The Scholar Don Mueang is a small detached-house development in northern Bangkok by Lunique Real Estate. With only 14 homes on 3 rai and 10 square wah of land, it behaves more like a private residential enclave than a conventional large housing estate. Lunique places the project on Soi Chang Akat Uthit 3 in Don Mueang, with the current official page specifying Intersection 10. The range is built around three house types — Stanford, Harvard and Cambridge. Stripped of the marketing language, the proposition is straightforward: a large family house with several living zones, staff accommodation, three-car parking and strong vertical circulation inside the home. Buyers are primarily paying for private built space and location rather than for a resort-style communal amenity package.
The houses are substantially larger than the typical Bangkok townhouse. Current published specifications list 373 sqm of usable area for Stanford, 383 sqm for Harvard and 443 sqm for Cambridge, with land plots starting at roughly 50–53 square wah depending on the type. The project is presented today as a three-storey detached-home concept, while older specialist reviews described Cambridge as having an intermediate level and a three-and-a-half-storey arrangement. Either way, this is a vertically organised home, and the lift matters. Every house is specified with a private elevator, which makes the layout more practical for multi-generational households, young children and everyday movement between floors.

The internal programme is designed for households that actually use the house throughout the day. Across the published material, the recurring features are multiple living areas, separate dining spaces, a maid's room, a multipurpose room and parking for three cars. Harvard and Cambridge are both presented with two principal living rooms, while Cambridge is associated with a double-volume space of more than 6.3 metres. The bedroom and bathroom counts, however, are not fully consistent across sources. Some current published specifications list five bedrooms and four bathrooms for Harvard and six bedrooms and five bathrooms for Cambridge; other live publications show Harvard as four bedrooms and four bathrooms and Cambridge as four bedrooms and five bathrooms. Older reviews show yet another configuration. The house names and usable areas are therefore reliable anchors, but the exact room schedule needs to be checked against the current plan of the specific house being purchased.
The communal amenity package is intentionally limited. This is not a large estate built around a swimming pool, extensive clubhouse and multiple sports facilities. Public material refers to a community library, a working space, controlled access, 24-hour security and CCTV. That can be a positive for buyers who want privacy and prefer value to sit inside the house rather than in shared facilities. It can also be a drawback for families that expect a large clubhouse, a common pool or an on-site fitness centre. No current public common-area maintenance fee was found, so the recurring cost of running the estate should not be estimated from assumptions.
The location makes the most sense when daily life is already oriented toward Don Mueang, Lak Si, Chaeng Watthana, the airport or international schools in northern Bangkok. Published project distances are approximately 1.6 km to Harrow International School Bangkok and Kan Kheha station on the SRT Dark Red Line, 2.5 km to Don Mueang International Airport and 3.2 km to IT Square. This is not central Bangkok and it is not a walk-out-to-Sukhumvit lifestyle. The practical pattern is car-based living with access to the airport, northern business and government districts, rail connections and major roads. For a Harrow family or a frequent Don Mueang traveller, that geography can be more useful than proximity to the central shopping districts.
Pricing in 2026 places the project firmly in the upper segment of the Don Mueang house market. Public listings in August and early September show an asking level around THB 22M for a 373 sqm Stanford and THB 23.9M for a 383 sqm Harvard, while the larger 443 sqm Cambridge has appeared around THB 30M. At the same time, fresh direct-sales material in summer 2026 advertised a starting point of THB 23.9M. Those figures do not necessarily describe the same stock or sales package. A portal can show a particular house, a specific developer allocation or a special listing while the developer's advertised starting price reflects the current direct-sales matrix. THB 22M is therefore used only as the lowest public market anchor on the research date, not as a guaranteed project price.
Construction timing is the area where older information should not be repeated without qualification. Earlier publications gave an expected completion first in August 2025 and later in January 2026. Yet major portals in 2026 still classify listed houses as under construction or off-plan. The Scholar remains on active sale in the third quarter of 2026, but the public record does not provide a clear project-wide handover date or a completion statement covering all 14 homes. As of the research date, the project is best treated as under construction, while a buyer should request the current milestone of the selected house, the relevant permits and confirmation that the estate infrastructure serving that plot is complete. Treating an old target date as a present fact would be misleading.
Foreign ownership requires a different mindset from buying a condominium. The Scholar is a landed-house project, so the 49% foreign condominium quota is irrelevant. Under Thai law, foreign individuals generally cannot simply register residential land in their own name except in narrow statutory circumstances. The public project material does not set out a foreign-buyer land structure, identify the land title type or publish a long-lease package for foreign purchasers. A foreign buyer therefore needs transaction-specific legal due diligence covering the title, the registered landowner, ownership of the building and any proposed right to use or lease the land. This should be resolved before reservation money is treated as committed capital.
The project has a clear buyer profile rather than trying to fit everyone. It is most coherent as a large family residence in northern Bangkok for households that value privacy, generous internal space, a lift, three-car parking and proximity to Harrow and Don Mueang Airport. Its trade-offs are equally clear: a modest communal amenity set, dependence on the car for many daily trips, unresolved public information on full project completion and inconsistent published room counts for some house types. If those points are cleared by the documents for the specific house, the decision can be based on tangible things — house size, usable plan, construction quality and whether Don Mueang genuinely matches the family's daily geography.
