Yaek Lam Sali on the operating Yellow Line is roughly 350–390 metres away depending on the source and measuring point. That is usable infrastructure today; the future Orange Line should remain an upside scenario rather than a current selling point.

Resale stock can be found from roughly THB 1.25M–1.4M. The low ticket size is attractive, but the cheapest homes deserve extra scrutiny for condition, tenancy, title status, furnishings and any unusual sale circumstances.

About the project

Plum Condo Ram 60 Interchange is an established low-rise condominium in Hua Mak, Bang Kapi, just inside Soi Ramkhamhaeng 60. This is no longer a presale story built around future amenities: the estate has been occupied for years, units trade on the resale market and the common areas can be inspected as they actually operate. The core sources identify Pruksa Real Estate as the original developer. There are eight eight-storey residential buildings, 960 residential units and two commercial units. Some databases therefore show 962 total units; for a buyer, the useful distinction is 960 homes plus two retail spaces rather than treating the figures as a true contradiction.

The original apartment mix was intentionally compact. The project launched with one-bedroom layouts of 22.5 and 26 sqm, plus a 34.95 sqm one-bedroom-plus format with an extra flexible room. That matters when reading today's resale ads. Some sellers describe the larger plan as a two-room or even two-bedroom unit after alterations, but the marketing label in a listing is not a substitute for the registered floor plan. Buyers comparing units should confirm the official plan, any wall changes and whether renovation work was properly approved rather than assuming every 35 sqm listing has the same legal configuration.

For a low-rise scheme, the project is large. Its eight residential blocks sit on roughly 8 rai 2 ngan 27.4 square wah, and the shared facilities are spread across the site instead of being concentrated in a single clubhouse. A detailed early review records two saltwater pools, sauna rooms, indoor and outdoor fitness areas, a children's room and playground, a reading lounge, co-working space, a small cinema, gardens and a jogging area. The E–F cluster has the longer pool at about 30 metres, while Building H has another pool of about 19 metres. Building choice therefore affects daily convenience as well as view, noise and sunlight.

The condominium is completed and has a meaningful operating history. The strongest project databases place completion in December 2018 or simply in 2018, while several secondary records round it to 2019. That difference should not be dressed up as a precise fact that every source agrees on. The practical point is that this is a mature resale property, where building condition, management and maintenance matter more than a one-year discrepancy in portal metadata. A specialist database also records a structural inspection marked safe in 2025, but that entry does not replace due diligence on the chosen unit, its building and the condominium's maintenance records.

The location proposition is stronger today than it was at launch because part of the promised transport infrastructure is now real. Yaek Lam Sali station on the Yellow Line is operating, and current listings place the condominium around 390 metres from the station. Earlier project material quoted roughly 320–350 metres depending on the measuring point. That is close enough for many residents to use the rail network as part of a normal commute. The Orange Line through Lam Sali remains future infrastructure: official transport-agency material still describes the eastern section as an ongoing project, so it should be treated as potential future connectivity, not as a service a resident can use today.

The entrance is inside Soi Ramkhamhaeng 60 rather than directly on the main road. A detailed site visit measured roughly 185 metres from Ramkhamhaeng Road to the project. This creates a useful middle ground: the buildings are not buried deep in a residential maze, yet they are set back from the traffic of the main corridor. Daily life can work without a car for residents who use Yaek Lam Sali station and the dense retail and service network around Bang Kapi. Drivers also have access toward Ramkhamhaeng, Srinagarindra and Krungthep Kreetha, but rush-hour travel in this part of Bangkok should be judged from real commuting tests, not optimistic marketing times.

As of 14 September 2026, the project behaves like a liquid mass-market resale condominium rather than developer inventory. A major portal shows asking prices from about THB 1.25M to THB 3.5M, while other databases carry dozens of live sale and rental advertisements. Recent 23–26.5 sqm homes commonly appear around THB 1.3M–1.8M, with the upper end shaped by size, renovation, furnishings, floor and view. The THB 1.25M figure is therefore a lower public market anchor, not a promise that a typical unit can be bought at that level. A very cheap unit may involve condition issues, an existing tenant, urgency, foreclosure or other facts that need to be understood before comparison.

There is also visible rental depth, but that should not be converted into a guaranteed yield story. Major portals carry many active rental ads, with part of the available stock currently around THB 8,000–9,500 per month and a broader set of listings outside that band. This supports the conclusion that tenants do look at the project. It does not establish occupancy, achievable net rent or annual return for a particular apartment. Investors should compare the exact building and floor, furnishing quality, competition from near-identical small units, agency fees, vacancy, repairs, common charges and the unit's real rental history.

Specialist databases consistently quote a common-area fee of THB 40 per sqm per month. On a small unit the absolute bill is modest, but the fee alone says little about management quality. In an eight-building estate, a buyer should review the condominium juristic person's finances, owner arrears, planned capital works, lift and pool maintenance, façade condition and insurance. It is worth walking the whole site rather than inspecting only the sales-friendly central areas. Evening parking pressure, corridor upkeep, access control and noise can vary between buildings and may matter more to everyday satisfaction than the headline facility list.

Parking was originally promoted at roughly 40% of units including tandem spaces. That is a material constraint for a 960-unit condominium, particularly for households that expect to keep a car. The trade-off is the functioning Yellow Line station within walking distance. A single resident or couple commuting by rail may find the format efficient: relatively low purchase price, compact space and direct access to a substantial Bang Kapi neighbourhood. A family with two cars, significant storage needs or a preference for larger rooms may outgrow the product quickly even if the location itself works well.

Foreign ownership is more straightforward here than in a landed villa, but the exact unit still matters. Thai condominium rules allow qualifying foreign buyers to own a condominium unit on a freehold basis within the statutory foreign-ownership quota. Portals often label the project simply as 'freehold', yet that label does not confirm that foreign quota is available for the unit being offered today. Before paying a deposit, a foreign buyer should obtain quota confirmation from the condominium juristic person, review the unit title, check outstanding common-area charges and verify the seller's authority to transfer the property.

The project is therefore best evaluated as a mature urban condominium with a low entry price, very small original floor plans and a genuine current rail connection. Its advantages are tangible and inspectable rather than speculative: a functioning estate, an active resale and rental market, a broad facility set and walkable access to Yaek Lam Sali. The limitations are equally visible: high unit count, substantial competition between similar apartments, compact interiors and parking that may be tight. The sensible purchase decision is made at unit level — building, floor, orientation, condition, documents, quota and price — rather than by treating every apartment in Plum Condo Ram 60 Interchange as interchangeable.

Ownership format

Units in a registered condominium can be held by a foreign buyer on a freehold basis within the building's applicable foreign-ownership quota.
