It works best for buyers whose routines fit north-eastern Bangkok and who value a house-and-car lifestyle with rail as an additional option.

The most reliable identity anchor is Soi Khu Bon 27 Yaek 7 in Tha Raeng, Bang Khen. Manthana Ramintra–Wongwaen is confirmed as a different estate in Khan Na Yao. We have therefore kept the Wongwaen project’s unit count and historical specifications out of this record instead of filling gaps with data from a similarly named development.

This is a resale decision, not a choice from an original developer brochure. The houses currently visible on the market vary substantially. One four-bedroom house is advertised at THB 5.46M with 205 sqm of usable space on 125.6 sq wah of land; a three-bedroom example is offered at THB 6.2M with 250 sqm on 68.9 sq wah; another renovated four-bedroom resale is marketed with 280 sqm of usable area. Those figures are useful because they show the spread buyers actually encounter, but they should not be mistaken for the developer’s original house-type catalogue. Extensions, secondary kitchens, covered parking, guest rooms and renovation work can make two homes inside the same estate very different assets.

Several independent resale sources consistently describe a shared amenity package including a club area, swimming pool, landscaped communal space, children’s play area, 24-hour security and CCTV. That makes the project easier to understand as a family-oriented gated community rather than a collection of unrelated houses. The practical question, however, is not only whether an amenity once existed. A buyer should check how the common areas look now, what is actually operating, who manages them and what the current common charges are. We did not find a reliable project-wide current fee, so no number has been inserted simply to make the profile look complete.

The setting is suburban north-eastern Bangkok. Access is commonly described through Khu Bon Road, Ram Inthra, the eastern ring-road corridor and Watcharaphon, while Khu Bon station on the Pink Line is the recurring public-transport reference in listings. In day-to-day terms, this is still a house-and-car proposition first: the value of a detached home here comes from land, rooms and residential space, with rail providing an additional transport option rather than replacing road access. We have not copied broker travel-time claims into the project profile. The site’s separate surroundings module can calculate nearby places from the coordinates instead of turning marketing estimates into fixed facts.

The developer identity is unusually clear for an older resale estate. Land and Houses Public Company Limited is a long-established Thai residential developer, with detached housing as a core part of its business. That is useful background, but it does not make every resale house equivalent. Once a project has moved into the secondary market, condition and documentation become property-specific. Roofs, drainage, electrical systems, extensions, boundary walls, kitchens and parking structures may have been altered at different times. A clean corporate name cannot substitute for inspecting the actual house and matching the physical property to the documents being transferred.

Land ownership is the other major distinction for an international buyer. This is landed housing, not a condominium subject to the familiar foreign condominium quota. Thai rules generally restrict direct land ownership by foreigners, apart from narrow statutory exceptions with specific conditions. We did not find a Manthana Ramintra project document offering a foreign-buyer ownership structure. A resale advert may describe a property as freehold, but that does not by itself answer how a foreign individual can legally acquire the land. The land right, building ownership, seller’s title and the lawful structure available to the particular buyer need to be separated and verified; nominee-company arrangements are not a legitimate shortcut.

Asking prices also need to be read through the relationship between land and the house sitting on it. The lowest live example we found combines a relatively large 125.6-sq-wah plot with 205 sqm of stated usable space, while another renovated house on 64.1 sq wah is advertised with 280 sqm. That is not necessarily inconsistent: plot size, enclosed floor area and the quality of later additions are different components of value. A large extension can be useful, poorly executed or difficult to document; a smaller house may offer a better plot, more privacy or easier future renovation. This is why a simple price-per-square-metre comparison is particularly weak for a mature detached-house estate. It blends land, original structure, subsequent works and micro-location into one number. A house-by-house comparison is more informative.

The transaction documents are equally property-specific. A bank-owned home inside the estate provides a precise street address and parcel-level mapping, which helps confirm the location, but it does not prove that every house shares the same title details or alteration history. For a selected resale, the seller’s land document, registered building, later extensions, outstanding estate charges and any applicable community rules should be reconciled with what is physically on site. Those checks are not a warning that Manthana Ramintra has a known defect; they are simply the normal consequence of buying from an individual owner in an established estate. The original developer can explain where the community came from, but the present owner and the property record determine what is actually being transferred today.

The project therefore makes most sense as a pool of real, completed family houses that can be inspected and compared, not as a yield product with a uniform specification. The lowest live public asking-price anchor we found is THB 5.46M, yet the cheapest listing is not automatically the best value. A lower price may come with deferred maintenance, heavy alterations or a less attractive plot; a higher one may reflect a larger site, corner position or substantial improvements. The useful comparison is house against house: title and registered area, physical condition, documented extensions, common charges, street position and renovation budget. Only after those are clear does the asking-price gap become meaningful.
