That is particularly useful in resale stock, where renovation and upkeep can differ substantially from owner to owner. The strongest project sources place completion in 2014. That changes the due-diligence process completely. A buyer can inspect the actual unit, corridors, lifts, pool, parking areas and day-to-day building management before committing. The trade-off is that a 2014 building has a real maintenance history. The condition of the selected unit, any owner arrears, current common-area charges, the sinking fund and planned major repairs matter more than an old launch brochure. Two units with the same floor area can therefore be very different purchases. This project is best understood as an established, transit-led resale building where unit-level inspection has more value than launch-stage marketing.
The location is the clearest reason the project remains relevant. Tao Poon is an interchange between Bangkok's Blue and Purple metro lines, so a resident can switch directions without first travelling to a distant transfer point. A detailed completed-building review in 2019 measured roughly 120 metres to the station, while some current market listings display about 190 metres; the difference reflects the exit and measuring point, but both place the building within a genuinely short walk. Major property databases converge on the street address at 410 Pracharat Sai 2 Road. This is useful for buyers who expect to commute without a car or who want a tenant profile built around public transport. It is not a silent backstreet site, however. The 2019 on-site review noted road and rail noise on the northern side of the plot. Anyone sensitive to sound should test the exact unit during a busy period and should treat orientation as a material purchase variable rather than an aesthetic afterthought.

The building is substantial rather than boutique. Several major property and technical sources report one 26-storey tower with 720 residential units. Other major databases, however, display 735 units in their project statistics. A detailed technical breakdown separately describes 720 residences plus 14 commercial units, producing 734 spaces under that breakdown. Those figures should not be averaged into a made-up compromise, so the registry uses 720 as the most consistently repeated residential count and keeps the 735 figure as an explicit unresolved discrepancy. For a buyer, the practical point is density. This is a large community with many neighbours, greater demand on lifts and parking, and more dependence on competent common-area management than a small low-rise building. The other side of that scale is a deeper resale and rental market, a fuller amenity package and more comparable units when you are trying to judge whether an asking price is sensible.
The apartments are compact and primarily suited to one person, a couple or an urban tenant rather than a household needing generous family space. Current public project profiles publish five layout codes: Type A at 28.07–30.12 sqm, Type B at 30.23–35.10 sqm, Type C at 37.99 sqm, Type D at 21 sqm and Type E at 35.52 sqm. Older technical sources do not map those labels perfectly. A 2019 completed-building review, for example, put Type B at roughly 28–30 sqm, and various directories disagree over which small formats should be called studios versus one-bedroom units. We therefore preserve the most detailed current layout-code and area breakdown without forcing an uncertain bedroom label onto every type. That is also the safer approach in a resale building: owners may have altered partitions, storage, kitchens or furniture layouts over time. Before paying a deposit, match the advertised unit to its title documents, actual internal layout and measured area rather than assuming the project-level floor plan is exactly what remains inside the apartment today.
The internal stack is quite practical. A completed-building inspection describes the ground floor as a mix of lobby, commercial space, service functions and parking, with floors two through four used for additional parking. Residential levels begin above that base. Floor five combines apartments with the main common facilities, including the pool, gym and landscaped area; floors six through twenty-five are typical residential floors, while the twenty-sixth has fewer residences and another garden zone. The review also recorded three passenger lifts and one service lift. This matters when choosing a unit. Living close to the facility floor can be convenient, but it is worth checking mechanical and user noise. Higher floors create more separation from street traffic, yet they should not command a premium automatically if the unit itself needs renovation or faces an obstructed direction. Parking is multi-level, but historical sources are not consistent enough on the exact parking ratio for us to promise a space per unit or publish a precise percentage.
The core amenity package still reads well for a building of this vintage: swimming pool, gym, landscaped common areas, lobby, CCTV, controlled access, 24-hour security and parking are supported across several sources. A sauna was also documented among the common facilities in 2019, but current project profiles do not confirm its present status consistently, so it has been left out of the registry facilities rather than presented as guaranteed today. That distinction is important in an established condominium. An amenity shown in a launch plan or an older review may have changed, closed temporarily or been repurposed. On a viewing, walk the full common-area route, not just the apartment: entrance and vehicle access, mail area, lifts, pool, gym, corridors and parking levels. Ask the juristic office about maintenance schedules and any planned upgrades. Historic common-fee and sinking-fund figures are also intentionally omitted here because a 2019 number is not a reliable 2026 ownership cost without a current juristic-person statement.
Current pricing is clearly resale-driven. As of 30 August 2026, major marketplaces show a lower project inventory anchor around THB 2.17 million, while individual fresh listings start around THB 2.19 million and above. That is a search starting point, not a promise that the cheapest unit is the best deal or even comparable with the next one. Floor, orientation, renovation, furniture, appliances, seller urgency and ownership quota can all change value inside the same building. A lower asking price may simply shift renovation cost to the buyer. The project also has visible rental inventory, which confirms that there is an active letting market, but we do not use portal-generated yield percentages as evidence of a guaranteed return. A real investment case must be built from the exact purchase price, realistic occupancy, agent fees, common charges, maintenance, refurbishment and the owner's tax position. Rich Park 2 can be analysed as an income property, but only at unit level.
Foreign ownership needs the same unit-level discipline. The development is offered as a freehold condominium, but that does not mean a foreign national can acquire every resale listing in freehold. Thai condominium law limits foreign freehold ownership to 49% of the condominium's aggregate unit area, and the condominium juristic person must confirm the foreign-ownership proportion for the transfer. Quota availability therefore has to be checked for the selected unit at the time of the transaction. Current sale inventory includes units explicitly marked as Thai quota, illustrating why project-level tenure and unit-level eligibility are not the same thing. Before any non-refundable deposit, a foreign buyer should verify quota availability, seller title, juristic-person arrears and the required remittance documentation. A leasehold should not be treated as an automatic fallback simply because foreign quota is unavailable; its legal structure, duration and transfer terms need to be reviewed separately for the actual deal.
The project's strongest case is therefore straightforward rather than glamorous: an existing building, a genuine short walk to a two-line interchange, compact units and a deep enough resale market to compare several alternatives. The compromises are equally clear. It is not a new building, it is not low-density, the typical layouts are small, and some orientations can be exposed to road or rail noise. For the right buyer, those are manageable facts rather than hidden drawbacks because they can be inspected before purchase. A sensible process is to shortlist units by foreign-quota eligibility, orientation and condition first, view several on the same day, compare the common areas and only then negotiate against competing listings. Rich Park 2 does not have one universally best unit. Its advantage is that the building and market are mature enough for a buyer to make the decision from evidence on the ground rather than from a sales promise.

Ownership format
A foreign buyer can hold a condominium unit in freehold only within the statutory foreign quota, capped at 49% of the condominium's aggregate unit area. Quota availability must be confirmed for the specific unit through the condominium juristic person; if the quota is full, any lawful alternative structure, including a possible leasehold, has to be assessed separately rather than assumed to be available.
