Why this project is worth a look
Space before novelty
The strongest case for Royal Kamala is not that it is new, but that its standard layouts are generous: roughly 57–62 sqm for one bedroom, 77–81 sqm for two, and around 142 sqm for three. That works well for longer stays and real day-to-day living. The trade-off is age, which makes the physical condition of both the apartment and the shared systems a central part of the purchase decision.
A quieter Kamala base
Bang Wan Road places the project behind the coastal strip rather than in it. Buyers looking for a calmer residential setting may prefer that separation; buyers who want to walk out to the beach and restaurants every day may not. Transport is part of the lifestyle here, and the beach shuttle mentioned by project sources should be treated as an operating service to reconfirm, not a permanent entitlement attached to ownership.
A visible resale market
Current sale and rental stock, together with recorded past transactions, gives buyers actual secondary-market evidence to work with. Units can be compared by size, floor, condition and tenure rather than against a single developer price list. That still does not establish future liquidity or yield; a well-priced renovated unit and an over-priced tired unit in the same project can have very different outcomes.
Documents matter most
With a completed 2011 project, construction risk has been replaced by ownership, condition and management risk. A serious review should cover the seller's title, foreign-quota confirmation where relevant, outstanding common fees, current juristic-person charges and planned major works. This is especially important at Royal Kamala because secondary-market records show both Foreign Quota freehold and leasehold units within the same project.
About the project

The core project data is consistent on the points that matter most: completion in November 2011, five storeys and 72 residences. That changes the due-diligence agenda. A buyer is not underwriting a future construction programme; the useful questions are about the selected unit, the condition of the common property, the condominium juristic person's finances, title and quota, and the practical record of management. Current portals show both sale and rental stock, so the project can be judged through real secondary-market inventory rather than launch material alone.
The identity is clear across several naming variants. Royal Kamala, Royal Kamala Phuket, Royal Kamala Condominium and Royal Kamala Phuket Condominium all point to the same development on Bang Wan Road in Kamala. Project sources attribute it to Royal House Holding Company or Royal House Company. A corporate-data service drawing on Thailand's Department of Business Development open data lists ROYAL HOUSE HOLDING CO., LTD., registration number 0105537064226, as a company registered in 1994 and still operating when checked. We found no evidence of separately marketed phases with their own specifications or sales programmes; references to two buildings describe the internal structure of the same project.

