Why this project is worth a look

Two homes, one project

With only two units, this is closer to a pair of individually managed residences than a conventional apartment compound. Privacy may be attractive, although there is no evidence of the amenities people associate with a full-service condominium.

About the project

The first question with AlleyOne is not which apartment to buy, but what is actually being offered. Subhaus presents the property as a completed rental development in Canggu, Bali, with just two residences. It identifies 2024 as the completion year and describes both as two-storey, one-bedroom studio apartments. Earlier rental catalogue entries used the names AlleyOne A and AlleyOne B. These are two units in one small project, not separate developments. The operator's own pages provide a credible identity for the property; they do not establish that either residence is currently for sale.

A small project is best judged as a place to live, not against the checklist for a resort condominium. AlleyOne has no extensive building programme or wide menu of floor plans. It is a pair of compact homes arranged vertically: a recessed living space and kitchen finishes on the lower level, with the bedroom upstairs beneath a vaulted ceiling. Subhaus also describes floating stairs and teak details. The design promises separation between social and sleeping areas, but the published material contains no verified floor-area figure. Two storeys are a layout feature, not a measure of how much space a resident will actually have.

The architecture will appeal to people who care about how interiors feel rather than simply how many rooms are listed. Polished concrete adds a restrained texture around the countertops, while timber softens the harder surfaces. The raised ceiling over the bedroom gives the upper floor a different character from a conventional enclosed sleeping room. None of these details resolves practical questions about storage, ventilation, daily sunlight or how comfortable the stairs are when carrying luggage. Those are questions for a visit to the actual apartment, especially in a humid coastal climate where maintenance quality matters after the initial handover.

The two-unit format can be pleasant for someone seeking privacy and an uncomplicated building. It is also a clear limit on shared amenities. An older indexed Subhaus rental catalogue identified both A and B as one-bedroom, one-bathroom apartments without a pool. That evidence is useful, but it is not a current inventory sheet. Nor have we found a project-specific schedule covering cleaning, internet, utilities or parking. It would be misleading to borrow a facilities list from another Subhaus property simply because the same company operates it.

Subhaus has a substantive connection with AlleyOne. On its project portfolio page, the company says it designs, builds and manages its developments, and AlleyOne appears among the completed projects. Its separate corporate description discusses in-house staff for maintenance, renovations, housekeeping and guest support across the broader business. This helps explain how the residences were intended to work as rentals. Yet a management model is not a lease term or a service guarantee. A tenant needs the written inclusions for A or B; an investor needs to know which entity legally holds and controls the underlying property.

The site's footer identifies PT. Subhaus Property Living and displays business identification number NIB 0705250009354. This is a company-issued statement on its website, not an independently inspected corporate file or proof of land ownership. The available AlleyOne materials do not link that legal entity to a particular registered plot, nor do they disclose the person who could convey a registrable right in one of the apartments. The brand can therefore be named as the developer/operator without assuming that it is necessarily the titleholder or contracting seller.

Location is described as Central Canggu, within Bali's Badung area. That gives a useful sense of the broader rental market, but not a reliable address for a property visit or a location-sensitive purchase decision. Central Canggu is a commercial description, not a parcel identifier. There is no verified street number, building pin or precise village assignment for AlleyOne in the material reviewed. Road access, parking arrangements, local noise, neighbouring development and practical journeys therefore cannot be assessed from this listing. The Denpasar address printed on the company website is its business contact address, not evidence of where AlleyOne stands.

Completion and compliance answer different questions. Subhaus's reported 2024 completion date supports describing AlleyOne as an existing development rather than an off-plan launch. It does not establish the building's permit history, lawful use or readiness certificate. We did not inspect project-specific PBG building approval or SLF function-worthiness documents, and the absence of accessible copies is not evidence that they were never issued. Indonesian land and housing rules also distinguish a tenancy from a right registered against land. A marketing reference to a rental property cannot settle that legal question.

The only numerical price anchor located for AlleyOne was historical rental information. An older indexed Subhaus catalogue gave IDR 17 million per month for each of A and B. Those entries included availability dates that are now in the past, and the original unit pages could not be reliably retrieved during this review. The figure is not a live quotation and should not be treated as a purchase price, a contracted rent roll or net investment income. Deposits, utility charges, services, occupancy history, taxation and the duration of any letting agreement would materially affect a rental assessment.

AlleyTwo is a separate development, although the similar name makes the two easy to confuse. Subhaus places AlleyTwo in Tibubeneng and dates its completion to January 2026, describing private plunge pools there. None of those features should be attributed to AlleyOne. The AlleyTwo project description calls AlleyOne 'sold out', but provides no conveyancing evidence and no explanation of which rights were sold. It does not answer whether a resale is possible, whether a foreign individual could acquire the relevant right or how much time would remain on any underlying tenure.

A second source of confusion is Subhaus's private investor programme. The company promotes a separate capital-placement arrangement linked to its rental operations. That should not be conflated with purchasing AlleyOne A or B: neither the ownership interest nor a direct claim on this specific building follows from the programme's marketing description. Anyone presented with a proposal labelled an 'AlleyOne investment' should establish whether the document concerns accommodation, a lease interest, a registrable real-estate right, an interest in a company or an unsecured financing arrangement. Each would carry different rights and risks.

AlleyOne's appeal is therefore tangible but narrow: two distinctive duplex-style rentals with one bedroom apiece, a reported 2024 completion and a developer/operator that still identifies the project publicly. What remains unproven is the property transaction itself. A prospective resident can start with address, availability and the complete tenancy terms. A prospective purchaser needs an identified unit, seller, land document, building approvals, legal mechanism, remaining term if any and a current transaction price. Until those items are evidenced, AlleyOne should be presented as a known completed property, not an immediately purchasable investment with forecast returns.

Unit types & sizes

One-bedroom, two-storey apartments — AlleyOne A and B

Each apartment uses a lower living/kitchen level and an upstairs bedroom with a vaulted ceiling. Two units are identified, but measured floor plans for A and B have not been verified. Historical rental entries listed no pool; present-day specifications should be confirmed for the actual unit.

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • No verified AlleyOne street address, exact village assignment or parcel coordinates were found. The Denpasar contact address belongs to Subhaus's office, not the apartment site. The land title, named titleholder, AlleyOne-specific PBG and SLF documents, and legal link between the site and the company shown in the website footer were not available for review. Unit measurements, live sale or resale prices, any transferable tenure and the associated contract have not been evidenced. Historical advertised rents do not establish a property purchase opportunity.
