Why this project is worth a look

A building, not a suite

The buyer controls four floors rather than renting a slice of a shared office tower. That gives a small or mid-sized company unusual freedom to separate public, staff, management and private functions. It also means the building has to be operated as a vertical workplace. Lift status, stair use, air-conditioning zones and the flow of visitors matter more here than they would in a single-floor office.

Parking is operational capacity

Private parking for up to six cars, backed by 36 common spaces, is not just a convenience feature. It can determine whether a client-facing business works during busy periods. The number still needs to be checked against the exact unit and its fit-out, because entrance extensions, landscaping or owner modifications can change how many cars are practical in daily use.

The market is still active

Fresh 2026 sale and rental listings show that Days remains tradable and occupiable years after launch. That is more useful than relying on historic launch promotions, but it is not evidence of guaranteed liquidity. Home offices serve a narrower buyer pool than standard homes or condos, so exit quality depends heavily on the fit-out, documentation, access and whether the building already suits a real operating business.

Transit improved after launch

The Pink Line was a future promise in early marketing; it is now an operating rail line. Maiyalap is roughly 1.5 km away, so staff have a genuine public-transport option even though the project is not station-front. For employers this can widen the catchment for recruitment. For a walk-in retail concept, the last-mile gap still matters.

About the project

Days Ramintra-Watcharapol is easiest to understand as a business property with a private-living option rather than a conventional townhouse estate. The scheme contains 76 four-storey units built around the home-office concept, with two principal formats of 282 and 308 sqm. Each unit has a 6.6-metre frontage and can accommodate up to six cars, while the estate adds 36 shared parking spaces. That physical setup is the core proposition: a buyer can separate client-facing space, staff areas, management rooms and a private top floor without putting the business into a large multi-tenant office building. For a founder-led company or family business, the appeal is control over the entire building. The trade-off is that the space is vertical, so daily operations depend on how well the four floors are programmed and whether a lift is actually installed in the unit being considered.

The standard plans are deliberately open-ended. A show unit presents the lower level as an arrival and showroom zone, the second floor as reception, meeting and executive space, the third as a larger staff floor, and the fourth as a private suite with a lounge, bedroom, dressing area, pantry and shower room. That is a merchandising example, not a mandatory layout. Resale and rental listings already show how much the units can diverge once owners fit them out: room counts vary because partitions, bedrooms and workspaces are added differently. This makes inspection more important than the headline “one-bedroom” or “four-bedroom” label used by portals. What matters is the usable floorplate, current partitions, electrical and air-conditioning capacity, lift provision, fire-safety arrangements relevant to the intended use, and the cost of adapting the building to the buyer’s operation.

Two base unit types are consistently documented. Type C sits on a plot from 24.75 sq wah and provides 282 sqm of usable area; Type B starts at 26.4 sq wah and provides 308 sqm. Both are four storeys, 6.6 metres wide and documented with four bathrooms. The extra 26 sqm in Type B is spread across the building, so the value of the larger plan depends on the operating model rather than a single oversized room. A practice with several teams, a training room or separate management offices may use the extra depth well. A smaller company that wants a client floor, a working floor and a private upper level may find 282 sqm already substantial. On the secondary market, fit-out can be worth more than the raw difference in size, so comparing two units by price and area alone can be misleading.

The communal facilities are workplace-oriented: a forum hall, shared working space, landscaped areas, a fitness zone and a basketball area, backed by access control, CCTV and round-the-clock security. The project also has 36 shared parking spaces in addition to the private parking attached to units. That matters because a home office can generate short peaks in vehicle demand when clients, suppliers or staff arrive together. The estate therefore offers more operational support than a typical townhouse compound, but it is not a full-scale managed business centre. Buyers should not assume on-site reception, extensive meeting-room inventory, restaurant floors or corporate-grade building services. The model is closer to owning an independent vertical workplace inside a controlled low-rise community.

The address is on Sukhaphiban 5 Soi 10 in Tha Raeng, Bang Khen. The neighbourhood is suburban Bangkok rather than the CBD, and road access remains a major part of the proposition. The Pink Line changes the picture compared with the project’s launch years: the line is now operational, and Maiyalap station is roughly 1.5 km away in current property databases, with Vatcharaphon station also nearby. The developer’s local map places the Ramintra 2 and Sukhaphiban 5 access points to the Chalong Rat Expressway at around 3–3.3 km. Thanommit Market and Plearnary Mall are within roughly 500–750 metres. This combination works well for a business drawing staff and customers from northern and eastern Bangkok, but it is less compelling for firms that need walk-in CBD traffic or a station directly at the front door.

