Why this project is worth a look
Floor plans with distinct purposes
Metro and Grande are principally family houses; Master deliberately separates living from reception and work areas. They are not interchangeable versions of the same floor plan. The useful question is how the household would actually use three levels, not which brochure figure is largest.
Established road connections
Watcharapol Road gives residents access towards Ram Inthra Road and other northern Bangkok corridors. That flexibility benefits drivers, although the junction can be busy and the experience changes depending on where within the estate the house sits.
Shared facilities and a front door
The development combines independently accessed houses with a clubhouse, pool, gym and landscaped space. Those amenities add convenience only if they remain well maintained; current upkeep and management deserve a physical check.
A neighbourhood you can inspect
The streets and surrounding shops are already there. Buyers can assess noise, lighting, neighbours and the actual condition of the offered property. The trade-off is that extensions and maintenance history matter much more than they would in a newly delivered shell.
About the project
There are two Pruksa developments in this part of Bangkok that can easily be confused. This profile covers the older Patio Ramintra, commonly labelled Patio Ramintra (Watcharapol), rather than the more recent Patio Watcharapol–Ramindra marketed from 2024. The earlier estate has 368 three-storey properties, including conventional family townhomes and purpose-designed home-office units. Keeping that identity straight matters when browsing: some resale portals attach advertisements bearing the newer name to the older project page, although the house designs and project totals are different.
Patio Ramintra was already being shown to buyers in May 2017. Pruksa’s own launch register identifies Patio Ramindhra 1/1, comprising 135 units, in its second-quarter 2017 releases. An on-site review from the same period describes an estate of around 34 rai, with 339 townhomes and 29 home-office properties arranged over two phases. The numbers refer to the estate and its initial release, not to an extra 135 homes on top of the published 368. There is no reliable separate specification for the later phase that would justify presenting it here as a wholly independent development.

Think of this as a vertical family home rather than a condo with a private front door. Three levels allow sleeping, entertaining and working spaces to be separated, but they also make stairs part of daily life. A parent carrying shopping bags, a family member with limited mobility, or someone who wants to remain on one level as they grow older may have a very different reaction to the layout from a family that likes having children and adults on separate floors. The original standard designs did not advertise a private lift.
Pruksa offered three principal plans. Metro is the smaller residential option at 175 sqm, with three bedrooms, three bathrooms, a separate family room and parking for two cars. Its frontage is approximately five metres. The family room creates useful flexibility: it can be somewhere for children to play or for somebody to work without occupying the main living space. Changing it into another bedroom is a separate matter, however; the condition and legally recorded layout of a resale house take priority over a photograph of a 2017 show home.
Grande, at 185 sqm, has a different balance of private and shared rooms rather than merely ten more square metres. Its broader 5.65-metre front opens up the living area, and the main bedroom occupies the top floor. That arrangement may appeal to a couple who wants a substantial private suite. It also places the main bedroom away from the smaller bedrooms, which can be inconvenient with young children or someone who needs care at night. Historic summaries disagree on one bathroom count, so treat the actual plan and what is physically installed in the offered house as decisive.
The Master plan was conceived for people who work from home in a much more literal sense. Within approximately 200 sqm, the lower floors were displayed as reception, meeting and work areas, with the principal residential rooms upstairs. Its original headline specification listed two bedrooms, four bathrooms and two parking spaces. A business owner might welcome that separation. Someone simply needing a laptop desk may find it an unnecessarily complicated home. And a developer’s home-office layout is not, by itself, evidence that any kind of commercial operation can be registered or run there.
Plots were originally marketed from around 19.4–20.5 square wah. A square wah is a Thai land-area unit, so those figures describe the parcel, not the usable floor area. These are attached urban houses; their appeal lies in substantial internal space, not a large private lawn. Anyone hoping to keep several pets outdoors, build a garden or add an outdoor dining area should look carefully at the actual corner or end unit, setbacks and existing extensions. Modern resale listings can describe usable areas above the original 175–200 sqm plans because individual owners have made changes.
