Why this project is worth a look

BTS and expressway access in one location

The project works for more than Green Line commuters. Sukhumvit 62 also provides convenient access toward the expressway, which can suit a household where one resident uses BTS while another drives regularly.

Relatively compact low-rise scale

A single eight-storey building with 197 units is materially smaller than many newer Sukhumvit high-rises. The real sense of privacy still depends on lift traffic, parking pressure, corridor layout and the number of apartments on the relevant floor.

An active secondary market exists

The project no longer depends on a developer’s future sales story: resale and long-term rental inventory are both visible. Buyers can compare several real units within the same building and negotiate around condition, floor, view, furnishing and whether a tenant is already in place.

Compact one-bedroom units are the core product

Most market stock is in the one-bedroom range of roughly 28–43 sqm. That can work well for a single resident or couple, but a few extra square metres materially affect storage, kitchen usability and whether there is space for a proper desk.

Entry pricing can undercut newer Sukhumvit projects

The lower current asking prices start around THB 1.95M, but a cheap resale unit should not be judged only on price per square metre. The building has age, so the discount is worthwhile only after checking the apartment’s condition, juristic management and likely future maintenance costs.

About the project

Chateau In Town Sukhumvit 62/1 is a completed low-rise condominium under the CMC brand in the Bang Chak / Phra Khanong area. CMC’s project data identifies one eight-storey building, 197 units and a site of 1 rai 1 ngan 68 square wah. It is now a mature resale project: the official CMC page marks it SOLD OUT, so current availability comes from owners and resale agents rather than a primary developer inventory.

The original unit mix is compact. CMC lists one-bedroom units of 28–43 sqm and two-bedroom units of 59–66 sqm. DDproperty gives a slightly different 27–43 sqm and 59–69 sqm range. For a public project record, the official CMC ranges are the safer baseline, while the exact area of any unit should ultimately be taken from its title deed and transaction documents.

The location’s practical strength is the combination of Green Line access and fast road connectivity. CMC identifies Bang Chak BTS and the Sukhumvit 62 expressway access as the key transport links. Public sources disagree on the walking distance to Bang Chak, with figures ranging roughly from 265 to 650 metres depending on the pin and route used. It is more accurate to describe Bang Chak as the nearest walkable station and verify the actual route from the building entrance than to promise one exact distance.

The amenity package remains substantial for a project of this age. CMC confirms a pool, fitness room, separate steam facilities, security, CCTV and key-card access. DDproperty additionally records a double-height lobby, children’s pool area, landscaped spaces on several levels, two passenger lifts and a shuttle serving Bang Chak / the front of the soi. For a completed building, the current operating condition of these facilities matters more than the original marketing list.

The secondary market now spans a wide range rather than a single project price. In early October 2026, FazWaz carries one-bedroom resale stock from around THB 1.95M, while other current PropertyHub and FazWaz listings sit higher at roughly THB 2.3–3.3M for compact units depending on size, floor, outlook and condition. Public rental asks begin around THB 9,000 per month and extend to roughly THB 15,000–20,000 for larger or better-equipped apartments. These are asking prices, not verified transaction values or guaranteed yields.

For a foreign buyer, project status and unit eligibility are separate issues. The condominium is long completed, but foreign-quota availability must be checked for the specific transfer. Thai government guidance continues to apply the 49% foreign-ownership ceiling to the aggregate condominium unit area, and the condominium juristic person provides the relevant confirmation for transfer. A portal’s Foreign Quota label is useful screening information but should not replace documentary confirmation at closing.

The main due-diligence risk is no longer construction delivery. At roughly twelve years old, the building should be assessed for unit condition, waterproofing and leakage history, air-conditioning and plumbing, façade and pool maintenance, juristic-person finances, reserve funds, seller arrears and any record of special assessments. For tenanted investment units, the actual lease, rent receipts, deposit and termination rights should be checked rather than relying on an advertised ROI figure.

Aggregator contamination also needs to be filtered out. Some Hipflat entries under the same project name show 230 sqm three- and four-bedroom units, which conflict with CMC’s official 28–66 sqm product range and are likely mis-tagged or contaminated listings. Those figures are excluded from this dossier.

