Kamala Beach is roughly 1.5–1.8 km away. Buyers who value a quieter setting may see that as a positive compromise; buyers who want an effortless walk-to-beach lifestyle may not. The estate shuttle helps, but it does not turn the project into beachfront property.

Owners are not buying into a vast gated estate; they are buying a villa within an operating Himmapana hospitality platform that already provides security, local shuttle service, housekeeping and guest support. That distinction matters. For an owner who only spends part of the year in Phuket, an established service layer can remove a lot of day-to-day friction. For someone who wants complete independence, however, the management structure, mandatory charges, letting rules and the owner’s ability to opt out of services become just as important as the floor plan itself.

The project’s own contact page gives the Grand Valley address as 26/84 Bang Hwan Road, Kamala, Kathu, Phuket 83150. It is inland from Kamala Beach rather than beachfront. Himmapana describes the beach as roughly 1.8 km away, while major property portals generally quote about 1.5 km. In practical terms, this is a short drive, not a direct walk-out-to-the-sand location. Himmapana operates a complimentary shuttle around Kamala; its Grand Valley page states service from 9am to 8pm, while other brand pages refer to 9pm. The trade-off is straightforward: the setting is quieter and more removed from the busy coastal strip, but everyday convenience depends more heavily on a car, taxi or the estate shuttle.

The operating website currently presents four villa formats: three bedrooms, four bedrooms, five bedrooms and a larger five-bedroom Plus version. Published total areas run from 297 sqm to 402 sqm. Every format has a private pool, open-plan living and dining space, an equipped kitchen, ensuite bedrooms and private parking. All are single-storey homes, which keeps circulation simple even in the larger villas designed for groups of eight to ten guests. The layouts are clearly designed around indoor-outdoor living: the main room opens to the pool and lounge area, so the pool becomes the visual and social centre of the property rather than a detached amenity at the back of the plot.

Grand Valley is no longer an off-plan proposition in any meaningful sense. The villas are operating, can be booked through Himmapana’s own booking engine, and have accumulated guest reviews on Booking.com and Airbnb. The public timeline is nevertheless inconsistent. FazWaz and several linked project databases label the development completed in January 2024; the archived construction payment schedule points to transfer in October 2024; Himmapana’s current Grand Valley page says the project officially launched in December 2024. The sensible buyer conclusion is not to choose one marketing date and ignore the others. Physical completion is evident, but title registration, building ownership and the actual handover history of the villa being purchased still need to be checked in its transaction documents.

There is a second source conflict around the estate size. Himmapana’s main website and its direct Cloudbeds booking record describe Grand Valley as a seven-villa collection, and seven units are also reported by FazWaz, LivePhuket, Dot Property and other project databases. The dedicated Grand Valley landing page, however, says six. We use seven as the working project count because it is supported by multiple independent sources plus two first-party surfaces, but the discrepancy remains material. In a boutique estate, one unit is a meaningful percentage of the whole. A buyer should confirm the master plan, plot numbering and common-property structure rather than relying on a headline unit count.

Live purchase availability is less clear than the physical project details. Thai Emerald Estates still advertises a three-bedroom villa from THB 24.9M and a four-bedroom villa from THB 27.9M, while the major FazWaz and LivePhuket project pages currently show no matched units. The THB 24.9M figure is therefore best used as a market anchor, not as a promise that a developer unit can be reserved today. Before negotiating price, identify the exact villa, current registered seller, furniture package, land and building rights, and any management or rental agreement that survives the sale. Those items determine what is actually being bought far more reliably than the project’s old launch brochure or a portal’s generic availability flag.
