Phase 1 is complete and occupied, so the purchase can be judged on the real apartment, view, lift experience, common areas and street environment. Construction delivery risk has largely been replaced by the more tangible questions of title, maintenance, renovation quality and management.

Central Sukhumvit address

Sukhumvit 24 places the project in the Phrom Phong/Em District catchment with BTS access, shopping and everyday services close by. That urban convenience is valuable, but tower orientation still matters because traffic, neighbouring buildings and the walk from each entrance are not identical.

Two distinct towers

Phase 1 contains a 51-storey tower with 532 residences and a 29-storey tower with 300. Project-level asking-price averages therefore conceal material differences in floor height, lift demand, outlook and unit mix; good comparisons start with the same phase and a comparable tower.

Visible resale market

There is regular sale and rental inventory, giving buyers a chance to compare actual finished units rather than a single developer price list. The catch is data hygiene: many portals merge both Park 24 phases, so a cheap listing only becomes useful after its juristic person and tower are verified.

Amenities already operating

The pool, fitness areas, yoga space, library, meeting rooms and landscaped zones can be assessed as operating facilities rather than brochure promises. For a completed condominium, current access rules and upkeep are more decision-relevant than launch-era amenity counts.

About the project

Park 24 is a major residential complex on Sukhumvit 24, but the name is less straightforward than a typical single-tower resale. Public databases routinely combine its two phases, while Park Origin Phromphong is now used both as a broader market alias and as the official name attached to later stock. This dossier therefore focuses on the original Phase 1, legally identifiable as Park 24 Juristic Person 1. Origin's historical material describes Phase 1 as two residential towers — 51 floors with 532 homes and 29 floors with 300 — plus a two-storey commercial building with four retail units. That gives 832 residential units. Thailand's Department of Lands registration record lists 836 registered units across three buildings, which is consistent once the four commercial units are included. Some secondary portals show 837, so the legal and developer records take priority here.

The development history also explains why buyers may encounter different company names in older paperwork. Park 24 began under Proud Residence. In 2017 Origin Property disclosed the acquisition of Proud Residence and the Park 24 development, with Phase 1 and Phase 2 separately identified in transaction materials. As a result, Proud Residence can legitimately appear in early records while Origin is the later developer brand associated with completion and current marketing. This is not evidence of two unrelated projects. For a resale buyer, however, the decisive identifiers are the condominium juristic person, tower and title deed. The Thai EIA database names Park 24 Juristic Person 1 at the Sukhumvit 22–24 site and records Proud Residence as the former project owner, giving a useful official bridge between the original development and the current resale asset.

Phase 1 is now a mature, inspectable condominium rather than a construction proposition. Origin filings show title transfers beginning in October 2017, while engineering and resale sources generally place completion in 2018. That changes the due-diligence emphasis. Buyers can see the actual lobby, lifts, pool, corridors, surrounding streets and views before committing. At the same time, the relevant risks are now those of an established high-rise: unit condition, renovation history, outstanding common charges, current house rules, management quality and the practical wear of shared facilities. A glossy launch specification is useful background, but it does not tell you whether the selected apartment has been well maintained or whether the building's current operating budget is adequate.

Scale matters because the two Phase 1 towers are not interchangeable. The official historical breakdown is 532 residences in the 51-storey Tower 2 and 300 in the 29-storey Tower 3. A listing that says only “Park 24” leaves out information that can materially affect daily life and resale value: lift traffic, outlook, floor height, distance to common areas and the character of the immediate entrance. This is one reason project-wide averages can be misleading. When comparing two apartments, it is more useful to establish the juristic person and tower first, then compare area, floor, orientation, renovation quality and price. The complex is large enough that two superficially similar units can offer very different living experiences.

