Current resales show roughly 47–57 sqm homes around the THB 1.8M–2.0M level. Historical plans confirm studios from about 33 sqm, larger one-bedrooms up to 51.86 sqm and two-bedrooms up to 56.76 sqm. That can be compelling for owner-occupiers, but fit-out, mechanical systems and renovation quality vary by unit.
Pink Line access
This is not a station-front project, but the Pink Line has improved the wider transport picture. BaanFinder places Ram Inthra 40 at about 1.6 km and Vatcharaphon at about 1.7 km. Those are practical feeder distances by motorcycle taxi or car, rather than a comfortable walk for most residents.
What you see exists
The development has been operating for well over a decade, so buyers can inspect the actual buildings, corridors, parking and management standard rather than assess a promise. The due-diligence focus simply shifts to age-related matters: lift condition, common-area repairs, water systems, sinking funds and planned capital works.
Observable resale market
There are live sale and rental listings in 2026, so pricing can be anchored to actual secondary stock rather than an obsolete launch brochure. The visible floor around THB 1.8M belongs to individual units. Building, floor, legal quota, renovation, furniture, outstanding fees and seller circumstances all need unit-by-unit comparison.

D5 Condo, also listed as D5 Condominium and Dfive Condominium, is a small low-rise residential condominium in the Nuan Chan area of Bueng Kum, north-east Bangkok. The core facts are unusually consistent across several databases: five storeys, 52 units and completion around the 2011–2012 period. An older project archive adds an important structural detail that the larger portals often omit: the scheme is split between two buildings, with 24 units in Building A and 28 in Building B. That matters because DDproperty's project summary simplifies the development to one building, while live resale listings explicitly identify units in Building B. For a buyer in 2026, D5 Condo is firmly a resale proposition rather than a developer launch, so the condition and legal status of the specific apartment matter more than the original sales story.
The project sits on Soi Nuan Chan 56. Source addresses are not perfectly aligned: Home.co.th and Condoable associate the project with number 511 and an older Khlong Kum administrative label, while Hipflat, Realtor and the current map listing place it in Nuan Chan, Bueng Kum. The safest public location wording is therefore the named project on Soi Nuan Chan 56 rather than an unverified house number. This is not central Bangkok and it is not a true station-front condominium, but the Pink Line has made the wider neighbourhood more usable without a car. BaanFinder places Ram Inthra 40 station at roughly 1.6 km and Vatcharaphon at about 1.7 km. In practice, a taxi, motorcycle taxi or private car still solves the final part of most journeys.

At 52 units, D5 Condo behaves more like a small residential community than a mass-market Bangkok complex. Some owner-occupiers will prefer that scale because corridors, lifts and common areas are shared by far fewer households. The same small size creates a different issue for investors: resale liquidity and rental evidence are naturally thin. In September 2026 the main portals showed only a handful of active units. The visible floor for sale was around THB 1.8M, with current one-bedroom homes around 47–52 sqm and two-bedroom homes around 52–57 sqm. Asking rents were appearing from roughly THB 8,000–9,000 per month. Those numbers are useful as live references, but in a project this small a single new listing can move the apparent starting price or average substantially.
Historical plan data provides a better view of the original product mix. Condoable lists seven layouts: studios of 32.75 and 35.28 sqm; one-bedroom units of 40.29, 50.89 and 51.86 sqm; and two-bedroom units of 50.90 and 56.76 sqm. Current listings broadly sit within that range, although some portals show rounded or reconfigured sizes, including a 31 sqm apartment marketed as a one-bedroom. That is not surprising in an established resale building where internal layouts may have been altered and agents do not always classify rooms consistently. Buyers should treat the registered plan and title documents for the selected unit as authoritative rather than assuming that every online label reflects the original design.
The common facilities are practical rather than resort-style. FazWaz and related project databases consistently list a gym, car parking, 24-hour security and CCTV. PropertyHub also identifies a lift and keycard access. For a building of this age, the important question is not how many amenity icons appear on a portal but how well the shared systems are being maintained today. Lift reliability, corridor condition, parking management, security access, water systems and the juristic person's repair reserves can have more impact on day-to-day ownership than the original specification. A physical inspection and the condominium's current financial documents are therefore particularly valuable here.
The developer history requires a more careful reading than the usual portal summary. Home.co.th identifies บริษัท เดอะพินแลนด์ จำกัด, rendered in this dossier as The Pinland, as the project owner and supplies additional registration detail, including title deed 1955 and condominium juristic registration 5/2556. That is materially stronger than a generic marketplace listing. However, we did not find an independent second source naming the same legal entity: DDproperty explicitly shows Developer N/A and Condoable leaves the owner-company field blank. The Pinland is therefore the best available developer identification, but a transaction-level legal review should still verify the project history through the condominium documents and relevant Land Department records rather than relying on a directory entry alone.
The case for D5 Condo is not a promise of outsized appreciation. Its appeal is more concrete: relatively generous floor areas for the visible asking prices, a small low-rise setting and access to the Nuan Chan / Kaset-Nawamin side of Bangkok at a comparatively modest entry cost. It can make sense for an owner-occupier or a long-term landlord whose tenant profile is tied to this part of the city. It is a weaker fit for someone who wants a new tower, full resort amenities or a walk-to-MRT lifestyle. Above all, this is a property where unit selection matters. Two apartments in the same building can differ sharply in renovation quality, equipment, outlook, outstanding fees, ownership quota and seller circumstances, so the investment decision should be made at unit level rather than project-name level.
Ownership format
D5 Condo is a registered condominium. A foreign buyer may own a unit in freehold only while foreign ownership remains within the statutory 49% quota of the condominium's aggregate unit area. A project-level freehold label does not prove that a specific resale unit is available in foreign quota, so the quota certificate, title, seller and outstanding common fees must be checked for the selected property.

The historical project schedule shows two studio layouts. A later rental listing also confirms the 35.28 sqm format, so this is not merely an old brochure specification. No current studio sale was visible in the sources used for this dossier.
This is the most visible format in the current resale market. September 2026 listings included homes of roughly 47–52 sqm from THB 1.8M. One DDproperty listing markets a 31 sqm unit in Building B as a one-bedroom, so the registered plan of any selected unit should be checked.
The original project schedule records two two-bedroom layouts. A live 2026 resale confirms a unit around 56.76 sqm at roughly THB 1.85M. For a household that needs a separate second bedroom, this is one of the project's more distinctive value propositions.
