Why this project is worth a look

Genuinely large layouts

The original plan mix is generous by current central-Bangkok standards: about 46 sqm for the smallest studios, one-bedroom layouts reaching the mid-70s, two-bedroom homes up to roughly 133 sqm, and three-bedroom units around 164 sqm. That extra area can translate into better storage, work space and living rooms, but it also raises refurbishment and carrying costs. The space only creates value when the individual unit is bought well.

An inspectable asset

Because the development has operated since 2009, buyers can judge the building as it exists rather than as promised. Lifts, pool, parking, common areas and management quality are observable. The flip side is age: units have different maintenance and renovation histories, and future capital works should be assessed through the condominium juristic person’s records rather than assumed away.

Sukhumvit 24 position

The address sits in the Phrom Phong catchment with straightforward access toward Sukhumvit Road, Rama IV and the EM District. It is not a station-connected project, so the walk to BTS Phrom Phong is part of the trade-off. Rail commuters should test that route themselves; drivers and taxi users may value the broader road access more.

Resale variety

The secondary market contains original-condition apartments, renovated homes, duplexes and reconfigured units. That gives buyers more choice than a uniform new launch, but it makes project-wide averages less useful. Tower, floor, view, renovation quality, approved layout, quota status and title documentation all matter at the unit level.

About the project

The Emporio Place is an established Sukhumvit 24 residence rather than a new launch where buyers have to rely on renderings and forward-looking promises. The development is made up of three towers: North at 35 storeys, East at 42, and South at 12. A Bangkok Metropolitan Administration study records 361 condominium units across three buildings on a 5-rai-2-ngan-62-square-wah site, completed in 2009. Architect A49 also lists 2009 as the completion year and identifies TCC Capital Land as the client. For a buyer, that long operating history changes the due-diligence process. You can inspect the actual façade, lifts, parking, common areas, building management and maintenance standard instead of guessing how the finished project will perform. The trade-off is that two units with the same nominal size may now be very different assets. Renovation quality, air-conditioning systems, plumbing, windows, built-ins and alterations can vary widely after more than fifteen years of use. The project should therefore be judged unit by unit, not as a single uniform product.

Space is the clearest reason The Emporio Place still stands out in the Phrom Phong resale market. The original mix includes studios around 46 sqm, one-bedroom layouts from roughly 48 to 76.5 sqm, two-bedroom homes from about 101 to 133 sqm, and three-bedroom units around 164 sqm, with duplex formats in the mix. Current resale listings also show enlarged, reconfigured and combined units that sit outside the original plan schedule. That matters because a bedroom count on a portal does not always tell you what you are actually buying. A well-kept 101 sqm two-bedroom can offer a genuinely substantial living and dining area, while an altered unit may trade space differently or carry undocumented changes. Owner-occupiers who value room to live, work and store belongings may find the proportions more practical than many newer central projects. Investors need to be more selective: larger homes usually mean a higher absolute purchase price, higher refurbishment exposure and a narrower resale buyer pool, so the entry price and unit condition matter more than the project name.

The address is 93 Soi Sukhumvit 24, Khlong Tan, Khlong Toei, Bangkok. It sits in the wider Phrom Phong district between Sukhumvit Road and Rama IV, within the same central lifestyle catchment as Emporium, EmQuartier and Emsphere. The building is not directly attached to the BTS station. Property sources generally place Phrom Phong station at roughly an 800–900 metre walk, which is close in central-Bangkok terms but very different from stepping out of a lobby onto the station entrance. Buyers who mostly use cars, taxis or ride-hailing may see that as a minor issue; daily rail commuters should walk the route themselves in heat, rain and evening traffic before deciding. The site can also be approached through the Sukhumvit 24/Rama IV side of the area, which gives more than one way to move through the neighbourhood. That flexibility is useful, but Sukhumvit 24 is still a busy urban street and peak-hour travel should be tested in person rather than inferred from a map.

At 361 residential units, The Emporio Place is sizeable but not a mass-market tower with a thousand small apartments. The homes are spread across three buildings, while project data also refers to seven retail units. Historical technical material reports 482 parking spaces, a relatively generous nominal ratio for a central condominium, although actual parking rights and allocation still need to be checked against the building rules and the specific unit. Amenities are conventional but substantial: an adult and children’s pool, gym, sauna and steam rooms, library, children’s room, multipurpose space, landscaped outdoor areas and security with access control and CCTV. There is also retail at the development. Buyers should resist treating the facilities list as a simple checklist. In a completed 2009 building, the more important questions are how well each facility is maintained, what major works have already been completed, what capital expenditure is expected next, and whether the condominium juristic person has the finances and governance to keep the common property in good condition.

