For a car-led suburban location, having more than one practical approach is meaningful: residents can choose between road corridors instead of relying on a single long internal route.
A mature community
Historic evidence places Chuan Chuen Park Ville in the market by the late 1980s, and the local residents’ association was registered in 2000. There is no construction-completion story to underwrite today; the diligence burden is instead on prior renovations, utilities, extensions, plot boundaries and how well the shared estate has been maintained.

Archived advertising for Chuan Chuen Park Ville appears as early as 1987, while Bangkok district records show a residents’ association registered in August 2000. For a buyer, that shifts the due-diligence focus away from completion risk and toward the condition of the individual house, the land, utilities, alterations and title documents.
This is a car-oriented location. The primary market address is Soi Kanchanaphisek 15, Sala Thammasop, and current listings also describe access through Phutthamonthon Sai 2 Soi 32. Two-sided access is a practical advantage for a large suburban estate because residents are not dependent on a single internal approach road. It is not, however, a walk-to-rail proposition. Taling Chan rail services are several kilometres away, so daily life here is likely to revolve around driving, taxis and local road connections rather than rapid transit at the gate.

Open-source project scale data is inconsistent. PropertyHub and several portal profiles repeat a figure of 50 homes, while Thailand’s Department of Lands has a separate record for Chuan Chuen Park Ville Phase 2 showing 177 plots, including 161 detached-house plots and 16 semi-detached plots. Those figures should not be merged into one estate-wide total without an archival phase plan. The project identity itself is clear: historic material, the developer’s corporate profile, official land records and current resale portals all connect the Chuan Chuen Park Ville name with M.K. and this part of western Bangkok.
The current resale pool is unusually broad. The lowest live asking price confirmed in early October 2026 is THB 5.9 million for a two-storey, three-bedroom house with 211 sqm of internal area on a 68 sq wah plot. Other listings show four-bedroom homes of roughly 300–400 sqm on land ranging from 119 to 377 sq wah, while the largest active stock reaches about 700 sqm on more than one rai of land. This spread makes a single project-wide average price much less informative than a house-by-house comparison of land size, condition, renovation history and legal documentation.
The estate’s practical appeal is space. Current listings show private plots and house sizes that would be difficult to reproduce in many newer Bangkok developments at the same entry price. Larger homes are capable of supporting multi-generational households, home offices, staff rooms, substantial gardens and several cars. The trade-off is age. A buyer should expect the technical survey to matter at least as much as the layout: roof condition, drainage, electrical systems, plumbing, moisture, settlement, extensions and the match between the physical house and registered documents can materially change the real acquisition cost.
Shared amenities are described across current project profiles as including security, CCTV, a clubhouse element, swimming pool, landscaped common areas, children’s facilities and a tennis court; PropertyHub also lists a fitness room. With a long-established estate, the useful question is not only whether an amenity exists on a directory page, but whether it is operating well today. The condition of internal roads, landscaping, security procedures, common facilities and residents’ association finances should be inspected alongside the house itself.
Foreign ownership is a separate gating issue. This is landed housing, not a condominium where foreign freehold can be available within a statutory quota. Resale portals may label a house as freehold because the land and building can be sold outright to an eligible owner, but a foreign buyer cannot assume that the land can be registered directly in their own name. Thailand permits only narrow statutory exceptions to the general restrictions on foreign land ownership, so title review and ownership structure should come before price negotiation.
Ownership format
These are landed houses. Resale listings market the properties as freehold, but that does not give a foreign buyer an automatic right to own the underlying land. Direct foreign land ownership in Thailand is generally restricted, apart from narrow statutory exceptions. For any selected house, the land title, registered owner, building ownership and legally available transaction structure need to be checked separately; nominee-company arrangements are not treated as an acceptable workaround.
Home types & sizes
The lowest confirmed entry point in early October 2026. This is a two-storey resale house, so the price belongs to one specific property rather than to a standard project configuration. Condition, registered land details, physical area and the post-purchase renovation budget need to be checked before comparing it with larger houses in the estate.
This listing illustrates how much land content can vary within the same estate. The plot is materially larger than the entry-level resale stock, so the buyer is valuing both the house and a substantial amount of private land. The age of finishes and the quality of previous modifications become particularly important at this scale.
