Why this project is worth a look
Space without high density
The live AP data points to 62 plots, while the remaining developer stock is in the 422–500 sqm range. That gives a household enough room to separate parents, children, guests, work areas and staff rather than simply adding more bedrooms to one living zone. The trade-off is operating cost. A house of this scale has more air-conditioning equipment, exterior surfaces, waterproofing, garden work and security systems to maintain. On resale, maintenance records and a technical inspection matter almost as much as the floor plan.
A driving location
On Nut 70/1 connects reasonably well to Srinakarin, Pattanakarn and the wider Sukhumvit corridor, but the project is not rail-adjacent. Si Nut is roughly 2 km away and BTS On Nut is about 6.8 km by AP's own figures. For a car-based family, that can be a workable compromise between house size and city access. For someone expecting a five-minute walk to transit, it is the wrong product. Peak-hour testing from the project gate is more informative than the Sukhumvit name.
Completed stock, real inspection
The developer is selling the last houses rather than an early off-plan phase. Buyers can therefore inspect the actual street, plot orientation, neighbouring houses, landscaping and construction condition before committing. The limitation is reduced choice. A promoted final unit may be cheaper than the headline range, while an attractive resale can be a different house type from the current AP catalogue. Comparison needs to be plot-by-plot, not brochure-to-brochure.
Land law comes first
For a foreign buyer, this is not legally comparable with buying a foreign-quota condominium. The house sits on land, and Thai rules make direct foreign land ownership exceptional rather than routine. The project website does not disclose the title or foreign-buyer structure for individual plots. Before a substantial reservation or deposit, the buyer needs the title document, the registered owner's details and a clear explanation of how rights to the land and building will be held and transferred.
About the project
The City Sukhumvit-Onnut 2 is a gated community of large two-storey detached houses by AP Thailand in Prawet, eastern Bangkok. The name can sound more central than the address really is. This is not a walk-to-BTS Sukhumvit house and it is not a compact urban townhouse scheme. The official location is Soi On Nut 70/1, off Sukhumvit 77, with independent mapping sources converging around 13.7086, 100.6587. In practical terms, the project sits in the On Nut–Srinakarin–Pattanakarn catchment. That makes it relevant to families who want a substantial house while keeping access to the eastern business districts and airport side of Bangkok, but daily life is primarily car-oriented.
AP announced the project in 2023 as part of its move into larger upscale detached houses. An official investor release described 64 units and a project value of THB 1.38 billion. The live project page now states 62 plots over 27 rai, 3 ngan and 48.3 square wah, with current house sizes of 422–500 sqm. The discrepancy should not be hidden or averaged away. The developer, address and project identity are consistent across sources, so this looks more like a change in public project data than a different development. A buyer should therefore use the latest approved site plan and the sale documents for the chosen plot as the final reference, especially if plot count or common-area allocation matters to the decision.

The scheme is now a late-stage, completed project rather than a speculative launch. AP's current page advertises the last five houses in a private garden zone and quotes a headline price range of THB 25.9M–40M. On the same page, a specific 422 sqm unit, J05, is shown at THB 21.9M against a previous THB 26.9M price. This is exactly why a single 'from' price is not enough here: plot position, house version, remaining developer inventory and current incentives can move the number materially. The resale market adds another layer. Fresh 2026 listings have included asks around THB 23.4M for a 416 sqm house, THB 25.9M for a 422 sqm house and roughly THB 29.3M for a 500 sqm house, while other listings sit well above those levels. Asking prices are not transaction evidence, but they are useful when negotiating a specific property.
The original house mix was broader than what AP is marketing today. Earlier project documentation and specialist reviews recorded seven named house types, from roughly 256 sqm to 500 sqm: Bellatrix, Kaira, Dionne, Emerald, Godiva, Milana and Marlowe. The current AP page only highlights Godiva at 422 sqm and Marlowe at 500 sqm, both with five bedrooms, six bathrooms and four parking spaces. That distinction matters in resale. A lower-priced house may be an earlier, smaller model rather than a discounted version of the current 422–500 sqm product. When comparing two listings, the original house type, land size, later extensions, condition of building systems and the included furniture package can matter more than a simple price-per-square-metre comparison.
The attraction is space. A 422–500 sqm detached house in a low-density compound gives a family room to separate generations, work, guests, staff and private living without moving to the far outer suburbs. AP's current Godiva plan lists five bedrooms, six bathrooms, multiple lounges, a dining room, a prayer room and staff accommodation. Marlowe keeps the five-bedroom programme while increasing the overall volume to 500 sqm. That size is useful, but it also creates an ownership cost that is easy to underestimate: cooling, exterior maintenance, roof and waterproofing work, garden care, pest control, security devices and replacement of home-automation components become meaningful recurring items. A resale inspection should therefore be more detailed than a cosmetic viewing.
The shared amenities are built around family use rather than a resort-rental concept. AP lists a clubhouse, co-working area, swimming pool, fitness room, playroom and landscaped green space. Independent project reviews also describe a children's pool, jacuzzi, sauna, meeting space and the KATSAN access-control system with licence-plate recognition, CCTV and 24-hour security. Earlier house specifications included smart-home controls, magnetic and shock sensors, cameras and smart switches. These features are useful only if they still function and transfer with the property, so a completed-house purchase should include a handover check of access credentials, devices, warranties and any systems maintained by the estate manager.
Transport is workable, but the project should be judged as a driving location. AP quotes about 2 km to Si Nut station on the Yellow Line, 5 km to the Si Rat Expressway, 5.9 km to Kanchanaphisek Road and 6.8 km to BTS On Nut. Seacon Square Srinakarin and Paradise Park are within the broader local catchment, with schools and hospitals spread across Prawet and Srinakarin. These are useful connections, yet they do not turn the house into a rail-first lifestyle. A household with children, staff or regular cross-town commuting is likely to rely on cars, taxis or school transport. Buyers who work in Asoke, Thong Lo, Sathorn or Silom should test peak-hour journeys from the actual gate rather than rely on off-peak mapping times.
Foreign ownership needs a different lens from a condominium purchase. This project consists of houses on land, and Thai government guidance makes clear that direct foreign land ownership is not the normal route; the statutory exceptions are narrow and conditional. The public project materials do not provide a specific to the project foreign ownership structure or the title details of each plot. A foreign buyer therefore needs to verify the land title, registered landowner, ownership of the building, and the legal right that will support occupation and resale before paying a substantial deposit. The fact that a broker calls a house 'freehold' does not by itself answer who can hold the land. Nominee structures should not be treated as a substitute for a lawful, documentable arrangement.
As an investment, The City Sukhumvit-Onnut 2 is less straightforward than a small condominium with hundreds of comparable rental units. Large detached houses can attract executives, business owners and expatriate families, but the tenant pool is narrower and fit-out expectations are higher. Open listings show a wide rent spread, while there is not enough public transaction evidence to support a reliable project-wide yield claim. An investor should model the selected house from the bottom up: realistic rent for that exact size and plot, vacancy, furnishing and appliance replacement, agency fees, estate charges, garden and building maintenance, and the legal structure of ownership. The project can make sense, but the investment case has to come from the numbers of the chosen house rather than from the brand or a generic Bangkok yield assumption.