The original residential mix is geared toward compact central-Bangkok living, with some larger formats at the top end. Phase 1-specific sources put one-bedroom sizes from roughly 25–26 sq m, two-bedroom units from about 51–52 sq m and duplexes from around 88 sq m. Origin's historical material extends the range to a three-bedroom duplex of about 118 sq m. Resale labels are less consistent. A small unit may be marketed as a studio on one portal and a one-bedroom on another, and older renovations can change how the space functions without changing its registered area. The title area and actual floor plan therefore matter more than the category used in an advertisement. For rental analysis, layout efficiency, floor, view and fit-out can be as important as headline square metres.

Facilities were a major part of the Park 24 concept, but a Phase 1 buyer should distinguish between amenities genuinely available to the relevant juristic person and features marketed for the wider estate. Phase 1-specific sources support a reception area, fitness facilities, yoga room, steam room, library and lounge, meeting and recreation rooms, landscaped areas, a sky pool, Jacuzzi, access control and security. Broader Park 24 material also promotes an unusually large landscaped environment across the development. The practical question in 2026 is not how many amenities appeared in a brochure; it is which spaces Phase 1 owners can use today, what condition they are in, what rules apply and how their cost is reflected in current common charges.

The address puts Phase 1 firmly inside the Phrom Phong/Sukhumvit 24 urban core. Resale and local databases use 68 Sukhumvit 24 for this part of the project, while the official environmental record describes the wider site as lying between Sukhumvit Soi 22 and 24 in Khlong Tan, Khlong Toei. Sources place Phrom Phong BTS roughly 650–810 metres from project access points, so it is reasonable to think of Park 24 as walkable to the station while allowing for a meaningful difference between tower-to-gate routes. Emporium, EmQuartier, Emsphere, K Village and a dense mix of retail and dining sit in the surrounding district. The same centrality brings traffic and variable noise, making the exact orientation of a resale unit worth checking at different times of day.

Resale liquidity is visible, but the combined listing pools need to be handled carefully. Major portals may show hundreds of Park Origin Phrom Phong/Park 24 listings without cleanly separating Juristic Person 1 from the later phase. For this dossier, the price anchor is deliberately conservative: THB 5.0M from a listing explicitly marked Park 24 Phase 1 for a roughly 28 sq m one-bedroom. The portal flags that listing as more than 30 days since its last update, so it is not presented as guaranteed current stock. General Park 24 search pages can display lower asking prices, but those are not used here unless the phase can be established. A buyer should compare like with like — same juristic person, similar tower and layout — and then verify condition, furnishings, title status and ongoing charges.

Foreign ownership is a unit-level legal check, not a feature that can safely be assigned to every apartment in the project. Thai rules allow foreigners to hold condominium freehold within the 49% foreign-ownership ceiling measured across the condominium's total unit area. The condominium juristic person issues the foreign-quota confirmation used for transfer. This means a resale listing described as foreign freehold is a useful lead, not the final proof. Before a non-refundable commitment, the buyer should confirm the title deed, seller, quota status in Park 24 Juristic Person 1 and any outstanding common charges. If foreign quota is unavailable, a leasehold arrangement is legally different from freehold and needs to be evaluated on its own terms.

Ownership format

A foreign buyer can register a condominium unit as freehold when foreign quota is available in the relevant registered condominium; foreign ownership may not exceed 49% of the total condominium unit area. If quota is unavailable for the selected unit, any leasehold structure needs to be assessed separately and should not be treated as equivalent to freehold title. The unit's title status and remaining quota should be confirmed before transfer.

Phase 1 sources consistently show compact one-bedroom stock, two-bedroom formats beginning around 51–52 sq m and larger duplexes. Small resale units are labelled inconsistently, with some portals using “studio” where older Origin material described the range as starting with one-bedroom homes. The title area and actual plan are the safer references for a completed unit.   • Park Origin Phromphong is widely used as an alias for Park 24, but Origin's current official page under that name describes Park 24 Juristic Person 2 with 940 residential units. Those Phase 2 specifications are deliberately excluded from this Phase 1 record.
