Overview of Berawa Private Suits (Berawa Signature) in city to be confirmed

From $136,500October 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

A small, legible scheme

The developer marks five homes and only two bedroom configurations. That makes the offer easy to compare at first glance, although estate services and final unit allocation still need evidence.

About the project

Buyers may encounter this small Berawa development under three closely related names. Property portals call it Berawa Private Suits, Kaluna's older material uses Berawa Private Suites or Berawa Private Suite, and the developer's current project page is headed Berawa Signature. The link is stronger than a passing resemblance: the live developer page carries floor-plan and development-plan captions that still refer to Berawa Private Suite. These appear to be names for the same scheme, not separate phases requiring separate purchases. What has not surfaced is a formal document setting out a change of legal project name. Anyone requesting a contract should therefore give the developer the villa number as well as both commercial names.

Its proposition is unusually specific. Rather than a large estate or apartment building, the marketing describes a handful of loft-style villas, each with a private pool. Five homes are marked on the official layout: one-bedroom villas 01, 02 and 05, alongside two-bedroom villas 03 and 06. AsiaVillas independently presents the development as five units arranged over two levels. The compact scale may appeal to a buyer who does not want resort-style shared facilities, but the available documents do not establish whether there is a staffed reception, guarded access, shared parking, communal garden or common management agreement. A private address and a privately operated estate are not necessarily the same thing.

Berawa is a useful starting point for understanding the purchase, but it does not settle the location question. This is the busy, mixed residential and leisure side of Canggu, with cafés, fitness venues, restaurants and beach clubs woven through neighbourhood streets. Kaluna names Finns Beach Club, Jungle Padel and Nude Café as reference points. Those are familiar local landmarks, not a legally verifiable site address. A short journey to a club may be desirable for a holiday rental and less pleasant for an owner who wants quiet evenings. Access roads, late-night traffic, neighbouring construction and the actual orientation of each pool matter far more than a broad neighbourhood label.

We could confirm Berawa's administrative setting within the Tibubeneng area of Kuta Utara, Badung, but not the precise land parcel. The business address on Kaluna's website is on Jalan Beraban in Kerobokan Kelod; treating it as the villa site would create a false map point. Nor is a general travel-time claim enough to identify the parcel. For now, the location should remain Berawa with a clearly stated lack of parcel-level coordinates. This is not merely a mapping inconvenience. Without a precise plot reference, a buyer cannot reliably match a proposed lease, land title, building approval and zoning extract to the place they have been shown in a presentation.

Kaluna publishes a one-bedroom specification with a 65 sqm building on a 52.5 sqm plot, one bathroom and a 2.5 by 2.5 metre private pool. The published floor drawings show a ground floor and mezzanine. This is a sensible way to fit a bedroom above a living space on a small parcel, but it creates specific questions about room heights, staircase proportions and privacy. Two listings can quote similar overall areas while delivering very different usable floor space. For a couple staying for several months, the practical test is where clothes, luggage, work equipment and cleaning supplies will go once the furniture is actually installed.

The two-bedroom choice is stated as an 80 sqm building on 62.5 sqm of land, with two bathrooms and a pool measuring 2.9 by 2.2 metres. The second bedroom changes the home's use: it may accommodate visitors, a remote-working household or an owner who wants one separate room away from the main living area. Yet this remains a small private villa, not a large family residence. Outdoor space is heavily committed to the pool, so the amount of shaded sitting space and functional storage needs careful review. Published pictures cannot determine where mechanical equipment, drainage, cleaning access or parking will fit.

There is a material mismatch with a syndicated one-bedroom listing. FazWaz identifies a 52 sqm interior and a 67 sqm plot, against the developer's 65 sqm building and 52.5 sqm land figure. An aggregated advertisement using similar details describes six one-bedroom homes, whereas Kaluna shows five marked villas split between two types. These may be outdated plans, inconsistent measurement conventions or listings that combine different stock, but none of those explanations is verified. We therefore use the current developer specifications as the primary design reference and leave the disputed measurements visible. A signed, numbered unit plan should take precedence over either a portal summary or a website preview.

Construction is not established as finished. Kaluna still groups Berawa Signature with its off-plan schemes, while Rise Real Bali's developer profile describes Berawa Private Suite as being at groundwork stage in September 2026. That makes a completed or handed-over label inappropriate. It does not tell us exactly what was built by 16 October, however: neither a dated independent site inspection nor a full construction sequence for the five homes was available. There is also no substantiated handover month in the reviewed primary documents. When the timing matters for a move, an onward resale or a rental launch, a marketing label such as 'off-plan' is too broad to replace a dated construction schedule.

The developer's published starting price is USD 136,500 for one bedroom, with the two-bedroom design quoted at USD 168,000. An AsiaVillas listing displays USD 145,588 for a one-bedroom offer, and FazWaz Indonesia shows an advertised price of IDR 2.59 billion. These are observations from different sales channels on the review date, not competing bids for a verified identical home. The published difference does not establish a discount or an overcharge: furnishings, unit allocations, exchange-rate references, tax treatment and funding terms may all differ. For a real comparison, each quote should state the unit number, inclusions, land-right period, taxes, fees and payment dates in one currency agreed with the seller.

