A completed project is easier to judge than an off-plan one because the buyer can inspect what actually exists: access, parking, the pool, landscaping, security, neighbouring homes and the condition of the selected property. The trade-off is that seven years of occupation create a unit-specific history. Two homes that started with the same layout may now differ materially in renovation quality, air-conditioning, furniture, water systems, owner alterations and maintenance. A buyer should keep building area and land area separate and confirm both against the sale documents instead of assuming that every home carries identical land boundaries simply because the internal plan is similar.
AP Nest’s shared facilities are modest: communal swimming pool, gym, parking, 24-hour security, CCTV and project management are repeatedly listed across the developer material and major portals. That is enough for a small residential compound, but it also makes the quality of operations more important than the length of the amenity list. A viewing should include the pool plant and deck condition, roads and drains, lighting, security arrangements, parking use and the overall standard of upkeep. In a twelve-home community, the management culture and the way owners share costs can have a visible effect on day-to-day living.
The address used by the major databases is 24/7 Moo 1, Bang Wan Road, Kamala, Kathu District, Phuket. This is an inland Kamala location rather than a beachfront site. The developer originally marketed the project as about 1.2 km from Kamala Beach, while FazWaz currently places the nearest beach at roughly 1.9 km. Those figures are not necessarily measuring the same route or destination point, so they should not be treated as a precise commuting promise. Anyone buying primarily for beach access should test the actual journey from the gate to the part of Kamala Beach they expect to use, preferably at realistic traffic and weather conditions.
As of the September 2026 check, the visible resale market includes a three-bedroom, three-bathroom 133 sqm townhouse asking THB 8.3 million. The listing describes two storeys, an 82 sqm plot and pool-facing outdoor access. That is a real market reference, not a developer price list. There is no reason to assume another AP Nest home should transact at the same figure: condition, furniture, outlook, private outdoor space, title package and seller motivation can all move the price. For underwriting, THB 8.3 million is best treated as the lowest currently visible asking-price anchor, with the selected property re-priced after inspection and document review.
Foreign ownership needs more care here than in a registered condominium. Thai law generally prevents a foreign individual from owning land directly, so the house and the land beneath it must be analysed separately. The current FazWaz resale listing states that a foreign buyer may own the structure while the land is leasehold, and it identifies the land document as Nor Sor 3 Gor. That is useful evidence for one marketed property, but it should not be generalised across all twelve homes. Before paying a reservation deposit, the buyer should see the seller’s building rights, the land document, the registered lease, the identity of the lessor, the remaining lease term, renewal wording, succession provisions and any restrictions that affect transfer or future resale.
Running costs also need fresh confirmation. FazWaz currently publishes a THB 6,000 monthly common-area fee and a THB 30,000 sinking-fund figure, but the developer’s own site does not publish a current 2026 schedule of estate charges. A resale buyer should therefore ask the estate management for the latest invoice or fee statement, check whether the selected home has arrears, and ask about one-off assessments for larger repairs. In a small compound, an expensive common-area project is shared among a limited number of owners, so the past pattern of special contributions can matter as much as the headline monthly fee.
The project makes the most sense for buyers who specifically want a finished three-bedroom home in Kamala but do not need a large private plot or a fully independent pool villa. Its scale is easy to understand, the physical asset can be inspected, and the core layout is practical for family use or longer stays. The main diligence burden is not whether the development exists or will be delivered; it is whether the chosen house is in good condition, the common estate is properly run, and the land arrangement gives the buyer the rights they expect. Once those three layers are clear, AP Nest can be compared sensibly with other Kamala townhouses and compact villa communities rather than being judged by its marketing label alone.
