Why this project is worth a look
Inspect the real asset
Skylight Villas is already built and occupied, so a buyer can inspect the pool, roof, finishes, access, land and neighbouring homes rather than buying from a render. That is an advantage of resale, provided the technical inspection is done on the exact villa being purchased.
Private Kamala setting
The estate was conceived around private pools, green surroundings and hill views rather than beachfront density. It can suit someone who wants Kamala with more separation and outdoor space, accepting that everyday transport and private-home maintenance become part of the trade-off.
Real resale choice
Several villas are visible in the 2026 market at very different asking prices. That gives buyers useful comparison points, but it also shows why headline price alone is weak evidence: floor area, plot, renovation, furniture, view and tenure can materially change the value of one home versus another.
Documents beat mythology
Public sources disagree on the original completion date and unit count. That does not automatically make a resale unbuyable; it does mean the due-diligence file should start with the land title, the specific building, encumbrances and the seller's rights rather than treating old project-level marketing data as definitive.
About the project
Skylight Villas is a small private-pool villa estate in the inland part of Kamala, set against the greener hillside rather than on the beachfront. It is firmly a resale proposition today. The houses are already occupied, rented and traded individually, so a buyer is not underwriting construction risk; the real work is assessing the particular villa in front of them. Pool condition, waterproofing, roof and terrace maintenance, access, privacy, renovation quality, drainage and the actual view matter far more than an old brochure. Public listings now show two-, three- and four-bedroom configurations, which also suggests that some homes have been altered or repurposed over time. For this estate, treating every villa as a unique resale asset is more useful than relying on a single “standard plan” for the development.
The project identity is consistent across the evidence: Skylight Villas in Kamala is repeatedly linked to Blue Horizon, both in current portal profiles and in contemporaneous coverage of the developer. The timeline is not consistent. Modern portals commonly state May 2009 and 18 units, yet The Phuket News described Skylight in January 2014 as Blue Horizon's new villa development. A 2016 Dot Property feature gave a June 2013 launch, a January 2017 completion target and 19 planned villas. Separately, a Thai company now named Skylight Villas Company Limited was registered in 2013 and is recorded at 64/199 Moo 5, the same address used by accommodation listings in the estate. That conflict is too material to smooth over, so the register records the project simply as completed while the exact original completion date remains unresolved.

The original design concept was more private-home estate than full-service resort. Contemporary material described stepped levels across the site, private infinity pools, waterfall features, rooftop terraces, gardens, outdoor showers, barbecue areas, European-style kitchens and private parking. Those details help explain why many resale and holiday-rental listings still emphasize pools, mountain views and outdoor living. They should not, however, be treated as a guaranteed specification for every house in 2026. Individual owners may have renovated, reconfigured or removed features, and a resale contract normally covers the actual property and inventory being transferred, not a decade-old marketing specification. A buyer should inspect the physical condition and agree the included furniture and equipment in writing.
The address is in inland Kamala. Multiple accommodation records use 64/199 Moo 5, Hua Khuan Nuea Road, while another villa in the estate is listed as 64/209 Moo 5. Hipflat uses Soi Toh Kied for the project. These appear to describe the same hillside pocket and internal approach, but they are useful reminders not to reduce the location to the word “Kamala”. Depending on the exact villa and mapping source, published distances to Kamala Beach range from roughly 1.4 km to around 3 km. Old promotional claims of a three- or five-minute trip should therefore be treated as marketing context, not a current travel-time guarantee. For daily life, a car or scooter is the practical assumption unless the buyer has personally walked the route from the specific house.
Resale pricing is fragmented. FazWaz still shows inventory from THB 11.9M, including a two-bedroom 110 sqm villa, and another two-bedroom 180 sqm home at THB 12.6M. A more recently listed 2026 DDproperty offer asks THB 16.25M for a three-bedroom, four-bathroom villa with 227 sqm of floor area and a 70 sq wah plot. Other three-bedroom stock is advertised higher again. That spread is not enough to label one house cheap or expensive because the homes vary in size, land, renovation, furniture, storeys and outlook. The sensible use of the THB 11.9M figure is as a search-floor on a portal, not as a valuation. Comparable value should be built from the closest actual villas and checked against title, condition and transaction terms.
For an international buyer, tenure deserves the same attention as the building. Historical project material referred to both freehold and leasehold title, while current resale portals may simply mark a villa as “freehold” without explaining whether that label refers to the land, the building, or the seller's overall Thai ownership position. Foreign land ownership in Thailand is generally restricted, with only narrow statutory exceptions. A villa purchase therefore has to be unpacked into the land title, registered landowner, ownership of the structure, any registered land lease and any other contractual rights. Before a deposit becomes non-refundable, the buyer should see the relevant title deed, verify encumbrances and confirm the lawful structure that will apply specifically to them. A nominee company arrangement is not a substitute for a clear, compliant acquisition structure.

Ownership format
Historical project material advertised both freehold and leasehold title options. A foreign buyer should not read a resale label such as “freehold” as automatic freehold ownership of the Thai land beneath the villa: direct foreign land ownership is generally restricted. For the selected villa, the land title, registered landowner, ownership of the building and any registered lease or other lawful transaction structure must be checked separately.
Home types & sizes
The lowest public asking-price anchor found on the project inventory: a furnished villa with a private pool, hill views and a 210 sqm plot. The listing itself is not recent, so THB 11.9M is best treated as the lower edge of portal inventory rather than proof that the home is still transactable on those exact terms.
A single-storey resale on a 210 sqm plot. The listing specifies a private pool, rooftop terrace, private garden, covered parking and full furnishing. It is useful beyond the asking price because it shows how materially two-bedroom homes in the same estate can differ in floor area and layout.
A more recently listed 2026 DDproperty resale with three bedrooms, four bathrooms, furnishing and a 70 sq wah plot. It is a substantially larger home than the lower-priced two-bedroom stock, which is why project-level price comparisons without unit-level detail can be misleading.
Another three-bedroom resale is much smaller internally yet carries a much higher asking price and a plot of about 343.6 sqm. The listing describes a two-storey home with a private pool and mountain and garden views. It is a clear example of why internal area, land and the quality of the individual asset must be considered together.
This is a snapshot of public resale stock, not a current developer product schedule. Historical Blue Horizon material marketed one-, two- and three-bedroom villas, while current accommodation records also show four-bedroom configurations, which may reflect later alterations or owner-specific reconfiguration. Bedroom count and area therefore need to be checked against the current plan and documents for the exact villa. This is a lower resale-market anchor rather than a confirmed developer price: the underlying listing is not new, while a more recently listed active DDproperty villa is asking materially more. Availability, condition, transaction structure and the final price need to be checked unit by unit.

- The completion timeline conflicts materially. Modern portals commonly show May 2009, while contemporaneous 2014–2016 coverage describes Skylight Villas as a new project and gives a June 2013 launch with a January 2017 completion target. No independent document confirming the final estate-wide handover date was found.
- The unit count also conflicts. Current FazWaz, LivePhuket and DDproperty profiles show 18 units, whereas historical Blue Horizon and Dot Property material referred to 19. The register uses 18 as the current project count, but the reason for the difference is not confirmed.
- Blue Horizon is well supported as the development brand, but the exact legal entity that owned the land and executed the original transfer structure for every villa has not been established from open sources. Skylight Villas Company Limited is registered at the estate address, but that address match alone does not prove its role in each transaction.
