Why this project is worth a look
Low absolute entry price
Live resale stock in early October 2026 included roughly 31 sqm one-bedroom units from THB 1.10M. That is a genuinely low Bangkok ticket, but it should be treated as a starting point for inspection rather than a conclusion: renovation quality, floor, outlook, debts, furniture and foreign-quota status can easily outweigh a small difference in asking price.
Usable apartment sizes
The original mix starts around 31 sqm for one-bedroom layouts, while the larger two-bedroom plans run into the low-60s sqm. The geometry is large enough to offer a clearly separated bedroom and living zone in the original one-bedroom range, but a resale buyer should rely on the registered title area and actual layout rather than the portal label.
A building you can test
Construction risk has already passed. Buyers can inspect the common areas, lifts, pool, corridors and unit condition before committing; the key unknowns are now operational—maintenance quality, reserve funding, arrears and the timing of major repairs.
Rail access with a walk
Khu Bon station on the Pink Line is commonly quoted at roughly 700–980 metres from the project. Rail is therefore relevant, but this is not direct-station living; the real convenience depends on the walking route and on whether a short local ride for the last kilometre fits the buyer's routine.
Straightforward condo tenure
Freehold condominium ownership is structurally simpler for a foreign buyer than Thai landed property. The important caveat is that freehold registration depends on available foreign quota at the time of transfer, so eligibility has to be checked for the specific unit rather than inferred from the project as a whole.

The Kith Plus Nawamin is a mature resale condominium rather than a new launch. SENA developed the scheme as two low-rise buildings, A and B, arranged around a landscaped internal court, with 406 units in total. That changes the due-diligence question completely. A buyer is no longer underwriting construction delivery; the real issues are the condition of the chosen unit, the health of the condominium juristic person, outstanding common charges, the maintenance record and the likelihood of larger capital works as the buildings age. The original developer story still matters for identity and layout, but a 2026 purchase should be driven by current building documents and a physical inspection.
The original configuration is unusually easy to understand. Contemporary project material and later on-site reviews describe two eight-storey blocks on roughly 3 rai 3 ngan 84 square wah of land. Ground-floor areas contain the entrances and shared functions, while the upper residential floors repeat a broadly similar plan. Both blocks use short L-shaped footprints and face the central garden. Units on the inward sides therefore look into the landscaped court, while other apartments face the surrounding neighbourhood. This is not a cosmetic detail: outlook, privacy, afternoon heat and the distance to the opposite block can vary materially between otherwise similar one-bedroom units, so the exact stack deserves attention.

The unit sizes are one of the more practical aspects of the project. Original material groups one-bedroom apartments at roughly 31–42 sqm and two-bedroom apartments at roughly 56–64 sqm. A detailed completed-project review breaks the typical floor down further into approximately 31, 38 and 40 sqm one-beds and about 56.5 and 64.3 sqm two-beds. Resale portals also show units around 30.8–31 sqm and a range of two-bedroom sizes, including some listings around 53 sqm. That small mismatch is a reminder to use the registered area on the condominium title rather than a rounded portal description. In a resale building, the actual internal configuration and any owner alterations matter as much as the original type name.
The strongest current proposition is entry price. Active listings checked in early October 2026 included one-bedroom units of about 31 sqm from THB 1.10 million, with larger two-bedroom stock at higher asking prices. That puts the project into a very different decision set from newly launched Bangkok condominiums: buyers are paying for an existing, inspectable asset at a low absolute ticket rather than for a new specification, payment plan or developer incentives. The trade-off is equally clear. Two apartments with the same advertised area can differ sharply in renovation quality, furniture, view, floor, common-fee position and foreign-quota eligibility. In this segment, selecting the right individual unit is more important than finding the lowest headline price.
The location is useful but should not be oversold as station-front living. The development sits off Soi Nawamin 163 in the Nuan Chan / Bueng Kum area. Different property databases place Khu Bon station on the Pink Line at roughly 700 to 980 metres away. That is close enough to make rail relevant, but it is still a first- and last-mile walk through local streets rather than a lift-to-platform commute. Buyers who plan to use the train every day should test the route at the times they would actually travel. Drivers, meanwhile, benefit from the broader Ramintra road network and access toward the expressway system. The neighbourhood works best for people whose daily life is already oriented to eastern Bangkok rather than those expecting a central-city pedestrian environment.
Shared facilities are straightforward rather than resort-like: swimming pool, fitness room, sauna, landscaped garden, children's play area, lobbies with mailboxes, security, CCTV and key-card access are all repeatedly documented. Older on-site reviews place the main amenity functions on the ground floor of Building B and describe parking below and around the buildings. For a 2014-era condominium, however, the relevant question is no longer whether these facilities appeared in the sales brochure. It is whether the pool plant, lifts, gym equipment, waterproofing, corridors and security systems are being maintained properly today. A site visit should therefore focus as much on the common areas and back-of-house condition as on the apartment itself.
Ownership is simpler than for Thai landed property because this is a registered condominium and resale units are marketed as freehold. Foreign buyers still need to distinguish project tenure from their own eligibility to register a particular unit. Thai law caps aggregate foreign ownership at 49% of the condominium unit area in a building, and the condominium juristic person must certify the foreign ratio for transfer. Some live listings may show a unit as available under the foreign quota, but that status is unit-specific and time-sensitive. It should be reconfirmed before money becomes non-refundable, along with the title, debt-free certificate and the payment route used for the foreign purchaser.
In practical terms, The Kith Plus Nawamin is a budget resale option with an established community, decent apartment sizes and visible market liquidity rather than a speculative new-build story. It can suit an owner-occupier or a landlord targeting ordinary long-term demand if the chosen unit is sound and the building finances are healthy. The main diligence burden is age. Lift replacement, façade work, waterproofing, mechanical systems and reserve funding become progressively more important as a condominium matures. Before committing, a buyer should obtain the current common-fee rate, debt-free documentation, recent juristic-person accounts, information on planned major works and written confirmation of foreign-quota availability where relevant. The building can be assessed; the work is simply more operational than promotional.
Ownership format
Units are sold on a freehold basis. A foreign buyer can register freehold ownership only within the statutory foreign quota of 49% of the aggregate condominium unit area in the building; quota availability must be confirmed for the selected unit before transfer.

- The subdistrict label varies historically: the original legal-style project text uses Khlong Kum, while modern listings and mapping databases generally use Nuan Chan.
