This is an Arun Amarin and Rama VIII location first, and an MRT location second. Current listings place Bang Yi Khan station at about one kilometre. The address may work well for buyers who use the bridge, Pinklao, Siriraj and older central Bangkok, but it is not a doorstep-rail proposition.

Simple core layouts

Project databases consistently show a 35 sq m one-bedroom format and a roughly 63 sq m two-bedroom format. Resale listings reveal additional sizes, including about 46 sq m one-bedroom stock and 64 sq m two-bedroom units. That makes the title deed and actual layout more important than a generic old floor-plan label.

Condition drives value

The 2026 asking-price range is wide enough to show that renovation and unit quality matter. One-bedroom asking prices start around THB 2.2M in the listings we found, while confirmed two-bedroom offers start around THB 4.29M. A cheaper unit can still require a meaningful post-purchase renovation budget.

Management matters now

LPN's development history is relevant, but the condominium is now an established resale community. Buyers should focus on juristic-person finances, common-property maintenance, owner arrears, planned capital works, foreign-quota status and clean seller title. Those items are more decision-critical than launch-era marketing.

About the project

Lumpini Suite Rama 8 is an established L.P.N. Development condominium in Bang Yi Khan, on the western side of the Chao Phraya. It should not be confused with the neighbouring Lumpini Place Rama 8. LPN's own completed-project records list the two schemes separately, with Suite shown as a single 12-storey building. For the core building data we therefore prioritise the developer's disclosure: one building, 12 floors, 182 units and a 2008–2009 development period. The online market is less consistent. DDproperty, FazWaz and several Thai project databases commonly show 183 units, often broken down as 179 residential units plus four commercial condominium units, while PropertyHub reports 179 residential rooms. That discrepancy is small in practical density terms but material enough that we would not present the secondary-source number as settled fact. A condominium registration document or juristic-person record is the right place to close it.

The address sits on Arun Amarin Road in Bang Yi Khan, Bang Phlat, close to Rama VIII Bridge and the river. LPN's 2009 annual report gives the project address as 1 Arun Amarin Soi 53, while current portals commonly use 1481 Arun Amarin Road. Both descriptions point to the same building, but the current postal number should be matched against the selected unit's documents. Bang Yi Khan MRT is roughly one kilometre away in current listing data, so this is not a station-front condominium. Its location works differently: it gives relatively quick access to the Rama VIII crossing, the historic side of central Bangkok, Pinklao and the Siriraj medical area. Property portals place Siriraj Hospital at roughly 2.3 km and Central Pinklao at about 2.5 km. Buyers who already use taxis, cars, buses or river-side routes may find that mix more useful than the raw MRT distance suggests; buyers who want a short covered walk to rail will not.

The original unit mix is straightforward in project profiles: one-bedroom homes of about 35 sq m and two-bedroom homes of about 63 sq m. The live resale market is broader than that old brochure shorthand. In 2026 we found one-bedroom listings around 35–35.15 sq m as well as a 46.03 sq m unit, while two-bedroom stock appears around 63.16–64 sq m. That is exactly why an older completed condominium should be assessed unit by unit rather than through a generic project floor-plan grid. The title area, actual layout, any alterations and the condition after years of occupation all matter. Two units with the same nominal size can carry very different effective costs once renovation, air-conditioning, plumbing, windows, built-ins and appliance replacement are taken into account.

The amenity package is typical of a full residential condominium from its era. Across the better project databases, the recurring facilities are a swimming pool, fitness room, sauna, landscaped or garden space, parking, lifts, controlled access, CCTV and 24-hour security; children's space, convenience retail and laundry are also mentioned. The useful due-diligence question in 2026 is not whether those items appeared in an old sales brochure, but how they operate now. A buyer should inspect lift condition, pool and gym maintenance, common corridors, building envelope, parking pressure and access control, and should ask what major common-property work has already been completed or is planned. We did not find a dependable current common-fee rate, sinking-fund figure or publicly available juristic-person financial statement, so those costs should come from current building records and the seller's latest bills rather than from an old portal.

Current resale asking prices give a usable market anchor but not a single project price. The lowest active asking price we found was THB 2.2 million for a 35 sq m one-bedroom unit on LivingInsider. Late-September DDproperty listings included roughly THB 2.39–2.42 million for 35–35.15 sq m one-bedroom units and THB 2.598 million for a 46.03 sq m one-bedroom unit. Confirmed two-bedroom asking prices were around THB 4.29 million for approximately 63–64 sq m, with other sellers asking more. These are advertised prices, not Land Department transfer prices. In a building of this age, the spread makes sense: floor, outlook, renovation quality, furnishing, seller urgency, title position and transfer terms can matter more than a small difference in stated floor area. The THB 2.2 million figure in this record is therefore only a lower market-entry reference as of the check date.

For an overseas buyer, tenure must be checked at the unit level. Current DDproperty records describe the condominium as freehold, and Thai government guidance allows qualifying foreigners to own registered condominium units provided the building remains within the statutory foreign quota. The limit is 49% of the aggregate unit area. A portal's 'freehold' label does not establish that foreign quota is available for a particular resale unit on the day of transfer. Before committing funds, the buyer needs the seller's title evidence, confirmation from the condominium juristic person on foreign-quota availability and the documents required by the Land Department for transfer. Because this is a secondary-market purchase, there is no developer instalment plan to rely on. Deposit amount, completion date, allocation of transfer-related costs, included furniture and vacant possession are all deal-specific terms.

Lumpini Suite Rama 8 makes most sense when viewed as an established resale building rather than a substitute for a new launch. Its advantage is visibility: the buyer can inspect the exact unit, the actual common areas, parking, management quality and neighbourhood before paying. The trade-off is that a 2009 building carries a different diligence burden from a new condominium. Juristic-person finances, planned capital works, owner arrears, lift and MEP maintenance, foreign quota and the history of the selected unit deserve more attention than developer launch materials. It can suit someone looking for a completed one- or two-bedroom home near Rama VIII, Pinklao and the older central districts, especially if the buyer is comfortable choosing value through condition and negotiation. It is less compelling for someone who wants a brand-new building, doorstep MRT access, extensive contemporary shared spaces or a large family layout.

Ownership format

Project profiles market the condominium on a freehold basis. A foreign buyer can register condominium freehold only while foreign quota remains available; Thai rules cap foreign ownership at 49% of the aggregate unit area in the condominium. The quota position and the seller's title for the selected resale unit must be verified before transfer.
