Why this project is worth a look

A building you can inspect

This is not a pre-completion purchase. Buyers can walk through the lobby, test the lifts, see the car park, inspect the pool and sports areas, and judge how the condominium has been maintained over time. That removes a large part of the delivery risk found in new launches. The flip side is that a resale inspection matters more: air-conditioning systems, electrical work, water damage, bathrooms, kitchens and previous renovations can vary substantially from one apartment to another.

Unusually generous floor areas

The project regularly offers more space than many newer Bangkok condominiums. Smaller units are often in the high-60-sqm range, while family apartments can run well above 100 sqm. That is attractive to buyers prioritising daily living space, home working or long-term family use. The important comparison is not square metres alone; circulation, bedroom proportions, bathrooms, storage and the quality of any renovation determine whether that extra floor area is genuinely useful.

Rail access has improved

The MRT Yellow Line gives the address a stronger public-transport story than older descriptions of the project suggest. Si Kritha is roughly half a kilometre away according to current property portals. Buyers who expect to use the train frequently should still walk the route in real conditions: a nominal 500-metre distance can feel very different depending on crossings, pavement quality, weather and the building entrance used.

Real resale comparables

There are enough active listings to compare units within the same building rather than relying on a single seller's narrative. That makes it easier to see how floor, view, renovation and layout affect asking prices. Portal inventory should not be treated as a clean statistical sample, though, because the same apartment can be advertised by several agents. A useful negotiation benchmark comes from verified, genuinely available units with similar size and condition.

Operations matter more than age

A completion year alone does not tell a buyer how well a condominium works today. The more useful questions are how the lifts, pool, sports areas and shared systems are maintained, how the common areas feel in person, and whether the juristic person is handling recurring and major works sensibly. Current maintenance charges, any outstanding balance attached to the unit and recent owner decisions are worth reviewing before purchase. In a mature building, those operational details often say more about future ownership costs than the age number itself.

About the project

The Fourwings Residence is an established high-rise condominium on Srinagarindra Road in Hua Mak, Bang Kapi. It is a resale building rather than a new launch, which makes the buying decision much more tangible: buyers can inspect the actual common areas, building management, parking, unit condition and views instead of relying on renderings or delivery promises. The confirmed address is 335 Srinagarindra Road, Hua Mak, Bang Kapi, Bangkok 10240. The working project record is one 26-storey building with 470 condominium units, with no separately documented phase or second tower found. For an owner-occupier or resale investor, maturity has a practical advantage: there are real units to compare and a visible operating history. The trade-off is that the condition of the selected apartment and the quality of ongoing maintenance matter more than the original positioning of the development.

Access is more relevant today than it was when the project was first completed. Si Kritha station on the MRT Yellow Line is roughly 0.5–0.54 km away, while Yaek Lam Sali is around 0.8 km. The setting is not prime central Bangkok in the Sukhumvit or Sathorn sense; it is an eastern Bangkok location on a major road with direct exposure to Srinagarindra and useful links toward Bang Kapi and the airport side of the city. The Mall Bangkapi is around 1.4 km away and the National Institute of Development Administration about 1.7 km. The trade-off is straightforward: residents gain an established urban catchment and rail access, while buyers should still inspect road noise, traffic patterns and the precise orientation of the unit because a main-road address can feel very different from one side of the tower to another. Anyone planning to commute by rail should walk the station route personally rather than treating the mapped distance as a complete measure of convenience.

The resale stock is varied enough that the project cannot be understood through a single standard floor plan. Current listings include smaller apartments around 66–72 sqm, two-bedroom homes commonly seen around the mid-80s to roughly 100 sqm, larger three-bedroom units around 134–142 sqm, and occasional very large upper-floor residences of about 300 sqm. Descriptions are not perfectly consistent across portals, which is normal in an older resale building where units may have been renovated or reconfigured over time. As of 14 September 2026, the lowest active asking level found is around THB 3.9 million, but asking prices extend far above that. Condition, renovation quality, view, floor, parking arrangements, foreign-quota status and seller documentation can all create a material difference between two apartments that appear similar in a portal search. The sensible comparison is therefore unit against unit within the same building, not headline price against headline price across different listings.

A purchase here should be approached as a conventional Bangkok resale transaction, not as a developer sale. Before a meaningful deposit is paid, the buyer should review the title for the specific unit, confirm the seller's authority, check whether there are outstanding juristic-person charges, compare the registered plan with the present layout, and understand any renovation work that has been carried out. A foreign buyer also needs the condominium juristic person's confirmation that the foreign-ownership quota is available at the time of transfer. Building operations deserve their own review: current common charges, parking rules, major repair history and owner-meeting decisions can have a larger long-term impact than a modest difference in purchase price. Public building information refers to four passenger lifts and 345 parking spaces, but that does not establish a dedicated parking right for every apartment. The point is not that an older condominium is inherently weak; it is that value is revealed through management records, physical inspection and transaction documents rather than a launch brochure.

