The address is on Ya Chan Road in Thep Krasattri, with Wat Phra Thong, Lotus Thalang and the airport corridor serving as practical reference points. The location makes more sense for buyers prioritising northern-island access and a private villa environment than for someone whose main requirement is walking to a west-coast beach.

About the project

Bhuvana Pool Villa Phase 3 is a small third-phase pool-villa development in Thep Krasattri, northern Phuket. The project pages distinguish it from Phase 2 and describe Phase 3 as an eight-villa scheme scheduled for completion in December 2026. Two three-bedroom, four-bathroom layouts are currently shown. That scale matters: this is not a large estate where buyers are choosing between dozens of near-identical units. The decision is much more lot-specific, because the internal floor areas stay close to one another while the land plots vary meaningfully across the villas listed for sale.

Both published layouts are single-storey homes. Type A is listed at 250.65 sqm of internal area and Type B at 256.16 sqm, with three bedrooms and four bathrooms in each. Individual listings also show an 8 by 4 metre private pool, a private garden, terrace and two covered parking spaces. The one-level arrangement may appeal to families who prefer bedrooms and living areas on the same floor rather than split between levels. It also makes the outdoor relationship more important: the plot size, garden depth and position within the site can change how a villa feels even when the indoor specification is almost the same.

The live inventory checked on 16 September 2026 showed eight listings ranging from THB 16,248,708 to THB 20,148,264. The lowest-priced listing was a Type A villa with 250.65 sqm indoors on a 406.34 sqm plot. For Type B, the lowest published listing in the same inventory was THB 18,058,140 for 256.16 sqm indoors on a 414.70 sqm plot. These are useful market anchors, not a substitute for a developer price sheet or signed quotation. Availability can change, and the final package has to be checked villa by villa. The listed units are marked unfurnished, so furniture, appliances and decorative packages should not be assumed to be included in those figures.

The published payment plan is linked to construction milestones rather than a simple calendar. It calls for 5% on reservation, 35% on contract signing, 20% after foundation works are finished, another 20% after the main structure is complete, 10% after doors and windows are installed, and the final 10% at handover. That gives the buyer visible construction points against which payments can be matched, but it does not remove contract risk. The sale agreement still needs to define the exact villa and plot, specification, delay remedies, inspection and snagging process, handover conditions and the legal entity receiving the money. Public project pages name Bhuvana Villa as the developer brand, but we did not find a primary source identifying the legal development or selling company.

The shared-amenity list is modest. Public project profiles mention 24-hour security and parking, while most of the lifestyle value sits inside each private plot through the pool, garden and terrace. The common-area fee is shown as a fixed THB 3,000 per month. A THB 100,000 sinking-fund payment is also displayed, but the source contains an internal wording conflict: one line describes the amount as if it were charged per square metre, while the FAQ and listings describe it as a fixed amount. That is not a cosmetic discrepancy. A buyer should treat the fee as unverified until the reservation and sale documents state the basis clearly. Electricity and water are shown at government rates.

Hipflat places the project on Ya Chan Road, Thep Krasattri, Thalang, Phuket 83110. This is an inland northern-Phuket location rather than a west-coast beachfront address. FazWaz lists Wat Phra Thong at about 0.8 km, Lotus Thalang at about 2.5 km and Phuket International Airport at about 13.6 km by road. Those reference points suggest that the practical case for the location is everyday access around northern Phuket and the airport corridor, not walking to a beach. The exact project entrance and plot coordinates were not independently verified, so the coordinates in this record use a broad Ya Chan Road reference with an intentionally wide radius rather than pretending to be an exact site pin.

For a foreign buyer, the most important legal issue is the land under the villa. Thai rules generally restrict direct foreign ownership of land, subject to narrow statutory exceptions, while foreign ownership of a building on leased land can be possible. The public Bhuvana Pool Villa Phase 3 material we found does not publish the land title or the actual project contract, so it does not establish whether a particular foreign buyer would acquire the building separately, lease the land, or use another lawful structure. That distinction should be resolved from the title and contract for the selected plot. Marketing claims about investment returns or lifestyle quality are therefore less important at the due-diligence stage than identifying the seller, landowner, title, lease terms if any, and what rights survive resale or inheritance.

Because completion is scheduled for December 2026, the purchase decision is still partly document-based rather than a full inspection of a finished home. The milestone plan gives visible points in the build process, but the contract needs to say what qualifies as completion of each stage and what happens if the specification or timing changes. Public listings do not provide a complete schedule of materials, equipment brands or acceptance standards. If the seller supplies a detailed technical specification, that document matters more than renderings or general marketing language and should be tied to the sale agreement for the selected villa.

The product is also quite focused from a future rental or resale perspective. Every published unit is a three-bedroom, single-storey pool villa rather than part of a broad mix of home sizes. That can make the target tenant or buyer clearer—families wanting a private pool, parking and northern-Phuket road access—but it also means the project is not serving every budget or household type. We found no reliable operating history for rental performance of Phase 3, so promotional return claims should not be turned into a forecast. A more useful investment check is the real cost of pool and garden maintenance, estate charges, management arrangements and the depth of comparable resale demand once the project is completed.
