Why this project is worth a look

A real eight-plot phase

Cocoon 3 has its own published master plan rather than being just a sales label attached to the older development. That gives buyers a useful way to match a listing to a plot number, land size and asking price.

Single-level living

The main villas place bedrooms, living areas, terrace and pool on one floor. It is a straightforward layout for families, older occupants and anyone who prefers indoor-outdoor space without stairs.

Quiet north Phuket

Sakhu works for owners who value airport access and two nearby beaches more than nightlife at the gate. The trade-off is car dependence: this is a low-density residential setting, not a walk-everywhere beach strip.

Legal chain first

Cocoon Group is visible as the project brand, but the exact contracting legal entity is not established in the public material reviewed. A buyer should connect the plot title, landowner, seller, signatory and building rights before relying on the brand name.

Compare plot by plot

The five larger three-bedroom villas reconcile well with the official plan and sit around THB 24.9M–25.3M. The THB 16M two-bedroom listing needs an extra identity check because its advertised land size does not match any plot size on the published Phase 3 plan.

About the project

Cocoon Villas Nai Thon Phase 3 is a small third-phase villa scheme in Sakhu, northern Phuket. The scale is the first thing to understand. Cocoon's own website separates Cocoon 3 from the earlier phases and publishes a dedicated master plan with eight plots. This is not a resort-style compound built around a clubhouse and a long amenities list. It is a compact gated cluster of single-level homes with private pools, positioned between Nai Yang and Nai Thon. Current project pages from major property portals now describe the phase as completed in July 2026, so a buyer can move beyond off-plan promises and inspect the actual house, site condition, utilities, finishing quality and handover documents.

The official Phase 3 plan is unusually useful because the larger plots line up closely with the homes currently being marketed. Plots 1 to 5 are shown at 580, 602, 616 or 630 square metres, and the live three-bedroom listings use those same land sizes. Those houses are generally advertised at about 380–382 square metres of built area with three bedrooms and three bathrooms. The remaining three plots on the official plan are much smaller at 261, 282 and 363 square metres and were marked reserved on the published version. That makes plot-level matching possible for most of the three-bedroom stock, while also highlighting where the current data does not fit neatly.

The location is quiet rather than walkable. The project address is tied to Soi Trok Muang 2 in Sakhu, in the northern part of the island between Nai Yang and Nai Thon. Cocoon's location page gives roughly 2 km to Nai Yang Beach, 3.8 km to Nai Thon Beach and about 4 km to Phuket International Airport. That is a practical setup for frequent travellers, owners who prefer a lower-density part of Phuket and families who value access to two different west-coast beaches without living in a busy tourist strip. It is not beachfront living, though, and most daily routines will be easier with a car or motorbike than on foot.

The single-storey layout is one of the clearest lifestyle features. Current listings show bedrooms, living space, terrace and pool arranged on one level, avoiding the staircase-heavy format common in larger villas. That can work well for families with young children, older relatives or simply buyers who prefer indoor-outdoor living without vertical circulation. Private pools, gardens, terraces, covered parking and a full kitchen appear across the current three-bedroom listings. Pool size should still be checked villa by villa: the developer site says pools can be up to 75 square metres, while project portals more often quote about 52–65 square metres for the main three-bedroom plots.

Pricing needs more care than the headline range suggests. As of 30 September 2026, major portals show six properties for sale under the Phase 3 project page: one two-bedroom listing around THB 16M and five three-bedroom villas around THB 24.9M–25.3M. The three-bedroom homes reconcile reasonably well across sources and with the official plot plan. The cheapest two-bedroom listing is less straightforward. It is advertised as a 256-square-metre completed villa on 325 square metres of land, yet 325 square metres does not appear among the eight plot sizes on Cocoon's published Phase 3 master plan. The listing may reflect a later plan revision or a separate completed home, but the plot number and title should be established before treating THB 16M as a clean like-for-like Phase 3 comparable.

Project status is another example of why date matters. Some older pages still display Phase 3 as off-plan with completion scheduled for July 2026, while fresher market records now mark the development completed in July 2026. This dossier therefore treats the phase as completed. That does not remove the need for a handover-level review of the specific villa. A finished development can still contain a unit awaiting final snagging, utility documentation or rectification work, and those practical items matter more to a buyer now than the construction-stage instalment schedule that some portals continue to display.

Cocoon Group is consistently identified as the developer brand, and Cocoon's own site shows earlier phases as well as Cocoon 3. What is not clear from the public material is the exact Thai legal entity behind this phase. That distinction matters because the entity shown on a brochure is not automatically the company that owns the land, signs the sale or lease agreement, receives the purchase funds or carries warranty obligations. Before committing, the buyer should connect the brand to the registered contracting party, confirm the authorised signatory and make sure the seller's rights over the exact plot are documented rather than assumed from marketing material.

For a foreign buyer, ownership structure is more important than the label 'villa for sale'. Phuket.Net describes specific units as Thai freehold or leasehold, but a foreign purchaser should not read that as a promise of direct foreign ownership of the underlying land. Thai rules generally restrict foreign land ownership, subject to narrow statutory exceptions, while an ordinary registered lease of immovable property is limited to 30 years. A workable transaction therefore depends on the exact title, the landowner, the registered lease wording if leasehold is used, and whether ownership of the building is separately documented. Those documents should be clear before the discussion shifts to rental returns or resale potential.

