The transport case is based on infrastructure that already operates. YL09 Yaek Lam Sali is an active Yellow Line station and property databases place the condominium within a short walk of the interchange area. The Orange Line station at the same junction is still a future connection, so it should be treated as potential improvement rather than counted as today's transport network.

Low absolute entry price

Small resale units can be bought at a comparatively low absolute price for Bangkok, with a current observed listing at THB 1.19 million. Low entry cost does not automatically mean strong value, though. In a project with many similar apartments, renovation quality, floor, view, tenant status and foreign-quota eligibility can matter more than a modest difference between asking prices.

Deep internal resale pool

With 1,212 residential units, buyers often have several comparable homes to inspect instead of relying on a single listing. The same depth creates competition for owners who later want to rent or resell. An undistinguished unit needs either better condition, a better position in the building or a more compelling price because a tenant or future buyer can often choose another apartment in the same complex.

Building-level records matter

Community documentation shows separate condominium-juristic registrations for A–B and C. That makes building-specific due diligence important: the debt-free certificate, current charges, AGM decisions and foreign-quota confirmation should come from the juristic entity responsible for the selected unit. A generic project profile is not enough for transfer.

Age is inspectable, not abstract

More than a decade of operation means buyers can judge the actual condition of lifts, corridors, facades, pool areas, engineering systems and parking rather than relying on launch promises. The benefit is visibility; the trade-off is that maintenance history matters. An older condominium can still be a rational purchase when systems and reserves have been managed well, but the construction year alone cannot answer that question.

Lumpini Ville Ramkhamhaeng 60/2 is a large, established condominium in Hua Mak, Bang Kapi, positioned between Ramkhamhaeng Soi 60/1 and 60/2. It is not a single tower. L.P.N. Development corporate records and community documents describe three buildings with 15- and 25-storey structures. Most market databases quote 1,212 residential units. A community AGM document explains why some legal records can appear to show a higher number: Buildings A and B are described as containing 932 residential units plus six shops, while Building C contains 280 residential units plus one shop. The familiar 1,212 figure therefore refers to the homes themselves; counting the seven commercial units produces a higher total number of registered premises. That distinction is useful for due diligence because the buyer ultimately deals with the records and juristic person relevant to the selected building, not just a project-level marketing profile.

L.P.N. Development launched the project in 2012. Historic company material confirms three buildings and 1,212 residential units, while completion dates in public databases vary between late 2013 and 2014. The registration history provides a reasonable explanation. The condominium juristic entity for Building C was registered on 6 December 2013, while the A–B entity was registered on 20 March 2014. For a project-level record, 2014 is therefore the safer date for full completion rather than treating December 2013 as if every building reached the same legal milestone at once. For a resale buyer more than a decade later, the exact handover month is less important than the present condition of the selected building, the financial health of its juristic person and the maintenance history of the common property.

The original unit mix is compact and aimed at mainstream urban living. Home.co.th retains layouts of approximately 22.5 sqm and 26 sqm with one bedroom, plus a 45 sqm two-bedroom, two-bathroom plan; its historical project range extends from 22.5 to 52 sqm. PropertyHub summarises the core inventory as one-bedroom units around 22.5–27 sqm and two-bedroom units around 45 sqm. Current resale agents sometimes label 23–26 sqm homes as studios and sometimes as one-bedroom apartments. That inconsistency is more likely to reflect resale-listing conventions than a clearly documented additional original type. Buyers should look at the actual floor plan, whether the sleeping area is genuinely enclosed, and the registered area rather than relying on the category selected by an agent.

Developer sales are closed, so the market is now entirely resale-led. As of 14 September 2026, the lowest open asking price we could substantiate was THB 1.19 million for a 23 sqm one-bedroom unit on the 10th floor on PropertyHub, refreshed on 12 September. Most fresh small-unit listings sit higher, broadly from about THB 1.29 million to THB 1.9 million, while 45 sqm two-bedroom units are being offered around THB 3.2–3.4 million. THB 1.19 million should therefore be treated as a lower observed listing, not as a project-wide valuation. Floor, view, renovation quality, furniture, tenancy status and foreign-quota eligibility can create meaningful differences between two units that otherwise look very similar on a portal.

The location has become materially more useful since the Yellow Line opened. Public mapping data places the project at roughly 13.761507, 100.649638, and DDProperty puts it about 440 metres from the Yaek Lam Sali station area. One distinction matters because many older property descriptions blur two lines together. YL09 Yaek Lam Sali on the operating Yellow Line is already in service. OR20 Yaek Lam Sali on the Orange Line is not yet commercially open as of 14 September 2026. Bangkok Expressway and Metro's Q1 2026 report expects the eastern Orange Line section to enter commercial operation in early 2028. Buyers therefore have an existing rail connection today, while the future Orange Line interchange is potential upside rather than a current amenity.

The common facilities are typical of a large LPN project from this period. Multiple databases consistently list a swimming pool, gym, landscaped areas, children's facilities, parking, security, CCTV and key-card access; retail and food options inside the development are also reported. PropertyHub lists the common fee at THB 30 per sqm, and individual FazWaz listings show monthly fees consistent with that rate. A 23 sqm unit, for example, is shown with a THB 690 monthly charge. Even so, the current invoice and the latest AGM records are more important than a portal figure. A resale buyer should obtain the present fee schedule, debt-free status and any approved major works for the correct juristic entity before transfer, particularly in a condominium that has been operating for more than ten years.

Foreign ownership is comparatively straightforward here because the asset is a registered condominium unit rather than a house tied to land. Thai government guidance confirms that qualifying foreign buyers may own condominium units directly within the statutory foreign quota, capped at 49% of the building's total unit area. The condominium juristic person must certify that the quota remains available for the transfer. A listing marked 'freehold' therefore describes the tenure but does not by itself prove that the selected unit can be registered in a foreign buyer's name today. The buyer still needs quota confirmation, the juristic person's debt-free certificate, seller documents and a compliant funds trail. If a particular resale unit is available only under the Thai quota, that needs to be established before a reservation or deposit is paid.

The most useful way to judge Lumpini Ville Ramkhamhaeng 60/2 is as mature, budget-focused urban housing rather than as a new development story. Its strengths are a low absolute entry price, simple unit formats, an operating Yellow Line station nearby and a deep resale pool that gives buyers room to compare. The trade-offs are equally tangible: density, three sizeable buildings, the age of the property, compact floor areas and parking that FazWaz reports at roughly 40% of the residential unit count. For an owner-occupier, it can make sense if Bang Kapi suits the daily commute and a small apartment is enough. For an investor, the relevant numbers are the achievable rent for the exact unit, vacancy, renovation cost and the amount of competing stock inside a 1,212-unit project—not a generic advertised yield. Comparing several units in the same building is particularly valuable here because condition and price can vary more than the project name suggests.

A qualifying foreign buyer may register condominium freehold within the statutory 49% foreign quota of the condominium's total unit area. Quota availability for the selected unit must be certified by the relevant condominium juristic person before transfer.
