Why this project is worth a look
Only seven homes
The small scale means less of a master-planned-community feel and less shared infrastructure to maintain. It also makes each villa more individual: neighbouring homes, access, privacy, landscaping and day-to-day management can have a bigger effect on ownership than they would in a development with hundreds of units.
Straightforward layouts
The core range is two or three bedrooms, one storey and roughly 210–215 sqm of interior space. That works well for family or long-stay use because there are no stairs between the bedrooms and the main living areas, while the pool terrace acts as an extension of the living room. The real differences between villas are likely to be plot size, fit-out and condition.
Quieter east Phuket
Pa Khlok does not offer the same walkable tourist infrastructure or beach-driven demand as Bang Tao or Rawai. Its appeal is a calmer residential setting with practical road access to eastern Thalang, marinas and the north of the island. Buyers who want to step outside into cafés, nightlife and a swimmable beach should look elsewhere.
A finished product
A buyer can inspect the actual house rather than rely on renders: waterproofing, pool equipment, cracks, drainage, air-conditioning, furniture and landscaping can all be checked before committing. Construction risk is lower than on an early off-plan purchase, but technical due diligence on the individual villa becomes more important.
Documents before branding
Major portals do not fully agree on the developer name, and a foreign buyer also has to solve the land-ownership question. The decisive documents are therefore the title and building records for the exact villa, not the marketing identity of the project. In a small completed estate, transaction-specific due diligence carries more weight than a broad developer profile.
About the project
Blue Peak Pool Villa @Paklok is a very small villa development in Pa Khlok on Phuket’s east side, with seven single-storey homes and private pools. Several databases also connect the project to the earlier name Lapista Villas – Paklok; the location, seven-unit count and two- to three-bedroom layout set line up closely enough to treat them as the same development rather than separate phases. That matters because this is not a resort estate with a long pipeline of buildings. At seven homes, the value of any purchase will depend heavily on the individual villa, its land and building documents, condition, privacy and resale story.
The clearest unit data comes from current Lazudi listings. A two-bedroom villa is shown at 209.6 sqm of interior space on roughly 251 sqm of land. The three-bedroom design is 215.3 sqm, with two separate listings on plots of about 282 and 308 sqm. All are described as one-storey homes. The layout is built around an open living and dining area that opens onto a private pool terrace, so day-to-day use is closer to a detached house than a managed resort residence. Buyers should therefore compare the actual land parcel, outdoor space, fit-out and maintenance history rather than assuming every villa is interchangeable.

The development should now be treated as completed property, but the published completion date is inconsistent. Some major project databases place completion in October 2022, while others use 2024. We did not find a primary handover or permitting document that conclusively resolves the difference. For a buyer, the practical answer is to verify the selected villa rather than rely on a directory date: building registration, permits, title history, handover documentation and the physical condition of the house will tell you more than whether a portal says 2022 or 2024.
Pa Khlok is a different proposition from Phuket’s west-coast resort belt. It suits residents who prefer a quieter, lower-density setting and are comfortable driving for most daily needs. The project sits in Thalang with road access toward Heroines Monument, Mission Hills, Ao Po Grand Marina, Phuket Boat Lagoon and the airport. Project databases place Phuket International Airport at roughly 21–22 km away and estimate around 26–27 minutes by car, although real travel time can vary materially with traffic. This is not a location to choose because you want cafés, nightlife and a swimming beach on the doorstep.
The current pricing picture is also more nuanced than a single 'from' number suggests. A two-bedroom, 209.6 sqm villa is listed at THB 15.007M and was updated on 25 August 2026. Two three-bedroom, 215.3 sqm listings are priced at THB 15.621M and THB 15.858M. Those figures fit the project’s established unit matrix and are the cleanest basis for a public price anchor. A separate market listing also shows a much cheaper THB 6.49M three-bedroom villa with two bathrooms and only 150.2 sqm of floor area. Because that specification does not match the better-documented original layouts, it should be verified before it is used as a comparable or a headline starting price.
Ownership needs more care than the portal labels imply. Some listings use the word freehold, but we did not find a published land title for a specific villa or a project document explaining the foreign-buyer structure. Foreigners generally cannot own Thai land directly, so due diligence has to separate the land from the building. Before paying a reservation or deposit, a foreign buyer should see the land title, confirm the registered owner, understand how the house itself is owned, and review any registered lease terms offered over the land. If a lease is used, its registration, duration, renewal mechanics and treatment of the building at expiry matter more than sales language.
The developer trail is reasonably strong but not completely clean. Most major project databases identify Blue Peak Corporation Co., Ltd. as the developer, while the Thai legal entity BLUE PEAK CORPORATION LTD. is listed as active and registered on 8 August 2018 for residential real-estate trading. One major property database, however, assigns the project to LAPISTA Lakeview Co., Ltd. Until a primary project document connects those names, Blue Peak Corporation is the most defensible public developer label, but the company that owns the land, signs the sale documents and receives money should still be checked for the exact villa.
The operating model is relatively simple. The consistently reported features are each villa’s private pool, security, CCTV and parking rather than an extensive resort amenity programme. Published project data also lists a fixed common-area charge of THB 12,000 and a THB 100,000 sinking-fund payment, although the billing period for the first figure is not perfectly clear. A buyer should therefore request the current estate budget, the fee schedule, any outstanding balance on the selected villa and confirmation of what the common charge actually covers. With completed property, those documents are more useful than an old amenities list.
The investment case depends on the rental strategy. Pa Khlok should not automatically be underwritten with the same occupancy assumptions as Phuket’s west-coast beach markets. On the other hand, the villa format can work for family and longer-stay demand: one storey, two or three bedrooms, a pool, parking and a quieter residential environment. Current long-term rental listings inside the project show that the homes are in real use, but we do not treat advertised yields as evidence. A credible return estimate has to start with the actual purchase price and include achieved rent, vacancy, pool and garden care, repairs, management costs and taxes.
For this project, technical and legal due diligence deserve equal weight. The physical inspection should cover roof and waterproofing, storm-water drainage, pool equipment, air-conditioning, plumbing, electrical systems, signs of damp and the condition of the exterior finishes. The document review should cover the land title, registered owner, building permit and registration, encumbrances, common-fee position and the exact foreign-buyer rights over land and structure. Because Blue Peak Pool Villa @Paklok is small and already built, a careful review of the chosen villa can tell a buyer far more than another layer of project marketing.
