Unusually large homes

The real differentiator is not simply that the tower is old; it is the amount of internal space that era produced. Apartments around 250 sqm appear repeatedly in the resale stock. For a family that wants a genuinely large living room, several full-size bedrooms, service areas and storage in central Bangkok, that can be difficult to replicate in newer developments at the same total budget. The trade-off is equally real: renovating and maintaining 250 sqm is a different financial commitment from owning a modern 70–100 sqm condo.

Established Phrom Phong

This is a finished, lived-in address in Sukhumvit 26, not a promise on a brochure. Buyers can inspect the actual unit, common areas, access route, parking and surrounding streets before committing. That removes construction risk but replaces it with a more practical question: how well has the apartment and the building been maintained over three decades?

Two different markets

The same building currently contains a 42 sqm one-bedroom asking THB 6.0M and large 250 sqm apartments asking well into the tens of millions. Treating those as one 'average' product is misleading. The small unit competes with compact Phrom Phong condos, while the family apartments compete with Bangkok's older large-format residences. Valuation and exit strategy should be built around the specific segment.

Age needs evidence

A 1992 condominium can work well when the building is competently managed and the unit has been properly renewed. A stylish kitchen alone is not enough evidence. Buyers should ask about major common-area works, juristic-person finances, special assessments, lifts, building systems and water-ingress history, then inspect the apartment's wiring, plumbing, air-conditioning and wet areas.

Quota is unit-specific

Foreign freehold is possible in a registered condominium only while the foreign quota remains available. One current small unit is marketed as Foreign Quota, but that status cannot be assumed for the rest of the building. The juristic person should confirm the current quota and the buyer should review the title of the exact apartment before transferring a deposit.

There is no construction promise to assess and no launch payment plan to model. The purchase decision turns on the individual apartment, the physical condition of the building, the condominium juristic person's finances and management, and whether the buyer actually wants the trade-off that comes with an early-1990s high-rise. Some buyers will see the age first. Others will focus on what that age produced: very large floorplates and a relatively small number of homes for a 34-storey central Bangkok building.

The building's defining stock is its large family accommodation. Current listings in September 2026 repeatedly show three-bedroom apartments around 250 sqm, with examples at 249, 250 and 254 sqm, while larger three-bedroom configurations reach 350 sqm. Recorded transaction history for the building also includes a 250 sqm two-bedroom, several three-bedroom homes around 250–260 sqm, and occasional larger or differently configured units. At the opposite end of the spectrum, there is a genuinely small format: an active FazWaz sale offers a one-bedroom apartment of 42 sqm, while older project and transaction data show 45 sqm one-bedroom units. A single 'starting price' therefore says very little about Regent on the Park 1. The THB 6.0M small unit and a 250 sqm family apartment are different buying propositions inside the same address.

Current asking prices underline that split. As checked on 9 September 2026, active three-bedroom listings include a 250 sqm resale at THB 26.5M and other 250 sqm homes at THB 26.8M, THB 27M and THB 29M. These are asking prices, not a project price list, and the units are not interchangeable. Renovation quality, floor, view, furnishing, quota status and seller motivation vary. In a building of this age, the cost and quality of previous refurbishment can matter more than a modest difference between two asking prices. A cheaper apartment that needs electrical, plumbing, air-conditioning and waterproofing work may be the more expensive purchase once it is made genuinely comfortable.

The address is one of the project's clearest advantages. Multiple independent sources place the building at 32 Soi Sukhumvit 26, Khlong Tan, Khlong Toei, Bangkok 10110. Phrom Phong is the nearest BTS station, with Emporium, EmQuartier and Benchasiri Park toward Sukhumvit Road. The tower sits inside Soi 26 rather than directly on the main road. That is useful context, but not a substitute for walking the route and visiting by car at the times that matter to you. Pavement quality, traffic inside the soi, the feel of the approach after dark and the ease of entering or leaving the property at peak periods are everyday details that a map pin cannot settle.

The amenity set is broadly what one would expect from an older full-service high-rise. Project profiles and current unit listings support a swimming pool, gym, sauna, parking, lifts, a garden or outdoor communal area, 24-hour security and CCTV. The important distinction is between an amenity existing and an amenity being well maintained. In a 1992 condominium, buyers should inspect the actual pool deck, gym equipment, lifts, plant rooms where accessible, corridors and other shared areas rather than relying on facility icons. It is also worth asking when major systems were last renewed and whether any large capital works are already being discussed, because a well-renovated apartment can still sit inside a building facing expensive common-area work.

Ownership is more straightforward than with landed property, but it is still unit-specific. Thailand's condominium rules allow qualifying foreign buyers to hold freehold title within the foreign ownership quota, capped at 49% of the building's total condominium unit floor area. At the same time, those homes come with high absolute purchase prices, larger refurbishment budgets and a buyer pool that is narrower than for a modern compact condo. The 42–45 sqm one-bedroom format competes in a different market, against much newer small units across Sukhumvit. Anyone buying with an eventual exit in mind should define the likely future buyer or tenant for the specific apartment rather than assuming the neighbourhood alone will make every unit equally liquid.

Ownership format

A foreign buyer may hold a condominium unit as freehold within the statutory foreign quota, which must not exceed 49% of the total unit floor area in the registered condominium. The active 42 sqm unit listed at THB 6.0M is marked as Foreign Quota. For any other resale, the current quota position and title should be confirmed with the condominium juristic person before funds are transferred; if the quota is full, the unit cannot be transferred into foreign freehold ownership.