The 2026 market picture is mixed in a useful way. Soken still advertises a THB 9.9 million starting point, while recent resale asks sit above that level and current rental listings are around THB 60,000–65,000 per month. Those numbers should not be turned into a yield calculation without matching like with like. A developer’s remaining unit can differ from a fitted resale in plot size, position, renovation, included equipment and transaction structure. Rental asks also show asking rent, not achieved rent or occupancy. The practical use of the data is to establish a negotiation range and identify what needs to be compared: exact unit type, frontage and plot, fit-out, parking, lift status, current ownership documents and whether the unit can legally and physically support the intended business.

Foreign-buyer due diligence is materially different here from a condominium purchase. The unit is tied to land, so the familiar 49% foreign condominium quota is not the relevant route. Thailand generally restricts direct foreign land ownership, with limited statutory exceptions that are not the normal structure for a private home-office acquisition. A foreign buyer therefore needs to establish what land title exists, who is registered on it, what rights can legally be acquired in the buyer’s circumstances, and whether the building and land rights are being transferred together. The project’s commercial flexibility can be attractive, but the legal structure comes before the fit-out story. A unit only makes sense once the buyer knows exactly what is being purchased and what can be registered.

Ownership format

This is a low-rise property tied to a land plot. Direct foreign ownership of Thai land is generally restricted, apart from narrow statutory exceptions. For a specific unit, the land title, registered landowner and legally available acquisition structure must be checked separately; a marketing label such as “freehold” does not by itself answer the foreign-buyer question.

Unit types & sizes

Type B
308 sqm
4 bathrooms

The larger base plan: four storeys, a 6.6-metre frontage, plot from 26.4 sq wah and parking for up to six cars. It gives more room for separating teams, meeting functions and management space. The show-unit arrangement is only an example; resale units can have materially different partitions and fit-outs.

Type C
282 sqm
4 bathrooms

The more compact base plan: four storeys, a 6.6-metre frontage, plot from 24.75 sq wah and parking for up to six cars. It is still a substantial owner-occupied workspace. Market listings show different room counts because owners partition the open floors differently, so the physical condition of a specific unit matters more than a portal’s bedroom label.

The official project material documents two base plans, B and C. Portal listings can show different bedroom and bathroom counts because owners reconfigure units after handover. The current floor plan of the exact property should take priority over generic listing labels.

Best for: Owner-operated businesses that want a dedicated address with separate client, staff, management and private zones.; Small or mid-sized firms for which parking and independent premises matter more than a prime CBD tower address.; Family businesses that want work and private life in one building while still separating them vertically.; Buyers willing to underwrite the exact unit rather than the project average, because fit-out, partitions, lift status and documents vary.; Investors who understand that home offices are a specialist segment and should not be treated like mass-market condominiums for exit liquidity.; may not suit: Buyers looking for a conventional family house with a large garden and little or no business function.; Foreign buyers expecting to register the attached land directly in their own name without a separate legal analysis.; Businesses dependent on heavy walk-in footfall or a central Bangkok corporate address.; Buyers who want a fully standardised unit and do not want to inspect individual fit-out and building systems.; Investors seeking condo-like liquidity, highly comparable units and a broad tenant pool..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion timing is inconsistent across sources: PropertyScout states 2021, some older project databases show 2022, and a few aggregators still carry an outdated construction/off-plan label. Active 2026 resale and rental stock supports treating the estate as completed, but the handover date for an individual unit should be checked from its documents.
  • Both Soken Development Group and Arbor Property appear in primary project material: the dedicated microsite is operated under Arbor, Soken lists DAYS in its own portfolio, and launch-era reports describe the companies as jointly involved in development/management. The seller’s exact legal entity must be checked in the unit contract. The Cube Real Property attribution found on some portals is not supported by the project’s primary pages.
  • Lift specification is inconsistent. Soken’s current project page describes passenger lifts in every unit, while a detailed launch-period review says standard units were prepared for future lift installation and the show unit had a lift fitted. The exact unit should be inspected for installed equipment, specification and condition.
