Genuinely large homes
The official mix starts with a 61 sqm one-bedroom, moves to 100–122 sqm two-bedrooms and reaches 174–178 sqm for three bedrooms. That creates a very different living proposition from a compact city condo: there is more room for storage, dining and day-to-day family use. The trade-off is a higher ticket size and a narrower tenant pool if the purchase is primarily for rental.
Lower unit density
KRAAM has 128 apartments in one 29-storey tower. A detailed completed-building review records up to eight units per floor through the main residential levels, with fewer homes at the top. This is useful for buyers who dislike high-volume projects, although lift traffic and resident behaviour still need to be judged in person.
Completed and inspectable
The project has been complete since 2019, so buyers can inspect the actual view, noise, finishes, common areas and surrounding buildings. There is no need to model construction-delivery risk. Instead, due diligence moves to the individual resale: title, quota, condition, tenancy, furniture, renovation history and seller documentation.
Phrom Phong setting
The building sits inside Sukhumvit Soi 26 within walking reach of BTS Phrom Phong, while the soi also connects through toward Rama IV. The location works for both rail and car-based routines. Unit orientation matters, however, because views differ substantially between sides of the tower and can change again with floor height.
Parking-led practicality
NYE Estate currently states parking at about 130% of the unit count, and the completed-building review reports roughly 165 spaces. The main pool and fitness facilities are on the 26th floor, with garden and lobby areas below. For households with cars this is a meaningful advantage, but whether a resale includes a fixed or assigned space should be verified from the unit documents.

Its most useful distinction is not the luxury label but the physical format: one 29-storey tower, 128 units and apartment sizes that start where many newer central-Bangkok projects are already well into their larger layouts. The developer's current project page lists a 61 sqm one-bedroom, two-bedroom layouts from 100 to 122 sqm, three-bedroom homes from 174 to 178 sqm and a 228 sqm penthouse. That makes KRAAM relevant to buyers who want an actual long-term home in the city rather than a compact investment unit with minimal storage and living space.
The building was completed in 2019, so a purchase in 2026 is primarily a resale transaction. That removes construction-completion risk but replaces it with unit-specific due diligence. Buyers need to look at the actual title, foreign-quota availability, condition, renovation history, view, furniture package, occupancy and seller readiness rather than relying on a project brochure. Active listings refreshed in September 2026 showed a lower asking-price anchor of THB 16.0M for a roughly 60 sqm one-bedroom. Other 61 sqm one-bedrooms were marketed above that level, while current two-bedroom stock around 100 to 111 sqm was commonly advertised in the low-to-mid THB 30M range. These are asking prices, not recorded transactions, and the spread is wide enough that a unit-by-unit comparison matters.

KRAAM's low-density positioning is backed by some tangible building characteristics. The developer states 128 units in total, while a detailed review of the completed building describes a maximum of eight homes per floor through the main residential stack. Residential floors sit above several levels of parking, and density falls further at the top: the completed-building review records four units on floors 27 and 28 and three on the 29th floor. That does not guarantee silence or privacy in every apartment, but it is structurally different from a mass-market tower with several hundred units sharing the same lobby, lifts and leisure deck. Buyers who care about circulation and common-area crowding should inspect the building at the times they expect to use it, rather than treating the unit count as a complete answer.
The original design brief was a 'home-like' condominium, and there are practical features behind the phrase. Project and independent sources describe full-height glazing, triple-glazed windows, façade fins for solar control and separated wall sections intended to help privacy and cross-ventilation. The completed review also notes approximately three-metre ceilings and substantial built-in elements. Some layouts use yard or service areas that function as private extensions of the home even though parts of those areas may sit outside the registered title area. This is a meaningful detail in a resale purchase: marketing floor area, usable space and legally owned area should not be assumed to be the same figure. The title deed and unit plan should control the comparison.
The address places the building inside Sukhumvit Soi 26, around a walkable distance from BTS Phrom Phong; major portals place the station at roughly 590 metres. Soi 26 also connects Sukhumvit Road with Rama IV, giving drivers more than one way in and out of the neighbourhood, although peak-hour traffic remains a real part of central Bangkok life. Emporium, EmQuartier, Benchasiri Park and the wider Phrom Phong retail and dining district are close enough to shape daily routines. Within the project, the main leisure floor is high in the building: the developer confirms the pool, fitness facilities and steam room on the 26th floor, while the ground level contains the lobby, garden and multi-purpose or library-style spaces. For an owner-occupier, the real trade-off is therefore straightforward: KRAAM offers unusually generous internal space and a lower-density building, but the buyer is choosing a seven-year-old completed project and needs to judge the exact resale unit rather than the project concept alone.
Ownership format
The condominium units are held on a freehold basis. A foreign buyer can register freehold title in their own name only if foreign-quota capacity is available; foreign ownership in a registered condominium may not exceed 49% of the aggregate unit area. The quota status must be checked for the selected resale unit before transfer.
Unit types & sizes
The smallest official KRAAM format is still a full-size one-bedroom by central Bangkok standards. Resale portals currently show examples around 60–61 sqm, so small differences can reflect the registered area or portal rounding. The title area of the specific unit is the figure that should be used for a purchase comparison.
This is the project's core family format. Current 2026 resale listings include homes around 100–111 sqm, broadly within the official range. Layout, view and fit-out can vary enough that the headline asking price should be compared together with title area, floor, orientation and condition.
A large owner-occupier format aimed at households that need substantial shared and private space. The completed-building review places three-bedroom layouts on higher residential floors and notes usable yard or service areas that may sit outside the registered title. Those areas should be checked against the unit plan rather than assumed to be owned floor area.
