A simple size ladder

The range is easy to read: 136, 161 and 185 sqm, all built around three bedrooms and two-car parking. Buyers are not choosing between dozens of near-identical plans; they are deciding how much internal space and plot they actually need. That makes the premium for CAYLA or Celine easier to test against real household use rather than an abstract desire for more square metres.

Inspect, don't imagine

The main construction cycle is behind the estate and Q House still shows identified plots for sale. A buyer can judge actual streets, neighbouring homes, the clubhouse and the condition of the selected property instead of buying from renders. The trade-off is that developer stock now coexists with resales, so seller identity and transfer readiness need to be checked for every listing.

Landed Bangkok living

Q Prime is compelling for households that want their own front door, three floors and parking for two cars without moving deep into an outer suburb. The On Nut–Srinakarin road network gives several ways to move through eastern Bangkok. The compromise is transport behaviour: having Sukhumvit 77 in the name does not make this a walk-to-BTS address.

Legal structure first

For a Thai buyer, a townhouse sold with land is familiar. For a foreign individual, it is fundamentally different from a condominium unit. The condo foreign-quota route cannot simply be applied to a plot of land. If the registrable ownership or lease structure is not documented before reservation, the project is not yet a complete foreign-buyer proposition regardless of price or floor plan.

The name can sound more transit-oriented than the address really is. This is not a home on Sukhumvit Road itself, nor is it a short walk from BTS On Nut. Q House places the development about 650 metres inside Soi On Nut 46 and describes access through the wider On Nut, Srinakarin, Sukhumvit 101/1 and Udom Suk road network. Independent project directories put BTS On Nut at roughly five kilometres. In practical terms, Q Prime is an inner-Bangkok landed-home proposition for households comfortable using a car, taxi or feeder trip to rail rather than building every day around walking to a station.

The project is mature enough to be judged as a real neighbourhood rather than an off-plan promise. Q House's legal disclosure records construction starting in November 2019 with expected completion in November 2024, while current DDproperty and ThinkOfLiving project records use 2024 as the completion year. More importantly, Q House still displays named plots with live asking prices, which indicates a direct-sales path remains open even after the estate has reached a completed stage. At the same time, resale homes are already present in the market. That makes seller classification important. A developer-held home, an owner resale and a fully furnished renovated unit may all sit under the same project name but carry very different transfer timing, inclusions and transaction costs.

The standard product line is unusually easy to compare because all three current house types keep the same basic family brief: three bedrooms and two parking spaces across three floors. CHARM is the compact entry point at 136 sqm of living area; the current F18 plot is shown at about 18.1 sq wah of land with three bathrooms. CAYLA expands the internal area to 161 sqm while the currently displayed E38 plot is also about 18.1 sq wah, again with three bathrooms. Celine reaches 185 sqm, with the current F03 plot at about 20.7 sq wah and four bathrooms. The larger homes do not simply add more bedrooms. Q House's design emphasis is on a more generous top-level primary bedroom and more breathing room between family functions, so the decision is about how much private space a three-bedroom household wants rather than how many people can theoretically be accommodated.

The legal project disclosure adds useful substance behind the marketing. Q House states that the allocated development area is 25 rai, 0 ngan and 46.5 sq wah, references Chanote title deeds 1293 and 21132 in part, gives land-allocation permit 136/2562 and says the project land is free of encumbrances. It also says land and building ownership can be transferred within 30 days after the buyer has paid the purchase price in full. For a Thai buyer who is legally entitled to own land, that is a conventional house-and-plot transaction framework. For a foreign individual it is not. The developer's ability to transfer a title does not create a general right for a foreign buyer to register Thai land in their own name, so the legal structure has to be resolved before the commercial terms become meaningful.

Shared facilities are focused on everyday estate living rather than resort-style abundance. The live Q House material confirms a clubhouse with swimming pool and fitness, a landscaped leisure garden with jogging track, CCTV and Easy Pass vehicle access. The Thai project page adds a children's pool zone, play area and magnetic sensors within the houses. For 272 homes, that is a practical mix: somewhere to exercise, a small social focus and controlled entry without turning the estate into an amenity-heavy destination. What is missing from the current public page is equally important. There is no fresh common-area fee schedule and no current detailed reservation or instalment timetable. Those costs and payment steps should come from the latest offer sheet for the selected plot, not from an old project review that may no longer reflect today's sale.

The location works through connectivity rather than walkability. Q House lists Seacon Square, Paradise Park, People Park and Big C On Nut among its shopping references, with Samitivej Srinakarin and Viparam among nearby hospital options. Road access can be distributed toward Srinakarin, On Nut, Sukhumvit 101/1 and Udom Suk, while the project material also points to expressway connections via Sukhumvit 50 and 62 and to the Kanchanaphisek ring road. That is useful for a household whose work, school and errands are spread across eastern Bangkok. It is less compelling for someone who wants to leave home on foot, reach a rail station in five minutes and live directly inside a dense Sukhumvit street scene. The right comparison is therefore with other Bangkok townhome communities, not with a condo sitting beside BTS On Nut.

Current pricing needs one layer of interpretation. The Q House headline still advertises the project from THB 4.99M to THB 9M, but the lowest named home actually displayed on the live project page is CHARM F18 at THB 5.19M. CAYLA E38 is shown at THB 6.29M and Celine F03 at THB 7.19M. The THB 4.99M figure is therefore useful as a catalogue-level promotional anchor, but it is not a confirmed available plot from the page reviewed on 22 August 2026. Current resale listings on DDproperty sit above the developer's cheapest specific home, which is unsurprising in a completed estate where land size, furniture, renovations, row position and seller motivation can produce a wide spread. The acquisition decision should be based on the all-in price of an identified plot and its title documents, not a calculated price per internal square metre.

For a foreign buyer, legal feasibility should come before layout preference. Q Prime is a landed townhouse development, not a registered condominium where the 49% foreign-ownership quota provides a familiar route to direct unit freehold. Thailand's Department of Lands maintains specific procedures for exceptional foreign acquisition of residential land, but those are not the ordinary retail route for a townhome at this price point. The live Q House page does not publish a dedicated long-lease programme for foreign individuals. Before reservation, the buyer therefore needs a written explanation of who will own the plot, what registrable right they receive over the building, whether a land lease is offered for the selected transaction, how long it is registered for and what happens on resale. If those documents are not available, the low headline price should not be treated as a complete purchase proposition.