Payment structure is a bigger consideration than the headline entry price might suggest. Kaluna promotes paying 60% until handover and spreading the remaining 40% over as much as five years after keys are delivered. The website's own illustrative calculator applies a USD 23,205 premium to its USD 136,500 example and shows USD 159,705 as the total. We have not reconstructed that figure; it is the seller's example and may vary with the chosen period. A deferred balance is therefore not necessarily an interest-free concession. The purchase documents need to explain when installments begin, whether the premium is fixed, what happens upon construction delay, whether early repayment is possible and what rights remain if a payment is missed.

Kaluna markets a bank-guarantee programme and names OCBC in its corporate materials. That claim deserves a careful, document-led reading. A guarantee is only as useful as the named issuing bank, beneficiary, guaranteed amount, expiry date, trigger events and claim process. We did not see a bank-issued instrument allocated to one of the Berawa homes. A generic invitation to request a sample is not proof that every booking includes the same protection or that all possible losses are covered. If a bank guarantee forms part of the offer, the buyer should inspect its exact wording before treating it as an alternative to checking the land and seller documents.

The developer's identity is easier to trace than the contracting structure. Kaluna Development operates the project page and presents a broader Bali portfolio, including homes in other neighbourhoods. But the public branding does not identify the exact Indonesian legal entity that holds this parcel, builds the villas, receives the funds and undertakes delivery. Those roles may be performed by related entities, legitimately, but buyers should not have to guess how they relate. A booking agreement, land certificate, corporate information and bank-transfer instructions need to fit together. This is especially important when the property being bought is a contract right over land rather than a conventional freehold title.

Berawa Private Suite is marketed as a long-term lease. Some materials refer to a 30-year term, while the developer's portfolio uses the 30+30-year formula. Neither phrase shows the underlying lease, its commencement date or the legal mechanism for the further period. Extension could depend on notice, additional consideration, landholder consent or conditions that are not visible in a brochure. A buyer also needs to know if the remaining term reduces between contract signing and handover, how the lease can be assigned on resale, whether heirs can succeed to it and whether the building is treated separately from the land. Those answers change the future value of the villa.

Indonesian land law makes those questions substantive rather than administrative. Hak Milik is a form of land ownership that a foreign individual cannot simply register in their own name. Hak Pakai gives rights of use under applicable conditions, and Hak Guna Bangunan deals with building rights held by eligible persons or entities. A contractual lease is a different arrangement again. The national rules provide the framework, but they do not verify the Berawa plot or transform a developer's marketing term into a registered title. We have not seen the land certificate behind this particular development. Without it, a confident statement about the owner's transferable legal interest would be premature.

Permission to build and permission to use a completed building must also be kept separate. A broker advertises PBG registration and describes the parcel as being in an orange zone. PBG is the building-approval process, while SLF is the certificate addressing fitness for use; the national SIMBG service distinguishes the two. Registration is not equivalent to an inspected, issued approval. No project-specific PBG certificate, SLF or official spatial-planning extract for the plot was available in the reviewed material. Because no parcel reference has been established, the zoning description cannot be independently matched to this land either. A holiday-rental strategy requires a further check of lawful operating use, not just of the architectural plans.

Rental prospects are often the first topic raised for a small pool villa in central Canggu. Kaluna publishes attractive return ranges across its marketing and describes Solio as a property-management arm. Neither statement establishes a net yield for the Berawa unit being offered. One-bedroom rental income can be sensitive to cleaning turnover and seasonal vacancy, while pool filtration, water, electricity, air conditioning and routine replacement costs continue through quieter months. If the balance of the purchase price remains payable after handover, the owner has an additional fixed outgoing. A realistic budget should be built from verifiable operating costs and a conservative occupancy scenario, not from the assumption that visitors will pay every installment.

Operating responsibility is unresolved in the public documents. We did not find a project-level management agreement explaining whether owners must appoint a designated company, which expenses fall to the operator, who collects guest payments, how reporting works or who carries liability during a stay. For short-term rentals there is also a regulatory distinction between owning or leasing a home and running an accommodation business from it. Zoning, building status and licensing arrangements need to fit the specific commercial activity. A pool and a furnished bedroom are physical features, not evidence that tourist accommodation is already authorised at this address.

As a personal property, the scheme has an understandable audience. A buyer spending part of the year in Bali might prefer a compact private pool and an independent front door to sharing an apartment building's amenities. The loft arrangement may work well for a single resident or couple, provided stairs, sound and air conditioning are comfortable. Two bedrooms can make periodic stays more flexible, though they do not remove constraints imposed by the small plots. Someone expecting a large garden, generous car parking, single-level accessibility or established on-site services should take a closer look before committing to this format.

Five marked homes also mean there may be little room for mistakes in the choice of unit. The pool orientation, neighbouring walls, service access and actual outlook can differ sharply across a small cluster. A diagram labelled 'available' is not a substitute for a dated reservation status, and a quoted price does not establish that a specific design remains for sale. Before the project can be assessed as a concrete purchase, the buyer needs one named home backed by a dated plan, a verified site position, construction milestones, the seller's legal identity, a workable lease and the full payment schedule. The available sources establish a recognisable development; they do not yet establish a low-risk, completed or income-producing asset.

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Kaluna’s marked plan shows five homes, while a separate ad refers to six one-bedroom villas; the one-bedroom building/plot areas also conflict between Kaluna and FazWaz. The advertised 30+30-year lease and bank-guarantee programme were not supported by a plot-specific land record, executed lease or bank-issued guarantee for a named unit. The plot address, seller’s legal entity, issued PBG, zoning evidence, SLF, handover date and current verified construction progress remain unconfirmed.
