The estate’s defining feature is its scale. Ten corner-plot residences create a very different living environment from a large gated subdivision with long rows of houses and a busy central clubhouse. Buyers are primarily paying for their own house, plot and a low-density setting rather than for a broad catalogue of shared amenities. That can suit someone who values controlled privacy, but it also means the exact plot matters. Before committing, it is worth viewing the selected house in relation to the entrance, security point, internal road movement and the small communal garden areas rather than judging the estate only from the show home.

Spaces have distinct roles

The 800-plus-sq.m floor plan is not one continuous formal interior. The lower level can accommodate guests and personal pursuits, the second floor acts as the family hub around living, dining and the pool, and the upper level becomes more private. A hideaway room and a safe room add functions without consuming the main bedrooms. This arrangement makes sense for a household that entertains, has several generations under one roof or keeps staff on site. A smaller household that rarely hosts may end up maintaining a significant amount of space it does not use, so the layout should be tested against real routines rather than admired only as a show-home concept.

Core systems are built in

A passenger lift, private pool, 5 kW solar installation, filtered positive-pressure air system and preparation for electric-vehicle charging are all documented parts of the house specification. For a large three-storey residence, those are useful operational features rather than abstract technology claims: the lift improves accessibility, while ventilation and charging infrastructure address everyday use. They also create maintenance obligations. The buyer should obtain the equipment schedule, warranty position, maintenance responsibility and expected service cycle for the actual residence before treating the engineering package as a long-term benefit.

Compare houses, not headlines

The market still clusters around THB 120 million: the project’s current public start is THB 120 million and an active August 2026 listing was slightly lower at THB 119.5 million. That does not make similarly priced houses equivalent. Plot area varies, Residence I and Residence II are not identical, and fit-out or furniture can differ between listings. Singha Estate’s 12% sold figure for 1H2026 is reported by value, so it cannot tell a buyer how many of the ten houses remain available. The useful document at this stage is a live inventory showing the exact residence, plot, inclusions and transfer terms.

About the project

SMYTH’S Kaset - Nawamin is a ten-home private estate by Singha Estate on Prasert Manukit Road in Lat Phrao. The small unit count matters more than the branding. This is not a large gated compound where the clubhouse and a long amenities list carry much of the proposition; it is a collection of only ten detached, three-storey homes, with every plot presented as a corner plot. The two house designs provide 806 or 816 sq.m of usable area, putting them well beyond the scale of a conventional Bangkok family house. The extra space is not simply distributed into larger bedrooms. The layouts separate guest-facing rooms, family living, private sleeping areas, staff accommodation and a dedicated personal room that can be adapted for a hobby, collection, cinema or other private use. Each house also has a private pool integrated into the second-floor family level and a passenger lift. Buyers should therefore judge the project as a full-time multi-zone residence rather than as a trophy address with oversized rooms.

The vertical planning is one of the more consequential design choices. The ground level can receive guests without immediately opening the family’s everyday living areas, which is useful for owners who entertain frequently or need a more formal place for meetings. The second floor is designed as the social centre of the household, linking the large family living and dining spaces with the pool. The upper level becomes more private and bedroom-focused. That separation can work particularly well for a multigenerational household, a family with live-in staff, or an owner who wants home and work entertaining to coexist without crossing every part of the house. It can also be excessive. A household that prefers simple, compact routines may find that more than 800 sq.m creates ongoing obligations—air-conditioning, cleaning, pool care, lift servicing and general upkeep—without adding much daily value. The right question is not whether the house is impressive; it is whether the household will actually use the distinct zones that justify its scale.

There are two confirmed residence types. Residence II has 806 sq.m of usable area on 102–106 sq.wah plots, while Residence I has 816 sq.m on 111–133 sq.wah plots. Current independent project material describes both with four to five bedrooms, seven bathrooms, a private pool, a passenger lift, a safe room and a flexible hideaway room. Parking is the one specification that should not be treated as settled for Residence I: one detailed review says five spaces while another project profile lists six. The engineering package is more consistent across sources. It includes a 5 kW solar system, the S-AIR filtered positive-pressure ventilation system, provision for two 22 kW electric-vehicle charging points and underground electrical infrastructure in the estate. These features do not make an 800-plus-sq.m pool house inexpensive to run, but they show that the project was designed around substantial daily use rather than around a purely decorative show-home specification.

The address is in north-eastern Bangkok, on the Kaset–Nawamin corridor rather than in the central business district. Prasert Manukit Road connects into a road network that includes the Chalong Rat Expressway, and the project’s own positioning clearly assumes car-based mobility. Singha Estate’s current material gives the distance to Kasetsart University station on the Green Line as roughly 5.4 km. Shopping centres, schools, hospitals and Kasetsart University are distributed around the wider area, but those distances should not be mistaken for a walkable urban lifestyle. A buyer who needs a daily rush-hour commute to central Sukhumvit, Silom or Sathorn should test the actual journey at the times that matter. For a family already anchored around Lat Phrao, Kaset–Nawamin, Ramintra, northern Bangkok or frequent expressway trips, the location can make more sense than a smaller central plot.

Singha Estate reported SMYTH’S Kaset - Nawamin as 12% sold by project value for the first half of 2026. The number should not be converted into a count of sold or remaining houses: the company reports value, not units. What it does establish is that the developer was still carrying active sales inventory rather than treating the estate as a long-sold-out project. The project’s current public starting reference is THB 120 million; an August 2026 listing was available at THB 119.5 million, while other current listings mostly sit around THB 120 million and above. At this price point, a simple price-per-square-metre comparison is not enough. Plot size, exact position within a ten-home estate, fit-out, furniture, transfer terms and what is included in the sale can materially change the proposition even when usable area is similar. A serious purchase review should therefore start with the live availability sheet, the specification for the selected residence, the draft sale agreement and the land/title structure. That last point is especially important for a foreign buyer, because a listing marked “freehold” does not override Thailand’s restrictions on foreign land ownership.

A final issue is the boundary between shared estate services and systems the owner will maintain personally. Independent reviews note that the project does not rely on a large clubhouse; shared space is limited to smaller landscaped areas, while most of the amenity value sits inside each residence. That is consistent with a ten-home private estate, but it changes the cost structure. The pool, passenger lift, ventilation, solar equipment, water treatment, air-conditioning across a very large floor area and other house systems all create residence-level service requirements. We did not find a reliable current public schedule showing the full common charge or precisely which recurring services are covered by the estate. A sensible pre-purchase budget should therefore separate communal obligations from the annual cost of maintaining the selected house. For completed stock, the buyer should also request handover records for installed equipment, remaining warranties, recent lift and pool-service documentation, and a written list of furniture or built-in items included in the sale. That matters because listings for the same project do not always show the same fit-out description. At this end of the market, the bigger financial surprise may be the cost of bringing a particular house to the owner’s preferred condition and maintaining it properly, rather than a small difference in headline price per square metre.

Ownership format

Open listings describe the house-and-land interest as freehold for a buyer who is legally eligible to register the land. Most foreign individuals cannot directly own Thai land except under narrow statutory exceptions. A common practical route is a registered land lease of up to 30 years with separate ownership of the building; any renewal language depends on the contract and does not create a new registered term automatically. The exact structure for the selected house should be checked before reservation.
