership is possible in this building, but only within Thailand's condominium rules. Major project directories describe the tenure as freehold, and current listings include units explicitly offered under foreign ownership. The legal constraint still applies at building level: foreigners can hold condominium ownership only within the statutory 49% quota of the total unit area. A listing label is therefore helpful but not enough. The buyer should obtain the juristic person's foreign-quota confirmation and ensure the transfer documentation meets Land Department requirements before committing funds.

The original developer could not be verified by name. Several large property databases list the developer as unavailable, while Casa Pattaya uses only a generic 'Local Developer' label without identifying the legal entity. For a long-completed condominium this does not make the property untradeable; the selected unit's title and the current juristic person's documentation are more important to the transaction. It does, however, remove one normal source of comfort: there is no identified developer brand whose construction history, warranty record or project-company filings can be assessed in the way they can for a modern branded development.

The published unit count is also inconsistent. DDproperty, Dot Property, Casa Pattaya, FazWaz, Nestopa and several other databases state 56 units, so 56 is used as the working figure in this dossier. PropertyScout and Coastal Real Estate state 50, while Hipflat displays lower figures that vary between versions of its project page. The discrepancy does not appear to indicate a different building, but it matters for ownership ratios, common-property shares and foreign quota calculations. The definitive figure should come from the condominium registration documents and the juristic person's records, not from a listing portal.

Running costs deserve particular attention because the units are unusually large. A home of around 250 sqm can carry very different electricity, air-conditioning, cleaning and refurbishment costs from a typical Pattaya condo. Public project profiles quote a common-area fee of THB 35 per sqm per month, but no current juristic-person fee schedule was located in the open sources used for this dossier. The right way to establish the real cost is to review the latest invoice for the exact unit, the building budget, reserve-fund position and recent co-owner meeting minutes, especially any planned major works.

The investment case is therefore quite specific. Baan Haad U Thong offers a completed seafront building, very large apartments and active resale stock, including at least some units available for foreign ownership. Its trade-off is age: the buyer is acquiring into a working coastal high-rise that has been in use for more than fifteen years. If the title, foreign quota, building finances and technical condition are sound, the project can suit buyers who want space and direct beach access. If the common property is underfunded or major systems are approaching replacement, a seemingly attractive resale price can be offset quickly by future capital costs.

The building is presented as a freehold condominium. A foreign buyer can register a unit in their own name only within the statutory 49% foreign-ownership quota by condominium area; at least one current resale unit is explicitly marketed with foreign ownership.