On the communal side, the original development included a clubhouse, saltwater pool, fitness room, landscaped grounds, a playground and a jogging route. Project reviews also describe controlled entry, CCTV and round-the-clock security. These were part of the estate’s initial proposition, not a certified inventory of amenities operating without interruption in 2026. A buyer should see what the facilities look like now, how busy they get, and whether maintenance fees are sufficient to keep them in reasonable condition. The estate’s present management matters more than its launch brochure.
The entrance is directly associated with Watcharapol Road near the five-way junction, with Soi Ram Inthra 65 providing a practical connection towards Ram Inthra Road. For drivers moving around northern and eastern Bangkok, having several established road options is useful. It does not eliminate traffic. A detailed site visit in 2017 recorded busy local streets and a mix of shophouses, residential projects and shops around the junction. That is still a better starting assumption than an advert promising effortless trips to the centre at all hours.
There can be a real difference between a house near the frontage and one further inside the estate. Shops and passing vehicles occupy parts of the surrounding road, while internal lanes serve the residential rows. Noise, windows facing neighbouring buildings and visitor parking will vary from plot to plot. An end house may have more light or outdoor room, but can also border a service area or an exposed street. Spend some time at the precise row you are considering, ideally during a normal commute period rather than only at a quiet weekend viewing.
Plearnary Mall, Thanommit Market and local everyday services help make Watcharapol a functioning residential neighbourhood rather than a remote housing compound. The Pink Line is now in service, and its Vatcharaphon station sits towards the Ram Inthra Road end of the area. That is a real transport improvement over what the original 2017 marketing could promise. Yet rail access should not be mistaken for a station at the project gates; the road route and the final leg from home to station need to fit the way the household actually travels.
The original estate is a resale proposition today. Home.co.th marks the earlier development as sold out by the developer, while FazWaz records the estate as completed in January 2020. A launch in 2017 and an estate-wide completion date around 2020 are compatible milestones rather than interchangeable ones. The seller of any particular house is now the relevant counterparty. Unlike an off-plan purchase, there may be no standard developer payment schedule or construction milestone to rely on; handover arrangements, included furnishings and the deposit terms are negotiated for that individual resale.
The lowest observed asking price in the listings checked is THB 3.9 million. That advertisement, refreshed on PropertyHub on 9 October 2026, describes a four-bedroom three-storey home with 232 sqm of usable area on a 19.3-square-wah plot. It specifically mentions substantial extensions to the front and rear. The 232 sqm should therefore not be treated as a fourth original Pruksa floor plan. A price comparison against an untouched 175 sqm Metro only makes sense once the nature of those additions, the quality of the workmanship and their documentary status have been established.
Other offers linked to this project run higher, including advertisements around THB 4.69 million and above. These are asking prices, not completed-sale evidence. The listings also need identity checks because online catalogues can mix up houses from the newer 233-unit Patio project with this 368-unit estate. Neither the lowest price nor a beautifully fitted-out photograph is a promise of availability. Ask whether the exact address is still on the market, who is legally selling it, what remains in the house, and which transfer and outstanding estate charges are included in the agreement.
For an overseas buyer, the legal question is more consequential than the floor plan. This is landed property, not a condominium apartment. The foreign freehold quota used for condo units does not apply to these houses, and a foreign national generally cannot take ordinary personal freehold title to the underlying Thai land. A properly documented land lease and separately evidenced building rights may sometimes be considered, but no publicly verified, unit-specific foreign ownership arrangement has been established for Patio Ramintra. A nominal Thai shareholder or owner should not be treated as an acceptable substitute for enforceable rights.
Before placing a deposit, the actual land-title document, seller’s identity, registered mortgages or other encumbrances, and evidence of the building’s ownership need to be reconciled. If extensions have changed the usable area, ask for approved plans and any relevant permissions rather than accepting the agent’s figure at face value. Communal maintenance accounts and arrears matter too: a buyer needs to know whether any unpaid obligations follow the property or need to be cleared before transfer. These are practical transaction questions, not merely legal formalities.
For the right household, Patio Ramintra offers a sensible trade-off: more internal room and separation than a typical apartment, without the burden of a sprawling standalone plot. It is less compelling for someone seeking step-free living, a walk-to-train address, unrestricted land ownership or a predictable short-term investment return. Rental interest and future resale depend on the individual house, its upkeep and the next buyer’s financing and legal options. The value of this development is best judged house by house, not by the reputation of the brand alone.
