Why this project is worth a look

A headland, not a beach strip

The site sits on the tip of Cape Yamu with water views in several directions. That gives the estate an unusually private setting, but it is not a substitute for west-coast beach life: the cape is rocky, daily errands are car-dependent, and the immediate environment is deliberately low-density.

Bespoke means contract-heavy

The original concept is based on individually designed homes rather than a fixed catalogue of repeated layouts. That flexibility is valuable only when the contract clearly fixes the agreed area, materials, building systems, landscaping, furniture, programme and change-control process.

Completion is not binary here

Portal pages say the estate was completed in 2023, while 2026 corporate disclosures describe two homes sold, completed infrastructure and a delayed redesign for the remaining development. The condition and obligations of the exact villa matter more than a single estate-wide status label.

Pricing is house-specific

Current public offers span from THB 421.5 million to THB 1.2 billion. For bespoke estates, that can reflect major differences in plot, built area, finish and completion, so a project average is a poor decision tool.

About the project

The Headland Cape Yamu is a small, bespoke-villa development on the tip of Cape Yamu on Phuket’s east coast. The geography is the real proposition. The site projects into the sea and opens views in several directions: Phang Nga Bay to the north, the Koh Yao islands to the east, Coconut Island and Phuket to the south, and Sapam Bay to the west. This is not a west-coast beach strip with cafés, shops and a long sandy beach outside the gate. Cape Yamu is a rocky, quieter headland. Buyers who choose it are usually prioritising privacy, scale and open-water scenery over walkability and resort-town activity. Across the project’s own channels and independent property sources, the location consistently resolves to Cape Yamu, Pa Khlok, Thalang, Phuket 83110.

The homes were conceived as individual commissions rather than a row of identical catalogue villas. The Headland’s current material emphasises owner participation in architecture, finishes and specification. That matters when interpreting the market data: a size or price attached to one house should not be treated as a standard project metric. Current public offers illustrate the spread. Century 21 Thailand has an active four-bedroom listing at THB 421.5 million with roughly 2,000–2,500 sqm of living space, while FazWaz shows a different completed four-bedroom villa at THB 1.2 billion with 2,200 sqm of usable area on a 5,357.2 sqm plot. Those are not interchangeable comparables. A buyer needs to compare the exact plot, completed work, design scope, furniture, landscaping, pool, services and contractual deliverables attached to the home being offered.

The development status needs more care than the portal labels suggest. Several large listing sites describe The Headland as an eight-unit scheme completed in December 2023. More recent corporate disclosures linked to the project’s financing do not support reading that as full estate completion. In January 2026, PPS described eight homes as the original project configuration, said that two houses had been sold, and stated that the project infrastructure had been fully completed. The same disclosure says the development plan changed during 2023–2024 toward a branded-residence model that required additional investment; further investment was delayed while the partners consulted and sought a new investor. The useful interpretation is therefore not simply “completed” or “off-plan.” The site has real completed infrastructure and existing houses, but the remaining development programme has been subject to redesign and financing decisions.

A 2024 plan to reposition the scheme with Fendi under the name Fendi Private Estates Phuket is part of that history. It should not be presented as the current identity without fresh documentation. By 2026, PPS was discussing the branded-residence change as a delayed plan requiring new investment, while the live project website and current company channels continued to use The Headland Cape Yamu. We have therefore kept The Headland as the project identity and treated the Fendi proposal as a historical development plan, not as a confirmed separate phase or current operating brand. For a purchaser, the practical issue is not branding trivia: a change in concept can affect the specification of future villas, the contractual counterparty, common-area obligations, construction scope and delivery timetable.

The current official site names P3 Estates as the developer, describing it as a joint venture between Peter Hamilton and Dr. Phongthon Tharachai. Other credible records use different corporate names. The Headland’s 2022 FIABCI-Thai award was credited to Project One Property Development Co., Ltd., while major property portals identify P3 Estates Management Co., Ltd. These names may represent different layers of the same project structure, but the public record we reviewed is not enough to map the contractual chain conclusively. Before any reservation, the buyer should establish which legal entity owns or controls the relevant land, which entity will sign the sale or construction agreement, where funds are paid, and which company is legally responsible for unfinished or bespoke works. At this price level, the contract party matters more than the marketing brand.

Land rights are the other central due-diligence point for an international buyer. The Headland is a villa estate, not a condominium, so the foreign freehold quota used for condo units does not solve ownership of the underlying land. Thailand’s Department of Lands publishes specific rules on acquisition of land by foreigners, with direct foreign land ownership available only in limited statutory circumstances. Public project material we reviewed does not establish the title type, registered lease structure, or another project-specific ownership route for the villas currently being marketed. That information should be obtained for the exact plot before the commercial case is assessed. The title document, registered owner, encumbrances, boundaries, building rights and the contractual relationship between land and villa all need to match what the buyer thinks is being purchased.

The physical master plan deserves the same distinction between a design intention and a contractual obligation. Current Headland channels talk about retaining open space, recycling rainwater and reintroducing indigenous planting. Those ideas are relevant on a large coastal site because drainage, slope management, landscaping and long-term maintenance can become meaningful ownership costs. What we did not find is equally important: there is no current public operations pack setting out the final estate-management scope, the full shared-cost budget or the obligations that survive the project redesign. An owner buying an existing house should ask for actual estate charges, rules and recent invoices. A buyer commissioning a new home should identify which roads, utilities, drainage and common works are already delivered as part of the completed infrastructure and which elements sit inside the villa contract or remain an additional owner cost.

There is also a financing point that belongs in title due diligence rather than in a footnote. PPS raised bonds to fund The Headland, and the 2026 bondholder material identifies project land as collateral for the outstanding secured issue. That does not establish that a particular villa being sold is encumbered, nor does it by itself prevent a clean transaction: specific plots may have been released, repaid or subject to a release mechanism on sale. It does mean the buyer should insist on current, plot-specific evidence. The land-office record should show the registered owner and encumbrances, and the contract should explain how any mortgage or security affecting the selected land is discharged before or simultaneously with transfer. For a transaction measured in hundreds of millions of baht, that sequence should be resolved before a non-refundable payment is made.