The pricing picture is a resale-market picture, not a developer price list. Active listings checked around early October 2026 put the lower end near THB 7.7 million for a smaller unit around 46 sqm, while apparently similar homes can be offered at materially different prices depending on floor, tower, view, fit-out, layout and title status. Older portal records at lower prices are not reliable evidence that the same stock is still available. Foreign buyers also need to separate project tenure from unit availability. Historical CapitaLand material describes the project tenure as freehold, but the legal ability of a foreign purchaser to take freehold title depends on the building’s available foreign quota at the time of transfer. Current resale advertisements illustrate this directly: some units are marketed as foreign-quota units, while others are explicitly Thai quota. The practical due-diligence question is therefore not whether The Emporio Place is 'freehold' in the abstract, but whether the selected unit can be transferred to the intended buyer under the current quota and documentary conditions.

The building’s age deserves proper weight without turning into a blanket negative. Completion in 2009 means there is a long record of occupation, leasing, resale and maintenance. That gives a careful buyer more observable evidence than a brand-new handover: you can see how the common areas have aged, whether water ingress or façade issues are visible, how the lifts perform, how the lobby and pool are maintained, and whether parking works in real life. The same age also increases the importance of unit-level inspection. A glossy renovation can hide old fan-coil units, plumbing, electrical work or waterproofing. Duplexes and reconfigured apartments deserve particular attention because their internal layouts may have changed since the original plan. Any structural or material alteration should be reconciled with the title documents, approved plans and building records where relevant. This is one of those projects where physical inspection and document review need to move together; doing only one leaves too much room for surprises.

The strongest case for The Emporio Place is not that it is the newest or most fashionable building in Phrom Phong. It is the combination of large central-Bangkok layouts, a well-established Sukhumvit 24 address and a development whose real-world strengths and weaknesses can be inspected today. For an owner-occupier, the decision should come down to the actual floor plan, view, unit condition, parking, daily transport pattern and the quality of the building’s management. For an investor, discipline on purchase price is even more important. Large units can appeal to tenants who want more usable space than newer compact condominiums provide, but renovation costs, vacancy risk and the eventual resale buyer pool all grow with the ticket size. Buying the project name alone is not enough. A good acquisition here is a specific unit with a sound layout, clean title path, appropriate foreign-quota status where required, sensible condition and a price that leaves room for the realities of owning a mature Bangkok condominium.

Ownership format

Foreign freehold is possible if the selected unit can be transferred within the building’s foreign quota, capped at 49% of the total condominium unit area. If foreign freehold is unavailable for that unit, a lease structure may be considered; exact title and quota status are unit-specific.

Unit types & sizes

Studio
about 46 sqm

The smallest original format and currently the segment setting the lower asking-price boundary. Resale stock around 46 sqm has been marketed around THB 7.7–7.8M in autumn 2026. Condition and foreign-quota availability still need to be verified for the specific unit; at least one recent listing explicitly states foreign quota.

Market anchor from THB 7.7M
1 bedroom
roughly 48–76.5 sqm

The original schedule contains several distinct layouts around 48, 65, 68.5, 75.5 and 76.5 sqm, including duplex versions. Resale portals also show larger one-bedroom homes that no longer fit the original plan schedule. Floor plan and registered area matter more here than the bedroom label alone.

2 bedrooms
roughly 101–133 sqm

A core format for the project, with original layouts around 101, 106, 108, 120 and 133 sqm, including duplex plans. Larger altered units also appear on the resale market. Compare bathroom count, living-room proportions, kitchen arrangement, mechanical condition and the documentation behind any reconfiguration.

3 bedrooms
about 164 sqm in the original mix

A large family format where absolute purchase price, fit-out quality and future ownership costs matter more than a project-wide average price per square metre. Current resale stock includes three-bedroom and reconfigured homes around and above this size. The physical layout should be reconciled with the registered plan before transfer.

The ranges above describe the original plan mix reported across multiple project sources. The resale market also contains combined, altered and differently classified apartments, so registered area, room count and layout must be verified for the specific unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 7.7M in active resale listings checked on 4 October 2026. This is a lower secondary-market anchor, not a developer price; availability, condition, title status and final terms need to be checked for the specific unit.
  • Completed: 2009

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Owner-occupiers who want a genuinely large central-Bangkok apartment and value usable space more than a newly completed building.; Families or couples who find newer compact condominiums restrictive and want layouts above 100 sqm with more distinct living zones.; Resale buyers willing to assess individual condition, floor, view and renovation quality and use those differences in price negotiations.; Foreign purchasers where the selected unit has confirmed foreign-quota availability and can be transferred under the required ownership documentation.; may not suit: Buyers who specifically want a new-build warranty, the newest building systems and minimal near-term exposure to major common-property works.; Anyone who requires a true station-door location rather than an approximately 800–900 metre walk along Sukhumvit 24.; Investors looking for a simple project-wide yield story without analysing unit condition, title status, refurbishment cost and exit liquidity for a large resale apartment..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Sources differ on completion year: the Bangkok city study, A49 and several project sources indicate 2009, while some portals report 2010. The main record uses 2009 because it is better supported.
  • Foreign quota is not a project-wide guarantee for every unit on sale. Current listings include both explicitly foreign-quota and Thai-quota stock; status must be confirmed for the chosen unit before transfer.
  • The current condominium juristic-person common fee and sinking-fund schedule was not confirmed from a primary document. Portals repeat a historical THB 40/sqm/month figure, so it is not included as a core fact.