The one structural point that does not line up perfectly is the number of buildings. A Phuket Gazette property article published in December 2009, while Royal Kamala was still being completed, described 72 units split between two five-storey buildings. Phuket.Net, Thai Residential and PhuketProperty still describe two blocks. FazWaz, Dot Property and several pages using the same project feed instead call it a single five-storey building while retaining the same 72-unit count. We use the two-building interpretation because it is supported by the contemporaneous report and several independent sources, but a buyer should still check the registered condominium plan. The distinction can matter legally because Thailand's foreign ownership ceiling is measured by aggregate unit area in the relevant registered condominium building.
Royal Kamala's defining practical feature is space. Published project layouts are approximately 57–62 sqm for one bedroom, 77–81 sqm for two bedrooms and about 142 sqm for three bedrooms. Those ranges are not a recent marketing invention: the 2009 construction-era article gave almost the same sizes, around 60, 80 and 140 sqm respectively, and said the top floor of both buildings was reserved for penthouses of up to roughly 151 sqm. The resale market now contains altered or individually configured units outside the neat standard ranges, including a current 152 sqm two-bedroom penthouse. The title deed, registered area and actual plan of the selected apartment therefore matter more than the headline unit category.
The setting is inland Kamala rather than beachfront Kamala. Royal Kamala sits along Bang Wan Road in the green valley behind the village and coastal strip. That gives the development a more residential feel and separates it from the busiest part of the west-coast road, but it also makes transport more relevant to everyday life. Project and agency pages have long mentioned a shuttle to Kamala Beach, although a shuttle is an operational service that can change and should not be treated as guaranteed without a fresh check. Buyers planning to live here for extended periods will generally find a car or scooter more useful than they would in a building directly on the coastal road.
The common facilities are straightforward rather than resort-heavy. Repeated current sources list a communal pool, gym, landscaped areas, parking, a reception or management area, 24-hour security and CCTV; PhuketProperty also lists a lift. The original construction report referred to a clubhouse, landscaped garden and pavilion, and a 100 sqm pool. For a 2011 condominium, the present condition of those assets is more important than the original feature list. Pool equipment, lifts, roofs, exterior finishes, pumps and other shared systems have all had years of use. An on-site inspection and a review of major works completed or planned will tell a buyer far more than launch photographs.
FazWaz and Hipflat currently display a common-area management rate of THB 35 per sqm and a sinking-fund figure of THB 350 per sqm. Those are useful reference points, not a substitute for a current statement from the condominium juristic person. On a resale purchase, ask for the current fee schedule, confirmation that the seller has no outstanding common charges, the fund balance if available, and minutes or notices covering major repairs. An older building with a low monthly fee is not automatically inexpensive to own if reserves are thin. Equally, a special assessment is not automatically a sign of poor management when it is transparently tied to a defined capital project and properly approved.
Royal Kamala is now a pure resale market. On 9 September 2026, FazWaz showed four sale listings. The lowest was a 61.7 sqm one-bedroom unit at THB 4.4M marked as Foreign Quota. Current two-bedroom asks included THB 5.8M for 77.62 sqm and THB 6.2M for 78 sqm, while a 152 sqm penthouse was offered at THB 8.5M. Dot Property likewise showed the lower end at roughly THB 4.4M. A separate 108Siam page displayed a THB 3.6M one-bedroom listing, but that lower figure is not corroborated by the higher-priority current feeds, so it should be checked for live availability before being used as a negotiating benchmark. All of these figures are asking prices, not verified closed-sale prices.
Past transaction data is useful mainly because it shows that tenure varies by unit. Hipflat records several 2023–2025 sales marked Foreign Quota and a 2024 sale marked Leasehold. That is a reminder not to attach one tenure label to the whole project. Under Thai condominium law, foreign freehold is possible only while the statutory 49% foreign quota remains available in the relevant building. The selected unit needs its own title check and a quota confirmation from the condominium juristic person before transfer. If the unit is offered on leasehold instead, the legal and exit profile is different and should be compared on that basis rather than simply against a cheaper purchase price.
Royal Kamala makes most sense for a buyer who values larger rooms, a quieter inland Kamala setting and the ability to inspect a completed property before committing. The trade-off is the normal one in an established resale project: unit quality is not standardised. Two apartments with the same bedroom count can differ sharply in renovation quality, furniture, outlook, moisture history, balcony condition and rental wear. A sensible inspection therefore goes beyond the apartment door. Look at corridors, parking, the pool after heavy rain if possible, façade maintenance, shared mechanical areas and the condition of landscaped spaces, then match what you see against juristic-person records. At Royal Kamala, that project-level reality is more informative than a generic rating or a developer-era brochure.

Ownership format
Secondary-market records for Royal Kamala include both Foreign Quota freehold units and leasehold units. A foreign buyer can register condominium freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the relevant condominium building. The tenure and quota availability must be checked for the specific unit before transfer.
Unit types & sizes
Even the smallest standard format is relatively generous for extended stays. On the check date, a 61.7 sqm FazWaz listing was offered at THB 4.4M and marked Foreign Quota; condition and tenure must still be verified for the specific apartment.
This is the most visible format in the current resale pool. Active listings include 77.62 and 78 sqm apartments, while Hipflat's sale history also contains several two-bedroom units around 78–82 sqm. Penthouses can sit well outside the standard range.
A large family-sized format. PhuketProperty currently shows a 141.93 sqm unit at THB 7.8M; that is the ask for one resale apartment, not a project-wide price for every three-bedroom unit.
The 57–62, 77–81 and roughly 142 sqm ranges recur across several project profiles and align with the construction-era report. Secondary-market penthouses and altered units can fall outside those bands, so registered area, actual layout and price should always be checked unit by unit.