The rental market can be useful here, but it should not be reduced to a headline yield. Current portals show everything from ordinary one-bedroom rentals to rare 300-sqm upper-floor homes, so the project-wide asking range is far too broad to describe the economics of a specific purchase. A modestly finished 70-sqm apartment, a family unit around 100 sqm and a large top-floor residence target different tenants, require different furnishing budgets and may have very different vacancy periods. A sensible rental case starts with the exact unit: verified purchase price, present condition, renovation needs, current common charges, furniture, leasing costs and any juristic-person rules that affect occupancy. Only then does it make sense to compare against genuinely similar rental listings in The Fourwings Residence and nearby buildings. The amount of live rental inventory demonstrates an active rental market, but it does not establish a guaranteed tenant, fixed occupancy or a dependable investment return. For an investor, the advantage of a mature project is the depth of observable resale and rental evidence, provided that duplicated listings and different unit conditions are filtered out before making assumptions.

Ownership format

A foreign buyer may own a unit freehold within the condominium's foreign-ownership quota, which cannot exceed 49% of the aggregate unit area in the building. The quota position and seller's title documents must be confirmed for the specific resale unit before transfer.

Unit types & sizes

1-bedroom apartments
About 66–72 sqm across current listings and project profiles
Typically 1–2 bathrooms in current listings

This is generally the lowest-entry segment in the building. The floor area is generous for a one-bedroom by current Bangkok standards, but advertised layouts and bathroom counts vary, so buyers should rely on the actual plan and inspection rather than the portal label alone.

Current asking prices found from about THB 3.9M
2-bedroom apartments
Commonly around 85–100 sqm, with some smaller reconfigured listings
Current listings show 2–3 bathrooms

This is the practical middle of the project for buyers needing a genuine second bedroom or home office without moving into the largest family layouts. Some listings appear to describe reconfigured units, so the registered plan and current layout should be checked before purchase.

Pricing varies materially with size, floor, renovation and condition
3-bedroom apartments
About 134–142 sqm
Typically 3 bathrooms in current listings

These are substantial family-sized apartments and one of the building's more distinctive resale products. Renovation quality matters a great deal at this size: kitchens, bathrooms, air-conditioning and electrical upgrades can create a large difference in the true post-purchase budget.

Current asks vary widely; compare units of similar size and condition
Large upper-floor residences
Around 300 sqm in occasional listings
One current example has 3 bedrooms and 4 bathrooms

These should not be treated as a standard project layout. They show that the building contains occasional very large residences, but availability is highly unit-specific. Buyers should request the registered plan, renovation history and precise parking or ancillary rights before valuing one against ordinary three-bedroom stock.

Resale portals do not describe the unit mix consistently. The ranges above are based on current listings and project profiles; the registered plan for the specific apartment should be checked against its present configuration before purchase. Pay particular attention where the advertised bedroom count looks unusual for the floor area. An extra room may have been created during renovation. That is not automatically a problem, but the buyer should understand what was altered and whether the present configuration is consistent with the registered condominium plan and building rules. Comparing several apartments of similar size side by side also helps separate the value of the floor area from the premium attached to renovation, floor level and outlook. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: As of 14 September 2026, the lowest current asking price found in active resale listings is about THB 3.9 million. This is a resale-market reference point; availability, unit condition, ownership status and final terms need to be checked for the specific apartment.
  • Completed: 2008

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Owner-occupiers who value generous floor area and are comfortable buying into an established building rather than a new development.; Families looking for genuine 100-sqm-plus options, multiple bathrooms and established shared facilities instead of compact new-build layouts.; Resale buyers who want several same-building comparables and are prepared to negotiate based on actual condition, floor, view and renovation quality.; Foreign buyers willing to verify the foreign-quota position of the selected unit and complete normal title and seller due diligence before transfer.; may not suit: Buyers who specifically want a new building, current-generation building systems, fresh common areas and a developer warranty environment.; Anyone expecting a central walk-everywhere Bangkok setting comparable with prime Sukhumvit, Silom or Sathorn; Srinagarindra offers a different urban pattern.; Buyers trying to decide on price per square metre alone, because unit condition and building quality can matter more than a simple average in an older completed condominium..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion timing differs by source: FazWaz gives December 2007, while DDproperty and PropertyHub give 2008. A SAM record cites condominium registration 5/2551, so 2008 is used in the main record.
  • PropertyHub's structured field shows 322 units, while its own project description says 470. SAM, DDproperty, FazWaz, BaanFinder and Kakar Holdings also support 470, which is therefore used in the main record.
  • PropertyHub lists a common fee of THB 20 per sqm, but the current 2026 rate has not been confirmed directly by the condominium juristic person. Buyers should request the latest statement and fee schedule.
