Why this project is worth a look

A finished building

The project was completed around the end of 2017. Buyers can inspect the actual building, common areas and the specific apartment, so the main risks are unit condition, documentation and management rather than construction delivery.

Rama VIII setting

The Arun Amarin Road address places the condominium between Bang Yi Khan, Pinklao and Rama VIII Bridge. It is not a station-front property, but the location has clear road connections and some units may have river or bridge aspects.

Straightforward unit mix

The core stock is one- and two-bedroom apartments. Reported ranges of about 28–47 sqm and 40–70 sqm make the project relatively easy to compare, although the registered plan of the chosen unit still matters more than a portal category.

An active resale market

Major portals still show sale and rental listings in 2026. That gives buyers real alternatives to compare by price, floor and condition, but duplicated listings and stale asking prices should be filtered before treating any figure as current stock.

About the project

Chateau In Town Rama 8 is a completed CMC Group condominium on Arun Amarin Road in Bang Yi Khan, Bang Phlat. CMC's corporate history records the project as a 2015 launch with 13 floors and 506 units near Rama VIII Bridge and the Chao Phraya River. CMC's 2018 management discussion also says the project was completed around the end of 2017. For a buyer, the risk profile is therefore different from an off-plan purchase: there is a finished building and an active resale market, while the real decision turns on the individual unit, its condition, view, title, fees and the quality of building management.

The location can be pinned more precisely than many older listing pages suggest. A Bangkok Metropolitan Administration report gives the address as 1571 Arun Amarin Road, Bang Yi Khan, and independent mapping sources place the building at roughly 13.7719, 100.4927. The condominium sits on the west side of the Chao Phraya near Rama VIII Bridge. It is not a station-door project: DDproperty currently shows Bang Yi Khan MRT at about 1.17 km. The trade-off is road access through Arun Amarin and Pinklao, plus the possibility of river or bridge-facing units; those views need to be checked unit by unit rather than assumed from the project name.

The most consistent unit profile is one-bedroom apartments of roughly 28–47 sqm and two-bedroom apartments of roughly 40–70 sqm, based on PropertyHub and other Thai project databases. Individual listings are sometimes categorised inconsistently, so a portal label should not substitute for the registered unit plan or title documents. In a completed resale building, two apartments of the same nominal size can differ substantially in renovation, outlook, fixtures, wear and what is included in the sale.

Facilities repeatedly reported across project sources include a swimming pool, fitness room, sauna, parking, lifts, security, CCTV, access control and landscaped common areas. PropertyHub lists a common fee of THB 40 per sqm, although the current juristic-office rate and any arrears on the selected unit should be checked before purchase. Home.co.th marked the original project sales as closed in September 2026, while DDproperty and PropertyHub continue to carry resale and rental stock. Current pricing is therefore better treated as an owner-by-owner secondary-market range, not a single CMC price list.

Unit types & sizes

1 bedroom
28–47 sqm

The core compact format. Resale listings commonly cluster around 30–32 sqm, but condition, outlook and included fit-out vary materially.

2 bedrooms
40–70 sqm

A less common option for couples, families or buyers who want a separate study. The actual configuration should be checked because portals sometimes label similar units differently.

PropertyHub reports 1-bedroom units at 28–47 sqm and 2-bedroom units at 40–70 sqm. Home.co.th gives a narrower overall range of 30–63.5 sqm, so the registered area and plan of the selected unit should take precedence over an aggregated project range. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From ฿1,850,000 in current DDproperty listings checked on October 3, 2026. This is a lower resale-market anchor, not a developer price list; the selected unit, availability, condition, ownership structure and final terms need to be checked separately.
  • Completed: 2017

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Owner-occupiers who want a completed condominium in the Bang Phlat/Pinklao area rather than construction-stage risk.; Resale buyers willing to compare individual apartments by renovation, floor, outlook and real transaction terms.; Buyers who value access to Rama VIII Bridge and the western side of central Bangkok more than a very short walk to MRT.; may not suit: Buyers who specifically want a new-build product with fresh developer warranties and fit-out.; Anyone who requires an MRT station immediately outside the project.; Buyers expecting a single developer price list or off-plan payment plan; the current market found is primarily resale..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Sources disagree on the building count: a Bangkok Metropolitan Administration report and several databases describe one building, while PropertyHub says two. Treat it as one 13-storey building pending a juristic/site-plan check and keep the discrepancy visible.
  • CMC markets the project under CMC Group, while BMA and construction records name Paya Panich Property Co., Ltd. as project owner; CMC confirms Paya Panich is a subsidiary. The legal seller for a specific transaction should be checked separately.
  • DDproperty labels the project Freehold, but that does not establish foreign-quota availability for a specific apartment. A foreign buyer should verify title, quota and ownership structure at unit level.
