Why this project is worth a look
More space to organise
A private entrance and multiple storeys make it easier to separate family, work and sleeping areas. Ownership also brings direct responsibility for the roof, exterior and building systems.
A neighbourhood you can inspect
This is a settled estate rather than a promise of future construction. Buyers can judge the internal roads and shared spaces as they stand, while still allowing for differences between individual houses.
Useful Lat Phrao connections
Local access to Lat Phrao Road and the nearby Yellow Line can suit an established Bangkok routine. The value depends on your actual school and work journeys, particularly at peak times.
An understandable family layout
The original three-bedroom, three-bathroom concept has a straightforward purpose. Resale houses may differ after renovation, so current room arrangements matter more than the original specification alone.
Real resale choices
Buyers can compare existing homes, plots and asking prices instead of waiting for delivery from a developer. The trade-off is a greater need to assess title, condition, additions and ongoing costs separately.
About the project
MERIT PLACE Ladprao 87 is an established townhouse development in Wang Thonglang, Bangkok, rather than a condominium tower or a project selling off-plan homes. The commonly reported figure is 50 residences, with three-storey family townhouses forming the original offer. That changes the nature of the purchase. You are judging an individual property and its land, including years of ownership and maintenance, not simply choosing a unit from a developer's current inventory. Two houses on the same internal road may need very different renovation budgets and may come with different documentary histories.
Its address is anchored to Soi Lat Phrao 87, Yaek 10, in Khlong Chao Khun Sing. Older promotional material also uses the name Merit Place Ladprao 87–101 and refers to access from the Lat Phrao 101 side. The available evidence points to the same residential community, not to separate phases with their own documented specifications. This distinction matters when browsing listings: a house number belongs to a particular home, whereas the estate is identified by the lane and its entrance. The more useful question is where the property sits inside the development and which street you will use each day.

The project name is a brand, not necessarily the name on every relevant legal document. Historical development disclosures identify Suvarnabhumi Asset Co., Ltd. as the company behind the estate and the underlying development land. Premsita Co., Ltd. appears in records of the same developer group. There is good evidence for the corporate connection, but it does not settle who owns any resale home today. A resale contract should identify the actual seller, and the seller's authority needs to match the documents for the house and its land. A familiar sign at the entrance is no substitute for that chain of title.
Most specialist directories give 2014 as the completion year, with some identifying January. Another property database states 2011. No independently confirmed phase schedule reconciles the two dates. The practical consequence is less about whether the estate is twelve or fifteen years old than about the age and history of the particular roof, drainage, wiring and plumbing. Repairs may have been completed at different times, and individual owners may have extended kitchens or changed room layouts. Budgeting for a mature townhouse should start from its physical condition, not the construction year alone.
The original family-home specification is appealingly straightforward: three bedrooms, three bathrooms, approximately 174 square metres of usable floor area, a plot starting at 23 square wah, and a single parking space. A square wah is a Thai measure of land area, not another label for interior space. On three levels, households can keep a busy living room separate from bedrooms or a home office. The stairs can also become the most significant daily inconvenience. For young children, older relatives or anyone with mobility limitations, where the bathrooms and sleeping rooms are placed matters more than headline floor area.
Resale advertisements are much less uniform. Listings now describe two-bedroom and three-bedroom homes, a broad selection of plot sizes, and different amounts of interior space. Some quote floor area and land area clearly; others display land converted to square metres in a field that looks like the size of the house. A figure of 72 square metres, for example, can sit beside a much larger stated three-storey interior. Comparing price per square metre across those records without knowing which measurement was used would be misleading. The land document, existing floor plan and any additions should tell the same story.
As of 10 October 2026, recent resale advertisements include an asking price of THB 3,285,000 at the lower end of the more recently refreshed DDproperty and PropertyHub selection, with other houses offered around THB 3.69 million to THB 5.85 million. These are sellers' asking prices, not recorded transactions, confirmed available stock or a quotation from this service. Older platform pages show figures below that level, but the status of those advertisements has not been independently confirmed. Pricing can change, and the selected property's condition and contractual terms need to be discussed with a specialist before treating any figure as a purchase budget.
What a townhouse offers over an apartment is as much about control of space as the number of bedrooms. There is an individual entrance, room for family routines on different floors, and land immediately associated with the home. You also inherit duties that a condominium owner may be less accustomed to: maintaining the roof, exterior surfaces, drainage and systems inside the building. The estate's shared charges and governance are separate questions. Public profiles do not provide a dependable current schedule of management fees, reserves or the rules for making exterior changes.
Swimming facilities, a clubhouse, landscaping, security staff and CCTV appear repeatedly in project descriptions. Some sources also list a gym. They are useful starting points for an inspection but should not be read as confirmation that every facility is operational today or that access is included without restrictions. A swimming pool closed for repairs is not a selling point to a family that expects to use it. The condition of shared areas, who manages them, and how maintenance is funded can reveal more about day-to-day ownership than the brochure-style list of amenities.
The setting is unmistakably residential Bangkok. Lat Phrao Road connects neighbourhood shopping, local services, schools and hospitals, including Lat Phrao Hospital. Other destinations, such as larger shopping centres around Bang Kapi, are part of the wider urban catchment rather than facilities at the estate's gate. Buyers who already travel through Wang Thonglang will have a useful point of reference. New arrivals should make the journey themselves before assuming that a place described as 'near' a school or mall delivers a convenient routine for their family.
The nearest commonly cited rapid-transit option is Lat Phrao 83 station on Bangkok's Yellow Line. Location directories put it at roughly one kilometre from the development, but this should not be confused with a measured doorstep-to-platform walking route. The actual trip includes local lanes, the crossing of larger roads and conditions on the pavements. In hot or wet weather those details count. A family expecting to use the train daily should distinguish between having a station in the neighbourhood and being able to reach it comfortably every morning.