The shared facilities are modest: security, CCTV and project parking are the recurring items across the major portals. Most of the lifestyle value sits inside the private plot rather than in communal amenities. That can be attractive to owners who want privacy and do not need a large clubhouse, but it also means the private pool, garden, equipment and house systems remain the owner's responsibility unless a separate management package says otherwise. Portals quote a common-area fee of about THB 3,500 per month; that figure should be checked against the current project rules and should not be assumed to include private villa maintenance.

The practical buying question is therefore plot-specific. For the main three-bedroom stock, the official master plan and current listings give a reasonably coherent picture of plot size, built area and asking price. For the two-bedroom bargain at the bottom of the range, the identity needs more work. After that come the title, foreign-buyer structure, contract party, snagging, recurring costs and whether northern Phuket actually fits the buyer's day-to-day life. Once those items are clear, the project's small scale, single-level homes and airport-and-beaches location are easy to understand. Until then, the project name and asking price alone are not enough to make the decision.

Ownership format

Listings for specific villas use wording such as Thai freehold or leasehold. As a general rule, a foreign buyer should not assume direct ownership of Thai land; the practical structure is usually a registered land lease for up to 30 years, with separate ownership of the building where the documents support it. Narrow statutory exceptions to foreign land ownership exist, but they should not be treated as the default route for a villa purchase. The exact plot therefore needs a title check, confirmation of the landowner, the registered lease term and a clear statement of who owns the building.

Home types & sizes

2 bedrooms
256 sqm built area in the current listing
2 bathrooms

A current market listing shows a completed two-bedroom villa at about THB 16M, with 256 sqm of built area, a 325 sqm land plot, a 3 x 8 m private pool and covered parking. It is a useful lower price anchor, but 325 sqm does not match any land size on Cocoon's published Phase 3 master plan, so the plot number and title should be confirmed before treating it as a clean project comparable.

About THB 16M in the current listing
3 bedrooms
380–382 sqm built area
3 bathrooms

This is the best-documented part of Phase 3. Current listings repeatedly show villas on 580, 602, 616 and 630 sqm plots, matching plots 1–5 on the developer's published master plan. The homes are marketed with private pools, gardens, terraces, covered parking and a single-level layout. Pool dimensions, furniture and final specification should still be checked for the individual plot.

About THB 24.9M–25.3M in current listings

Phase 3 is marketed with both two- and three-bedroom villas. The five larger master-plan plots reconcile well with the current three-bedroom stock. The THB 16M two-bedroom home is assigned to Phase 3 by the portals, but its 325 sqm land plot does not match any of the eight published plot sizes, so the plot number and title should be verified before purchase. Price & purchase terms

  • Current price: From THB 16M in current listings assigned by property portals to Cocoon Villas Phase 3 as of 30 September 2026. This is a lower market anchor, not a developer price. The cheapest listing is a separate two-bedroom villa whose land size does not yet reconcile cleanly with the official Phase 3 master plan, so the plot identity, title, availability and transaction terms need to be checked before using it as a direct comparable.
  • Completed: 2026-07

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A good fit for buyers who prefer a small gated villa cluster to a large resort compound. With only eight plots, the project is easy to understand, and most of the lifestyle value sits inside the private garden and pool rather than in a shared clubhouse.; A good fit for families who actively want single-level living. Bedrooms, living areas and the pool are arranged without stairs, which can make everyday use simpler for young children, older relatives or long-term residents.; A good fit for frequent flyers and owners who deliberately want northern Phuket. Airport access is genuinely short, while both Nai Yang and Nai Thon are within an easy drive, giving two different beach options without living in a dense tourist strip.; A good fit for buyers prepared to verify the land-and-building structure properly. For a foreign purchaser, the deal should be understood through the title, landowner, registered lease if used, and building rights rather than through a generic 'villa for sale' label.; may not suit: Not ideal for someone who wants to walk to the beach, cafes and shops every day. Nai Yang and Nai Thon are close by car, but this is not a beachfront street or a dense pedestrian neighbourhood outside the gate.; Not ideal for a buyer looking for a resort-scale amenity package with a clubhouse, gym, shared pool, restaurant or hotel-style services. The project is deliberately small, and much of the private villa maintenance sits with the owner or a separately appointed manager.; Not a project to buy purely from the lowest headline price. The THB 16M two-bedroom listing has an unresolved mismatch with the published master plan, so the plot identity needs to be proven before using that price as the basis for a decision..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the selected unit’s contractual handover date in the SPA — the published date is only a reference

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Public sources confirm the Cocoon Group brand but do not identify the exact Thai legal entity acting as seller or land lessor for Phase 3. That entity needs to be established from the contract and corporate documents.
  • The land-title type and a single foreign-buyer ownership structure are not confirmed for every plot. Phuket.Net labels specific villas as Thai Freehold or Leasehold, but the actual structure must be checked against the selected plot title, landowner and contract.
  • The cheapest two-bedroom listing is advertised on 325 sqm of land, while the official master plan shows plots of 261, 282, 363, 580, 602, 616 and two at 630 sqm. No public plot number or revised master plan was found that resolves this mismatch.
