Why this project is worth a look

Only twenty homes

The estate is genuinely small: CISSA documents 20 villas, with 16 of them in the main Type B design. That can appeal to buyers who want a more private residential setting, but it also makes current management quality and the way shared costs are allocated worth checking carefully.

A pool of your own

The swimming pool belongs to the villa rather than being only a communal amenity. That creates a very different day-to-day experience for families or long-stay owners, while also making pool servicing and equipment replacement part of the owner’s recurring budget.

Inspectable, not off-plan

Because the project has been completed since 2016, buyers can judge the actual house rather than a future promise. The flip side is age: a proper technical inspection of waterproofing, pool systems, air-conditioning and other expensive components becomes more important than it would be in a brand-new handover.

CoCo Kamala sits on Soi Bangwan / Khok Yang Road rather than on the beachfront. Buyers who value a quieter villa environment may prefer that trade-off, while anyone expecting to walk everywhere from the front gate should look at the route in person before committing.

About the project

CoCo Kamala is a completed, low-density estate of 20 private pool villas in Kamala on Phuket’s west coast. It is not an off-plan launch where the buyer is underwriting construction risk or waiting for handover. Major property databases date completion to 2016, while CISSA still lists CoCo Kamala among its residential developments. That makes the buying process much more tangible: a purchaser can inspect the exact house, test the pool and building systems, compare several resale units and review the documents of an existing property rather than relying mainly on specifications for a future home.

The original product is unusually easy to understand. CISSA’s project material describes just three villa designs, all with three bedrooms and three bathrooms: one Type A villa, sixteen Type B villas and three Type C villas. The brochure gives total built-up areas of 226.20 sqm for Type A, 263.05 sqm for Type B and about 193.60 sqm for Type C. Those figures are useful as the developer’s baseline, but they should not be forced onto every resale advertisement. Current platforms use different measurements, sometimes quoting indoor area and sometimes plot size, and their numbers can be materially different from the original brochure. For any chosen villa, the floor plan, title documents and actual measurements matter more than the marketing type alone.

The estate sits between two common Phuket choices: a standalone villa with no shared structure and a large gated development with hundreds of homes. Each CoCo Kamala villa has its own pool. CISSA also lists 24-hour security, smart-card access and CCTV, while the main property portals show parking and common landscaped areas. With only 20 villas, the setting should feel much more private than a large residential project. The trade-off is that current estate management deserves close scrutiny: in a small community, service standards, reserve funds and common-area costs are spread across a limited owner base, so the practical quality of management can matter as much as the original specification.

Location is another area where expectations need to be precise. The developer gives the address as Moo 1, Soi Bangwan, Kamala, Kathu, Phuket, and current map listings also use Khok Yang Road. This is the inland side of Kamala rather than beachfront property. Different databases produce different beach distances, roughly from 1.6 km to 3.3 km depending on the map point and routing method, so it would be misleading to sell the estate as a few steps from the sand. A car or scooter is the realistic default for day-to-day movement. Buyers who prioritise a quieter residential setting and a private house may see that as a fair exchange; buyers who want to walk out to the beach, cafés and tourist strip may not.

Resale pricing is broad enough that the headline ‘from’ figure needs context. On 10 September 2026, FazWaz showed an asking price of THB 14 million at the bottom of its CoCo Kamala inventory, while other villas were listed well into the THB 20 million range and around THB 30 million. Those offers are not necessarily comparable. The listings show different internal and land areas, furnishing, tenancy status and other property-level details. The lowest-priced villa, for example, is advertised as tenant-occupied until the end of 2027. The THB 14 million number is therefore best used as a lower market anchor, not as a valuation for the estate or a promise that another unit can be bought at the same level.

Foreign ownership requires more care here than it would for a condominium unit. A villa and the land underneath it are legally separate questions. Thai law generally prevents a foreign individual from owning land directly except in narrow statutory circumstances. Property portals may describe a villa as ‘freehold’, but that label does not by itself establish that a foreign buyer can take the land in their own name. One current CoCo Kamala listing identifies a Chanote land title and Thai ownership of the land; that is unit-specific information, not proof that every villa has the same title or ownership setup. Before paying a reservation or deposit, the buyer should review the title deed, registered owner, encumbrances and the lawful structure that will govern use of the land.

The surviving developer brochure is valuable because it separates the original specification from later resale copy. It contains the A/B/C plans, living and built-up areas, pool layouts, parking and core security features. It also carries the usual warning that the material is not contractual and could be changed by the developer. For a project that has been completed for about a decade, that caveat matters. The condition of the actual house now is more important than an old rendering. Roof and waterproofing, pool equipment, air-conditioning, electrical systems, doors and windows, drainage and signs of moisture can all materially affect the next owner’s budget in Phuket’s climate.

CoCo Kamala therefore works best as a project-level filter, not as a substitute for unit-level due diligence. The estate gives a clear proposition: three-bedroom private pool villas, low density and a Kamala address. What separates one purchase from another is likely to be the underlying land and building documentation, present condition, actual measured area, furnishings, common charges and any existing tenancy. Buyers who treat all 20 homes as interchangeable because they share the same project name risk missing the factors that explain the large spread in asking prices. The sensible decision is made on the selected villa, not on the brochure headline.

Ownership format

For a foreign buyer, ownership of the villa and rights over the land must be checked separately. Foreigners generally cannot own Thai land directly, so the title deed, registered landowner and lawful land-use structure for the selected villa must be verified. Nominee ownership structures are not recommended.
