Real living space

The mainstream two- and three-bedroom stock is large by current Phuket condominium standards, with many resale units around 100-115 sqm. That can work well for families and long stays, but the same floor area also makes renovation, furnishing and cooling more expensive.

What you see exists

Kamala Hills has been completed for roughly two decades, so buyers can inspect the actual buildings, pools, landscaping, access and management quality. The trade-off is that condition is no longer standardised: individual units can differ materially after years of separate ownership.

Quieter inland Kamala

The development sits in the greener interior of Kamala rather than on the beachfront strip. That brings a calmer residential feel but makes transport more important. It suits people who value quiet and space more than stepping directly into the resort scene.

Resale value play

Entry asking prices are below many new Kamala launches, yet the comparison is not as simple as old versus new. Renovation needs, common-area upkeep, registered area and tenure can change the real acquisition cost, so the best-looking headline price is not automatically the best-value unit.

Kamala Hills is a small, established low-rise residential development in inland Kamala on Phuket's west coast. The best-supported modern project record describes seven three-storey buildings with 45 apartments, completed in 2005. This is no longer a developer-controlled scheme with uniform stock and a single specification. The units have been individually owned, renovated and resold for years, so the real purchase decision sits at apartment level: title, tenure, registered area, physical condition, renovation history and what is actually included in the sale.

The project's identity is unusually important because there is a similarly named development nearby. Kamala Hills is the 45-unit apartment/condominium complex in Moo 1, reached from the Khok Yang Road side of Kamala. Kamala Hills Naka Villas is a separate villa scheme in Moo 6 with 11 houses and a 2009 completion date. The two should not be merged. Several current portals keep them as distinct projects, and doing so avoids importing the wrong developer attribution, villa specifications or premium sea-view pricing into the Kamala Hills record.

Space is one of Kamala Hills' defining practical features. The core stock is consistently described as two- and three-bedroom apartments, generally with two bathrooms. Older project material presents roughly 110 sqm as a typical size, while current resale inventory shows standard units around 100-115 sqm. Upper-floor and penthouse listings can be much larger, including current examples at around 200 sqm and above. That spread is a reminder that the project name is only the starting point; registered internal area and the actual layout of the selected unit matter more than a generic project profile.

The common areas are centred on pools, landscaping and a relatively private valley setting. Current project pages consistently support a communal pool or pool complex, gardens, parking, CCTV and 24-hour security. The exact pool count is less clear: older Phuket.Net material says four, while Dot Property and related databases refer to three. This may simply reflect different ways of counting the children's pool or linked pool levels, but it should not be presented as a single unquestioned number. For an owner, maintenance quality and the current common-area budget matter more than the historic marketing count.

Kamala Hills is in Kamala, but it is not a walk-out-to-the-sand address. Published references put Kamala Beach at roughly 2.8-3.8 km depending on the measuring point. The development sits deeper in the valley, close to the greener interior of Kamala and away from the main beachfront strip. That can work well for residents who want more quiet and larger apartments, but daily life is easier with a car or scooter. A buyer expecting restaurants, beach clubs and the sea immediately outside the gate should treat the inland setting as a real trade-off rather than a minor detail.

The development's age changes the diligence priorities. The upside of a completed 2005 project is that you can inspect what actually exists: buildings, drainage, access, landscaping, common facilities, neighbouring properties and general upkeep. The downside is that two units in the same block can have very different histories. Waterproofing, air-conditioning, electrical work, plumbing, windows, bathrooms, kitchen condition and evidence of past leaks or ad-hoc alterations deserve more attention than the original brochure. A low asking price can be attractive, but large older apartments can also absorb substantial renovation budgets.

Tenure needs unit-specific confirmation. Thai law permits foreign freehold ownership of condominium units within the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. Kamala Hills listings do not present one uniform tenure label: DDProperty describes the project as freehold, while some current FazWaz resale listings are explicitly marked leasehold. That can happen in the same development, so the listing label should never replace document review. Before paying a deposit, a foreign buyer should see the unit title, the juristic person's foreign-quota confirmation and the exact structure that will be registered at the Land Office.

Rental operation is another point that needs separating from project-wide facts. Some Kamala Hills apartments are currently offered as serviced accommodation through Alexanders Property Management, while a historic Phuket Island Property Services profile lists Kamala Hills among developments it has managed. That shows a genuine history of rental and property-management activity, but it does not establish one mandatory hotel operator for every owner or make short stays automatically permissible for every unit. A buyer planning to rent should check the condominium juristic person's rules, the legal framework applicable to short-stay accommodation, the proposed management agreement and the actual recurring charges. A Booking.com presence for some apartments is evidence of current hospitality use, not blanket permission for every owner to operate identically.

Resale pricing is similarly apartment-specific. PhuketProperty showed a lower current asking level of THB 4.25M when checked on 10 September 2026; PropertyHub had a fresh listing around THB 4.635M, while other major portals were closer to THB 4.8-5.2M at the lower end. Larger penthouses can be priced far above that. The variation is unsurprising in a mature 45-unit scheme: floor, outlook, renovation, furniture, area, tenure and seller urgency all matter. The lowest number is useful as an entry reference, not as a promise that a comparable apartment will be available at that price.

Alexanders Property Management currently manages some units and says it has operated in Phuket since 2007, but that is not evidence that it developed the project.
  • Most current project sources use 2005, often May 2005, as the completion date; an older Phuket.Net profile says the development was constructed in 2006. The registry uses 2005 as the stronger modern consensus and keeps the discrepancy explicit.
  • There is no single open-source tenure picture for every apartment: DDProperty labels the project freehold, while individual current FazWaz listings are marked leasehold. The selected unit's title, foreign-quota availability and registered tenure must be confirmed directly.
