The Privacy Parc Taopoon is a completed high-rise condominium by Pruksa Real Estate on Bangkok–Nonthaburi Road at the entrance to Soi Bangkok–Nonthaburi 16 in Bang Sue. It is a single 25-storey building on 1-3-22.4 rai of land. Pruksa’s legal disclosure separates the inventory into 347 residential units and two commercial units, giving 349 units in total. That distinction resolves what can look like a data conflict: some portals show 347 because they count apartments only, while the developer’s total includes the two commercial spaces. By August 2026 this is no longer an off-plan proposition. Pruksa states that construction is complete and the project is ready for ownership transfer, while main contractor Syntec recorded construction at 100% by December 2025. A buyer can therefore inspect the actual building, circulation, common areas and immediate surroundings before committing rather than relying mainly on renderings and a future delivery promise.
The location works best for people who actually use the Tao Poon transport network. Pruksa quotes roughly 500 metres to Tao Poon Interchange, where the Blue and Purple MRT lines meet; a detailed independent review places the walk at about 550 metres. That is not the same as living directly above a station, but it is close enough for the railway to be part of a normal daily commute. The Blue Line gives practical access toward Chatuchak, Ratchadaphisek, Huai Khwang and central Bangkok, while the Purple Line opens the route toward Nonthaburi. The project also fronts a major road rather than sitting deep inside a side street. The benefit is straightforward access; the trade-off is traffic and urban noise on the road-facing side. Unit orientation and floor level therefore matter more here than a generic claim that the project is simply “near MRT.”

With 347 homes in one 25-storey tower, the project is neither tiny nor a very large thousand-unit complex. Pruksa lists two passenger lifts plus one service lift and parking equivalent to about 40% of the project’s unit count. A current detailed review says the parking ratio includes tandem spaces. For a resident who primarily uses MRT, that may be an acceptable compromise. For a household with a car, it deserves a direct check because 40% parking does not imply a guaranteed bay for every apartment. The advantage of a completed building is that this can be tested in real life: visit after work, see how cars are handled, observe the lift lobby at a busy time and walk the route from Tao Poon. Those practical details are often more important to everyday satisfaction than the number of facilities shown in a brochure.
The apartment range is broader than in many entry-level Bangkok towers. Current project reviews show studios from 22.45 to 26.60 sqm, one-bedroom homes from 26.50 to 32.85 sqm, 1 Bedroom Plus layouts from 34.85 to 49.50 sqm and two-bedroom units from 53.10 to 61.75 sqm. Pruksa’s international page publishes several specific plans within those groups, including 22.45 and 26.60 sqm studios, one-bedroom layouts around 27 sqm and a 53.10 sqm two-bedroom. The two sources are describing the same product at different levels of detail rather than two separate phases. That said, buyers should not treat a broad type range as the contractual area of a particular apartment. The exact unit plan, registered area and layout attached to the sale agreement are the numbers that matter when comparing value and furnishing needs.
Shared facilities are spread through the building rather than concentrated in one decorative lobby. At ground level, published plans include the main lobby, a private lounge, co-working space, meeting room, mailbox area, smart lockers, laundry, a private garden, commercial spaces and an EV charger. The sixth floor adds a social lounge, live room and garden. The leisure zone moves upward: the 24th floor carries the lap pool, pool terrace, jacuzzi, sky lounge and fitness space; fitness continues on the 25th floor, with additional landscaped areas on the roof including an edible garden, cloud garden and rooftop lawn. This distribution is useful in a project with many compact apartments because working, exercising and meeting friends do not all have to happen inside the unit. As with any completed condominium, the real questions are maintenance quality, opening hours, booking rules and common-area costs, all of which can now be checked on site.
Pricing needs to be read as a snapshot, not a permanent characteristic of the building. Pruksa’s live project page shows a current one-bedroom promotion from THB 2.59 million as of 28 August 2026, against a regular/reference price of THB 3.04 million on the same page. Earlier 2026 campaign material showed other entry points, including THB 2.69 million and THB 2.89 million, while current resale listings are already unit-specific: recent August 2026 examples included a 27 sqm apartment around THB 3.27 million and much higher asking prices for two-bedroom stock. That spread is normal after completion because developer inventory, assignments and private resales can coexist. The useful buying exercise is to compare exact unit numbers on the same day, including floor, aspect, fit-out, transfer expenses and foreign-quota status. An old launch price is not today’s market, and a current “from” price does not mean every layout remains available at that level.
There is already a visible rental market inside the completed project, which gives investors something more concrete than a projected yield. PropertyHub listings in mid-2026 showed studios asking around THB 11,000 per month and a 27 sqm one-bedroom around THB 13,000 per month. Those figures are asking rents from a very small sample, not verified achieved rents and certainly not a guaranteed return. Their value is diagnostic: an investor can see what competing landlords are offering now, how furnished units are positioned and how much same-building supply appears online. An owner-occupier should read the same evidence differently. It confirms that the building is operating and occupied, but it also suggests that part of the resident base will be tenants, which can affect turnover and how intensively shared facilities are used.
The legal position is unusually tangible for a recently completed Bangkok project. Pruksa publishes Condominium Registration No. 2/2568 together with Title Deed No. 155214 and Land No. 978, and states that the land is free of bank encumbrances. For a foreign buyer, however, project registration does not remove the foreign-quota test. Thai law limits foreign ownership to 49% of the aggregate area of all condominium units in the building. The remaining foreign quota at The Privacy Parc Taopoon is not published apartment by apartment. The sensible process is therefore to choose a specific completed unit, inspect its condition and title, obtain confirmation that foreign quota is available for that unit and only then lock down ownership form, price, transfer costs and included furniture in the sale agreement.
Taken as a whole, The Privacy Parc Taopoon is strongest as a ready-to-inspect new condominium for buyers who value the Tao Poon interchange and want more choice than a studio-only investment product. Its compromises are equally visible. Parking is below one space per unit, smaller apartments are genuinely compact, the frontage is on a busy urban road and the live purchase price depends on the exact seller and remaining stock. A family should start with the 53.10–61.75 sqm two-bedroom range rather than the headline entry price. A car-dependent buyer should test parking conditions. A rail commuter should walk the station route at the time they would normally travel. An investor should look at actual competing rental listings rather than a marketing yield. The completed status makes these checks possible before purchase, which is arguably the project’s most practical advantage in 2026.

Ownership format
The project is registered as a condominium. A foreign buyer may take freehold on a selected apartment only while foreign quota is available; foreign-owned condominium area may not exceed 49% of the aggregate area of all units in the building. The remaining quota is not publicly disclosed unit by unit. If quota is unavailable for a particular apartment, foreign freehold cannot be transferred for that unit, and any leasehold alternative must be checked separately in the contract.