Ownership format

A foreign buyer may hold a unit in freehold in a registered Thai condominium subject to the statutory foreign-ownership quota. The remaining quota for a specific Chateau In Town Sukhumvit 62/1 unit should be confirmed by the condominium juristic person before transfer; some listings are marked Foreign Quota, but that does not establish project-wide availability.

Unit types & sizes

1 bedroom
28–43 sqm
typically 1 bathroom; verify the specific unit plan

The project’s core unit type. Current listings frequently cluster around 29–34 sqm, while CMC’s official range is wider. In a mature low-rise building, buyers should compare orientation, pool or city outlook, renovation condition and tenancy as well as headline floor area.

Current asking stock from roughly THB 1.95M; many one-bedroom units are listed above THB 2.3M
2 bedrooms
59–66 sqm
bathroom configuration should be checked against the specific floor plan

A scarce larger format within the original unit mix. DDproperty historically recorded only two apartments in this category, so live resale availability may be sporadic. One-bedroom pricing and rental assumptions should not be extrapolated to this unit type.

Unit areas use CMC’s official project data: one-bedroom 28–43 sqm and two-bedroom 59–66 sqm. DDproperty gives a slightly wider historical range, so the exact area should always be verified from the selected unit’s documents. The current THB 1.95M lower anchor relates to a specific resale listing rather than the project as a whole.

Location

  • Project address: Soi Sukhumvit 62/1, Sukhumvit Road, Bang Chak, Phra Khanong, Bangkok 10260. The 13.692810, 100.605498 coordinate comes from CondoNayoo and aligns with CMC’s location description.
  • Bang Chak BTS is the key nearest station. Public sources give distances ranging roughly from 265 to 650 metres, so a public page should say the station is within walking distance rather than locking in one disputed figure.
  • Punnawithi BTS is also nearby; some directories place it at roughly 0.5–0.6 km from the project, providing a second practical Green Line access point.
  • Expressway access is via the Sukhumvit 62 corridor, one of the main transport benefits highlighted by CMC.
  • PropertyHub places True Digital Park at roughly 1.2 km, Big C Extra On Nut at about 2.3 km and Kluaynamthai 2 Hospital at about 2.3 km; these should be treated as approximate directory distances.

Best for: Owner-occupiers who want a mature Sukhumvit low-rise with walkable BTS access and convenient expressway connectivity.; Single residents or couples for whom a compact 28–43 sqm one-bedroom is sufficient and location matters more than the larger floor plate of a newer premium project.; Buyers around the THB 2–3M budget level who are comfortable with resale stock and will select by actual condition rather than developer renderings.; Long-term rental investors whose numbers are based on the specific unit’s purchase price and current achievable rent rather than an advertised yield.; Buyers who prefer a low-rise environment with a pool and a smaller resident count than large Sukhumvit high-rise schemes.; may not suit: Buyers who specifically want a new building with developer warranty coverage, fresh building systems and the latest amenity package; this is a completed 2014-era project.; Larger households needing three bedrooms or materially more than 66 sqm; CMC’s official product range is limited to one- and two-bedroom units up to 66 sqm.; Investors whose core strategy is short-stay tourism: public sources do not establish the juristic person’s short-term rental rules, and Thailand’s hotel-regulation implications require separate checking.; Pet owners who need a guaranteed pet-friendly building; FazWaz states that pets are not allowed unless specifically permitted by the juristic office.; Buyers unwilling to review juristic-person finances, maintenance history and the possibility of future special assessments in a building that is now around twelve years old..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors
  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Completion timing differs across sources. CMC and PropertyHub state 2014; FazWaz says December 2013, while Tooktee gives August 2015. This dossier uses 2014 because it is the strongest repeated official/project-profile version.
  • Published distance to Bang Chak BTS varies from roughly 265 to 650 metres. The difference likely reflects different pins and measurement methods, so the actual route from the project entrance should be verified separately.
  • Parking figures are inconsistent. DDproperty records 72 conventional spaces and roughly 40% excluding stacked parking; FazWaz shows a ratio around 50%, while other directories use different wording. Current parking rules should be obtained from the juristic person.