Home types & sizes
The original narrower-frontage plan, about 5 m wide, includes a separate family room and two-car parking. It gives households an extra communal space without changing the three-bedroom concept, although the layout of an older resale unit may have been altered.
A roughly 5.65 m frontage and a top-floor primary suite distinguish Grande from Metro. Two smaller bedrooms sit below. The extra ten square metres do not explain the whole difference: bedroom separation is the deciding feature for many families.
Originally arranged with work, meeting and reception spaces on the lower two levels and residential rooms above. Two parking spaces were part of the plan. Commercial use depends on the current estate rules and relevant permissions, not just the label “home office”.
The 175, 185 and 200 sqm figures are original developer layouts, not limits on what later owners may have added. Resale advertisements show altered bedroom and bathroom counts and larger usable areas. An old review contains an inconsistent bathroom count for Grande; rely on the actual house and its approved documents. Land-plot area in square wah is a separate measure. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Access is associated with Watcharapol Road near the five-way junction; Soi Ram Inthra 65 is a practical reference when approaching from the main road.
- Road links across northern Bangkok are a benefit for drivers, but peak-hour junction traffic should be tested on the household’s actual commute.
- Plearnary Mall, Thanommit Market and neighbourhood services provide everyday shopping choices without a trip into central Bangkok.
- The operational Pink Line includes Vatcharaphon station towards Ram Inthra Road. Confirm the complete door-to-platform route rather than assuming the station is walkable from the estate entrance.
- Homes near the road frontage and those deeper in the compound differ in exposure to traffic, passing customers and visitor parking.
- The mapped coordinates refer to the original estate entrance as documented by two site reviews; an individual house needs its own plot and address confirmation.

Price & purchase terms
- Current price: From THB 3.9 million in a resale listing on PropertyHub, refreshed on 9 October 2026. This is the lowest observed asking-price reference, not a developer quote; confirm the exact house belongs to the older estate, remains available, and matches the advertised condition, title and terms.
- Completed: 2020
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. Best for: A household that has outgrown apartment living and wants distinct rooms without maintaining an extensive detached-house plot. The extra space brings stairs, multiple levels of cleaning and different supervision needs for children.; A driver whose usual destinations lie across northern or eastern Bangkok. Several road connections may be more helpful than proximity to a single rail stop, provided the actual morning journey works.; Someone genuinely needing a customer-facing work area separate from private rooms. The Master concept was designed around that separation, although current legal and estate restrictions still govern the activity.; A buyer comfortable inspecting an established resale property rather than judging a planned development. The estate offers visible, lived-in conditions and a clearer view of how the neighbourhood functions.; Residents who value a pool, gym and landscaped shared space but prefer a townhouse entrance and more spatial separation than an apartment. They should be prepared to understand the estate’s maintenance arrangements.; may not suit: Anyone who needs step-free daily living, a sizeable private garden or a genuinely walk-to-station address. A three-storey attached house at this location is not designed to meet those priorities.; A foreign buyer expecting ordinary personal freehold title to the underlying land on the same terms as a foreign-quota condominium. That assumption does not apply to a townhouse.; An investor relying on guaranteed rental income or the cheapest online asking price without investigating alterations, title, resale liquidity and ongoing estate expenses..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- which units are free, and on which floors
- the legal entity in the SPA and the payee’s bank details
- the title format and what is registered against the unit
- the selected unit’s contractual handover date in the SPA — the published date is only a reference
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- No plot-specific land title, evidence of the building owner’s rights or registered foreign-buyer ownership structure has been published for the resale houses reviewed. The estate name alone cannot establish these rights.
- FazWaz gives January 2020 as the completion date, while 2017 material confirms the launch and first phase and PropertyHub leaves completion blank. No estate-wide handover certificate was located in public sources.
- Some portal listings for the 368-unit older estate appear to use the newer 2024 Patio Watcharapol–Ramindra name. The THB 3.9 million entry and its extended 232 sqm area need an address, plot-identity and construction-approval check.
