Why this project is worth a look
Exceptionally large layouts
Current inventory shows two-bedroom homes around 150–170 sqm and three-bedroom homes around 250 sqm. The appeal is real usable space, but refurbishment and running costs can also be much higher than for a compact modern condo.
Sukhumvit 24 address
The building is at 49 Soi Sukhumvit 24, with Phrom Phong BTS and the Emporium, EmQuartier and Emsphere cluster all shown within roughly a kilometre. The location can work for residents who want central Sukhumvit without depending on a car for every trip.
Mature-building trade-offs
Completion dates to 1997. That makes building maintenance, lift and MEP condition, juristic-person finances and prior unit renovation more important to the purchase than launch specifications or a developer warranty.
Thin sale transparency
Rental stock is visible, while verified sale inventory is much thinner. A THB 3.6M portal starting figure should be treated as a lead to investigate, not as a confirmed entry price for a unit currently available to buy.
About the project
Sahai Place is an eight-storey condominium on Sukhumvit 24 in Khlong Tan, Khlong Toei, completed in 1997. It is a mature resale building rather than a developer-led new launch, so the useful questions are different from those you would ask about an off-plan project. The exact unit matters more than a showroom specification, and the building's current management and physical condition matter more than launch marketing. The location itself is well established: multiple independent sources point to 49 Soi Sukhumvit 24, while OpenStreetMap identifies Sahai Place as a separate residential building at the same spot. Businesses operating inside the property also publish the same address, which gives unusually solid location evidence for an older Bangkok condominium with a relatively light online footprint.
The clearest reason to look at Sahai Place is space. Current rental inventory includes two-bedroom apartments of about 150 and 170 sqm and three-bedroom apartments around 250 sqm. Those are very large layouts by current central-Bangkok standards. That can work well for a family, a tenant who wants proper living and dining rooms, or a buyer who values usable floor area more than a new lobby and contemporary common-area design. The trade-off is that a 150–250 sqm unit can be expensive to renovate and run if its air-conditioning, bathrooms, kitchen, windows or electrical systems are dated. In a 1997 building, two units with the same plan can have completely different ownership economics depending on what has already been replaced.

Public databases are not perfectly consistent on the size of the project. Nestopa reports one building with 19 units, and Hipflat's descriptive text also refers to 19 units. Some Hipflat and Thailand-Property feeds show nine, but those same pages are heavily structured around nine rental listings, so that number may reflect live inventory rather than the building's full unit count. We use 19 as the working figure while keeping the conflict visible. For a small condominium, the final count is worth confirming from juristic-person records because common expenses, voting concentration and the impact of major repairs can be more material when costs are shared among relatively few owners.
The address puts Sahai Place inside the Phrom Phong side of central Sukhumvit rather than on its fringe. Portal mapping places Phrom Phong BTS at roughly 590 metres, Emporium at about 550 metres, EmQuartier around 670 metres and Emsphere around 760 metres. Queen Sirikit National Convention Centre MRT is shown at roughly 960 metres. That gives residents more than one practical transport option and places everyday shopping, dining and services within a compact central area. The flip side is that Sukhumvit 24 is dense and active, with hotels, residences, restaurants and traffic. Noise, outlook and privacy should therefore be judged from the actual floor and orientation of the unit, not inferred from the neighbourhood name alone.
The common facilities reported across the main project profiles are a swimming pool, gym, sauna, children's area, parking and security. On paper that is a reasonable list for a building of this age. In practice, condition is more important than the checklist. A buyer should inspect the pool area, lifts, corridors, car park, fire-safety equipment and the overall standard of maintenance, then request the condominium's recent financial and meeting records. We did not find dependable public information on common fees, sinking-fund balance, major planned works or recent building-system replacements. Those missing items can have a much larger financial effect on an older low-unit-count building than an extra amenity on the brochure list.
Sale pricing is less transparent than rental activity. Nestopa currently displays a project-level starting figure of THB 3.6 million, but we could not match that number to a clearly identifiable live sale unit across the other major profiles checked. Rental inventory is easier to verify: recent listings cluster around THB 35,000–50,000 per month for approximately 150–250 sqm units. That is useful evidence of the kind of stock circulating in the building, but it is not enough to calculate an investment yield. A responsible yield estimate would need a confirmed purchase price, renovation budget, common charges, vacancy assumption, taxes and the actual achievable rent for the specific apartment.
For a foreign buyer, the word freehold on a portal is only the first step. DDProperty lists the project's tenure as freehold, while Thai condominium law limits foreign ownership to the building's 49% foreign quota. The condominium juristic person should issue confirmation for the selected unit before transfer. None of the public project pages we reviewed gives a current foreign-quota balance for Sahai Place, so this cannot be assumed from the building name or from a seller's description. The title, quota letter and transfer documents for the exact unit are the evidence that matters.
Sahai Place is therefore best approached as an individual-asset purchase inside an established building, not as a branded development story. We were not able to verify the original developer or a developer legal entity from reliable public records. DDProperty states developer information is unavailable, while some aggregators simply label 'Sahai Place' as the developer without identifying a company that can be independently checked. For a project completed in 1997 this does not automatically prevent a transaction, but it shifts due diligence toward the condominium title, juristic-person records, building finances, unit condition and comparable resale evidence. The project can still be relevant for buyers who want unusually generous space in Sukhumvit 24, provided they are comfortable doing that unit-level work.
Ownership format
DDProperty lists the project tenure as freehold. A foreign buyer can take condominium freehold in their own name only within Thailand’s 49% foreign-ownership quota for the condominium building; the condominium juristic person should confirm quota for the specific unit before transfer. If no quota is available and a leasehold structure is offered instead, its contractual terms need separate review.

Nestopa includes one-bedroom units in the project mix, but no current listing was found that allowed us to verify a dependable size or bathroom count.
Current rental stock verifies at least two sizes, around 150 and 170 sqm. These are generous central-Bangkok layouts, so the value of any individual unit depends heavily on renovation quality and internal systems.
Several current rental listings show three-bedroom homes of about 250 sqm with three or four bathrooms. The scale can suit long-term family living, but refurbishment and ownership costs need to be underwritten unit by unit.