Car access is another reason to inspect the location in person. Historical project information describes approaches from Lat Phrao and adjoining routes towards the Ram Inthra–At Narong expressway corridor. That is helpful for orientation, but it is not a traffic-time guarantee. The difference between a smooth midday drive and the school-run peak can be considerable in Bangkok. Compare the commute you actually need, including the final stretch through the small streets, with the value of having a multi-level house in this particular district.
Foreign ownership deserves an earlier discussion here than it would for an eligible condominium. These are land-linked townhouses. A freehold label in a Thai sale advertisement typically describes the estate or house as offered to someone who can lawfully hold its land; it does not open the condominium foreign-quota route. Foreign nationals generally cannot acquire Thai residential land in their own names, apart from narrow statutory exceptions subject to demanding conditions and approvals. Nothing in the available project material establishes a ready-made, legally reviewed foreign-buyer arrangement for a particular townhouse here.
A properly structured land lease and separate rights to a building may be relevant in some Thai property transactions, but they should not be assumed to be part of a listing. Ordinary land leases are generally limited to 30 years, and renewal language is not the same as an automatic, enforceable extra term. Anyone proposing a Thai nominee company as an easy substitute for individual land ownership is sidestepping the issue rather than solving it. Before making an offer, a foreign buyer needs to know exactly which rights could be acquired, transferred and protected under the proposed documents.
A historical project description reproduces details of development-land documents and a subdivision permit. That supports the estate's documentary history; it does not prove clear title for a house now offered for resale. The original land may have been subdivided into individual plots, transferred, mortgaged or subject to rights that require checking. A current title search, the seller's identity, any registered encumbrance, building records and the transfer arrangements are essential transaction-specific evidence. They also determine whether renovations or extensions have created issues that a future buyer would inherit.
Inside a three-storey townhouse, the question is how the space works, not just how much there is. Living and cooking areas compete for the lower floor, while sleeping rooms and workspaces tend to depend on the upper levels. Check the liveability of the top storey during the hottest part of the day, the ventilation of internal rooms and how water leaves the plot after heavy rainfall. Owner-built kitchen extensions and covered yards can be useful, but they can also conceal maintenance or approval questions. No online description can substitute for looking at those details with the actual floor plan in hand.
Parking is similarly property-specific. The early model description provides one space, while some resale records advertise other configurations. There is no reliable basis for treating the largest claim in an advertisement as the standard across all 50 homes. A household with two cars should examine the width of the entrance, neighbouring gates, visitor-parking rules and whether alterations have reduced usable space. A beautiful interior becomes less compelling when the evening parking routine is a daily compromise.
There is evidence of a rental market for individual homes, including 2026 asking rents ranging roughly from THB 23,000 to THB 48,000 per month on one listing platform. The properties behind those figures are not identical. Different plots, interior sizes, furniture and repairs can make advertised rents poor substitutes for each other. They also do not show completed tenancies or net cash flow. Vacancy, maintenance, taxes, common charges and letting costs all sit between the headline rent and money a landlord retains. There is no verified guaranteed-return programme for this development.
An eventual resale would turn on the same qualities that matter on acquisition: defensible documents, a sensible layout, functioning infrastructure and a condition that another family can understand without a long list of caveats. Townhouse buyers look closely at plot frontage, parking, stairs, additions and the position of the house in the estate. A new transit line does not make every unit equally liquid. A realistic exit plan would distinguish between what you can demonstrate about a particular home and broader hopes about neighbourhood appreciation.
MERIT PLACE Ladprao 87 therefore makes the most sense as a place to assess house by house. It offers an established Bangkok neighbourhood and a recognisable family-home format at prices visible in the resale market. In return, the buyer takes on an older property's upkeep and, if buying as a foreign national, a more complicated legal starting point than a qualifying condominium. The right choice is the home whose condition, route, parking and legally available ownership structure fit the household—not necessarily the cheapest advertisement or the most polished renovation.
Ownership format
Townhouses are marketed as freehold house-and-land properties for buyers legally eligible to own Thai land. Foreign nationals generally cannot register the land in their own names; any land lease and separate building rights would require a specific legally verified arrangement.
Home types & sizes
The historical project specification gives three bedrooms, a plot starting at 23 square wah and one parking space. It describes the original concept, not a guarantee that every resale house remains unaltered.
A current resale advertisement lists a 24-square-wah plot alongside the stated floor area. The price belongs to that particular property, not to a standard floor plan; the plot and listing status need verification.
Advertisements include a 20-square-wah plot with this stated interior size. It should not be treated as evidence of a separate developer-issued house type; measurement conventions and later alterations may account for the difference.
One resale listing describes two bedrooms, three bathrooms and a 19-square-wah plot. The records do not establish whether that arrangement was built by the developer or created by a later owner.
These are not verified developer-issued model types: the cards combine the original family-house specification with examples from individual resales. Plot size in square wah and interior floor area in square metres are different measures, and source listings do not always use them consistently. Confirm layouts, availability and prices before purchase. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- The estate entrance is associated with Soi Lat Phrao 87, Yaek 10; older references also describe access on the Lat Phrao 101 side.
- Lat Phrao 83 station on the Yellow Line is shown roughly a kilometre away by local location directories, not as a verified walking-route distance.
- The surrounding Wang Thonglang neighbourhood has shops, schools, medical services and everyday amenities rather than resort facilities.
- Road connections lead towards Lat Phrao and the expressway corridor, but peak-period journey times need individual testing.
- The development sits within ordinary Bangkok neighbourhood streets, so daily access depends on the local lanes as well as the main road.
