Why this project is worth a look
Space is the differentiator
Even entry-level units are large by current Pattaya standards, with studios commonly around 48–54 sqm and family apartments well above 100 sqm. That makes the building attractive for full-time living, but larger homes also mean larger renovation, furnishing and maintenance budgets. Purchase price alone does not capture the cost of bringing an older unit to the standard a buyer may expect.
Beach and transport
The condominium sits at the northern end of Jomtien close to Dongtan Beach and Thappraya Road. Beach access, songthaew transport, restaurants and daily services are all nearby. The same convenience creates more movement around the building, so orientation, road exposure and evening noise should be tested from the actual unit rather than inferred from the project address.
A deep resale market
Current stock ranges from modest studios to renovated family apartments and very large duplex homes. That breadth gives buyers options but removes the idea of a uniform project price. The most useful comparison is between genuinely similar units: same approximate area, floor band, view, renovation quality and ownership quota.
Foreign freehold exists
Several live listings are explicitly offered in the foreign quota, so direct foreign freehold ownership is a realistic route for eligible units. The quota is not a permanent project-wide promise. It must be confirmed for the chosen apartment at transfer, together with title, seller identity and condominium clearance documents.
Age changes the due diligence
A late-1980s building can offer space and location at a price point that newer beachfront stock may not, but building age moves technical condition to the front of the review. Risers, electrical systems, windows, waterproofing, lifts, common areas and the history of major repairs deserve as much attention as the interior fit-out.
About the project
Jomtien Plaza Condotel is a mature high-rise at the northern end of Jomtien, close to the point where Jomtien Beach Road meets Thappraya Road and the Dongtan Beach side of the coastline. It is no longer a developer-led product. Every purchase is a resale transaction, which means the project should be read as a building and location first, then as a collection of very different privately owned units. Renovation quality, furniture, views, title status and internal layouts vary widely. A polished high-floor apartment can feel like a different product from an untouched unit in the same tower. That spread is normal for a condominium of this age and is central to how a buyer should evaluate it.
The most consistently supported project figures are 284 units and a building height of about 30 floors. DDproperty, Dot Property, Thaiger Property, Condo Reviews Thailand and the OpenStreetMap building object all support roughly 30 levels, while PropertyHub, Lazudi and some local agency profiles report 25 or 29. Live resale listings currently include homes on floors 29 and 30, so the registry entry uses 30 floors and records the discrepancy rather than smoothing it away. Completion dates also differ between December 1989 and 1990. The practical point is clearer than the date dispute: this is a late-1980s condominium, and present building condition matters more than whether an index rounds the handover year to 1989 or 1990.

Space is the feature that separates Jomtien Plaza Condotel from many newer Pattaya projects. Current resale stock includes studios around 48–54 sqm, one-bedroom configurations from roughly 49 to 94 sqm, two-bedroom homes around 126–161 sqm and larger three-bedroom units. There are also combined or duplex residences approaching 300 sqm. These figures should not be treated as a neat original developer matrix. Over decades, owners have reconfigured and combined units, and different agents may label the same general floor area as a studio, one-bedroom or another layout. Buyers should therefore compare the title deed area and the actual measured arrangement of the selected property rather than relying on the marketing label alone.
The location is unusually practical for a beach-side Pattaya condominium. Project profiles and current listings place the building within roughly tens of metres to about 100 metres of Dongtan/Jomtien Beach, with Thappraya Road and the regular songthaew route close by. That makes the building workable for residents who do not want to drive for every short trip: the beach, local restaurants, convenience retail and public transport are all part of the immediate neighbourhood. The trade-off is activity. Northern Jomtien is a well-used tourist and residential corridor, so traffic, visitors and evening movement can be noticeable. A buyer looking for a quiet retreat should inspect the specific side of the building and visit at more than one time of day.
Core shared facilities are repeatedly confirmed across independent project databases: swimming pool, gym, parking, lifts, security and CCTV. Several sources also list garden areas, sauna, spa or massage facilities, squash and on-site services. With a building completed more than three decades ago, facility lists need to be read with a distinction between existence and current operating condition. A database may correctly show that a sauna or squash court formed part of the complex while saying nothing about its current maintenance or hours. Pool, gym and security are the strongest recurring items. Less universal facilities should be checked during a viewing and, where relevant, with the condominium juristic person.
Pricing is fragmented rather than linear. On 5 September 2026, DDproperty showed an active lower resale anchor of THB 2.3M for a 48 sqm unit, while PropertyHub's current listings started around THB 3.5M for studios. Larger apartments span a broad range: 126 sqm two-bedroom units have appeared around THB 9.85M–12.2M, while 151–161 sqm homes are listed from roughly THB 7.5M to THB 16.5M depending on condition and positioning. Duplex and very large high-floor homes move above THB 20M. There is no meaningful single 'project price' for this building. Floor, sea exposure, renovation budget, foreign quota, seller motivation and whether units have been combined can move value more than the nominal bedroom count.
For foreign buyers, the useful point is that current listings include units explicitly marketed within the foreign ownership quota. That can allow direct freehold registration, subject to the statutory condominium limit and the individual unit's eligibility at transfer. Thai rules cap aggregate foreign ownership at 49% of the total unit area in a registered condominium. The condominium juristic person must confirm the quota for the transfer process. A listing marked 'foreign quota' is therefore a useful screening signal, not final legal evidence. The selected title deed, seller identity, outstanding common fees, quota certificate and payment trail still need to be checked before funds are committed.

Ownership format
A foreign buyer may hold freehold title to a condominium unit only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. Current Jomtien Plaza Condotel listings show both foreign-quota and Thai-quota units. If a selected unit cannot be transferred within the foreign quota, foreign freehold registration is not available; leasehold is a separate contractual structure rather than an automatic substitute.
Unit types & sizes
The clearest lower-budget entry into the building. Current stock includes 48, 49, 53 and 54 sqm units across several floors, with very different renovation standards. View, window condition, building services and ownership quota matter more than a one-square-metre difference in area.
The range is broad because some older studios have been reconfigured and marketed as one-bedroom homes, while larger legacy layouts reach about 94 sqm. The title deed area and actual internal arrangement are more reliable than the listing label.
One of the building's more recognisable family formats. Listings frequently show homes around 126–128 sqm and larger options up to 161 sqm. Renovation quality and sea exposure materially affect value, so bedroom count alone is a weak comparison tool.
Relevant to full-time family living or buyers prioritising space that is uncommon in newer Pattaya stock. Some three-bedroom listings are far larger than the typical range, so buyers should establish whether the residence was created by combining units.
A niche upper tier within the same building. These homes should not be used to infer pricing for ordinary apartments because they differ in floor position, configuration and likely unit-combination history. Title boundaries and registered area deserve particular attention.
